The only property that was sold was the 152-room Carlo IV hotel, purchased by COVIVIO as part of a €487 million deal for a 8-hotel portfolio from Varde Partners. While this deal was agreed before the COVID-19 Trends outbreak that had a notable impact on investment activity, the sentiment remains somewhat positive with at least one deal expected to close later this year. So far there is no evidence of COVID-related yield change, however, some upward pressure is expected given the increased uncertainty and restricted Prime Yields access to financing. Nevertheless, the relatively high number of investors looking for opportunities and lack of assets on the market should prevent any major change. Market Due to COVID-19, RevPAR fell by 81% to €14 in the first 9 months of 2020. This was primarily driven by a significant drop in occupancy to 21% (down by Performance 73%), as well as a decline in ADR by 27% to €67. While there were some signs of recovery during the summer months, performance began to decline again in September, setting a muted outlook for the rest of the year. Using knowledge of general development and knowing the basic triad of concentration characterized by the triadic measure of chaos, order, and choice (chaos—order— choice), we will try to unify the dualities of (1) system – deci- sion, (2) city – human, and (3) order – chaos. In the first part of this book, we will therefore focus in detail on the essence of decisions and the process by which deci- sions are made: also known as decision-making.
