    ADVISORY NOTICE 04/18 BUILDING Advisory Notices are issued to assist in the interpretation of the Development Act 1993 September 2018 TECHNICAL: Laundry facilities in residential buildings This Advisory Notice provides information about installing clothes washing facilities in kitchen areas of Class 1, 2 and 4 buildings. BACKGROUND Recent trends in residential developments have lead to limited space being available for separate clothes washing facilities in many houses and apartments. As a result, facilities for clothes washing that do not meet legislative requirements are frequently being installed in kitchen or bathroom areas, rather than being provided in a separate laundry room or space. This raises health concerns because often the required laundry washtub is not being provided and the relevant waterproofing and plumbing standards are not being adhered to. DISCUSSION The relevant performance requirements for health and amenity in the National Construction Code (NCC) require the following for Class 1, 2 and 4 buildings- laundry facilities or space for laundry facilities and the means for sanitary disposal of waste water from those facilities to be provided in a convenient location within or associated with the building to enable occupants to carry out laundering; and food preparation facilities that include a means for food rinsing, utensil washing and the sanitary disposal of associated waste water; a means of cooking food; and a space for food preparation; and protection for wet areas of bathrooms, laundries and kitchens to prevent- o water penetrating behind fittings and linings or into concealed spaces which could cause damage to building elements or create unhealthy conditions; and o accidental water overflow penetrating adjoining rooms or spaces; and o water accumulating on floors of laundries and bathrooms that could cause unhealthy or dangerous conditions.

    Real Estate How the pandemic has put flexibility front and center in home design By Michele Lerner September 17, 2020 Six months ago the coronavirus pandemic turned the entire nation into homebodies. Now architects, builders and interior designers are addressing the pain points that emerged when our homes became our offices, schools and entertainment venues. It’s a little too soon for completely new model homes to be built that take the new normal into account. Still, incremental changes in floor plans and interior design have been made that point the way to the future. “While there are definitely some design changes we’re making, we also want to be careful of an overreaction to the current situation and design things that don’t make sense 18 months from now,” says Bill Ramsey, a principal with KTGY Architecture and Planning in Denver. “For example, home schooling is a big issue right now, but we don’t see that as a long- term need so we’re not designing homes with a school room as part of the floor plan,” he adds. “Instead, we’re focused on flexibility so that there is a place to do virtual school in the short term that can work for some other need in the future.” Dining room conversion Just as we’ve learned to pivot and adjust to a new way of living, so have our homes. Now architects are taking into account the way people are using their homes to make new designs more relevant. “Flexibility is key,” says Bob Zuber, an architect and partner with Morgante Wilson Architects in Chicago.

They asked the designers—Caroline Tyler DeCesare and Nicole Grkovic—to make sure the combined spaces would help keep the family organized while displaying the same cottage charms as the rest of the house. The two rooms, which are separated by a pocket door, share the same color palette and materials. White Shaker-style cabinetry, open shelving, and shiplap paneling set the cottage tone, while glazed terra-cotta floor tiles guarantee that spills are quick to wipe away. A large limestone- topped work cart serves as the storage centerpiece in the laundry room, and hooks, cubbies, and baskets corral gear going in and out of the mudroom.
