BACKGROUND Recent trends in residential developments have lead to limited space being available for separate clothes washing facilities in many houses and apartments. As a result, facilities for clothes washing that do not meet legislative requirements are frequently being installed in kitchen or bathroom areas, rather than being provided in a separate laundry room or space. This raises health concerns because often the required laundry washtub is not being provided and the relevant waterproofing and plumbing standards are not being adhered to. Now architects, builders and interior designers are addressing the pain points that emerged when our homes became our offices, schools and entertainment venues. It’s a little too soon for completely new model homes to be built that take the new normal into account. Still, incremental changes in floor plans and interior design have been made that point the way to the future. “While there are definitely some design changes we’re making, we also want to be careful of an overreaction to the current situation and design things that don’t make sense 18 months from now,” says Bill Ramsey, a principal with KTGY Architecture and Planning in Denver. “For example, home schooling is a big issue right now, but we don’t see that as a long- term need so we’re not designing homes with a school room as part of the floor plan,” he adds. “Instead, we’re focused on flexibility so that there is a place to do virtual school in the short term that can work for some other need in the future.” Dining room conversion Just as we’ve learned to pivot and adjust to a new way of living, so have our homes.     BRANDYWINE OCCUPANCY RULES AND REGULATIONS These rules and regulations are a binding part of your lease. A violation of any of these rules may be considered a failure to honor your lease obligations, and consequently, you may be considered in default and subject to legal action under the lease and the law. 1. RENTAL PAYMENT - Rent is due on or before the first day of each month. Checks should be made payable to SNOW ASSET MGMT., INC for the full amount of rent. We prefer to receive the rent in the form of a single payment. Failure to pay all rent as due will expose all tenants in the apartment to eviction proceedings, and consequently, you will be subject for payment of Landlord’s legal costs and fees. Please make arrangements well in advance to see that rent is paid in a timely manner. Rent is preferred in the form of a check or money order. Cash is strongly discouraged. Also, please be sure that your apartment number is clearly written on your check to help us properly credit your rent. 2. A mom, dad, three young boys, and dog are busy with work, play, school, sports, homework, crafting—and, yes, barking at squirrels. So when the couple built their new house, they added a family-friendly mudroom and a laundry room close to the kitchen. They asked the designers—Caroline Tyler DeCesare and Nicole Grkovic—to make sure the combined spaces would help keep the family organized while displaying the same cottage charms as the rest of the house. The two rooms, which are separated by a pocket door, share the same color palette and materials. White Shaker-style cabinetry, open shelving, and shiplap paneling set the cottage tone, while glazed terra-cotta floor tiles guarantee that spills are quick to wipe away. A large limestone- topped work cart serves as the storage centerpiece in the laundry room, and hooks, cubbies, and baskets corral gear going in and out of the mudroom.
