1. The design and specification of the proposed replacement window unit on the front elevation annotated on the Proposed Elevation drawing are NOT approved by this permission.

Before any alterations commence on the exterior of 8 the building, the following details shall have been submitted to and approved in writing by the planning authority;

(a) a specification for the design and dimensions of the window unit to be installed on the building. The unit shall be timber construction and include scaled details of the frame size and profile. The details shall include scaled cross sections of the unit to be installed showing details of the dimensions of the window reveal and jambs.

(b) further to (a) above, the details shall incorporate design proposals to remove or reduce the depth of the timber board shown in front of the upper section of the existing window unit, and include similar design proposals for the existing boards installed on the adjacent window and door openings.

(c) a scaled specification for the design, materials and finishes of the altered window opening, including the detailing of the margin, the cill and any external areas of wall that would be altered.

(d) details of the colour and finish of any areas to be repainted on the shop front to accommodate the works.

Thereafter, the development shall be implemented in accordance with the approved details.
