The construction manager for the Briarwood Elementary replacement school (17) project worked diligently over the last month to enclose the building. The exterior metal studs and sheathing were installed on the two-story classroom wing. The metal decking was installed with only a couple areas to complete. The roofing contractor mobilized to begin installation of roofing materials on the classroom building. Interior metal studs and CMU continued throughout the building. The media center slab was completed allowing the remaining structural steel to begin. Overhead and in-wall mechanical, electrical and plumbing activities continued. The 45-classroom replacement school is scheduled to be occupied in August 2021. Upon completion, demolition and remaining site work will commence and be completed in 2022 The construction manager for the Montclaire Elementary School (17) continued with the final closeout activities of the new building. The remaining debris from the demolished building was removed from the site. New storm piping was installed and grading operations started. The new 45-classroom elementary school building has been occupied by the Principal and staff and is available for students as scheduled. Demolition and remaining site work will be completed in spring of 2021. The New Elementary School (Nations, Sterling, Steele Creek Relief) (17) construction manager began spray foam and brick veneer on the exterior of the classroom wing. This work will continue around the building until complete. The roofing contractor continued with installations throughout the project in a push to completely dry in the building. Interior stud and CMU walls continued in all areas followed by mechanical, electrical and plumbing. Overhead MEP stayed on schedule and will continue. Some strategic locations of landscaping were installed outside the curb line. The new 45-classroom relief elementary school is scheduled to be occupied August of 2021. The construction manager for the New High School Olympic Relief (17) poured the classroom wing and locker room slabs. The steel for one classroom wing started and should be complete mid-January. The roofer mobilized and began installations on the kitchen/cafeteria building. The elevated slabs of the common space were poured. Mechanical, electrical and plumbing overhead and underground work continues in areas throughout the facility that were available. The site work contractor continued final grading in areas that receive paving while working on the underground utilities. The 100-classroom relief high school is scheduled to be occupied in August 2022. The New K-8 Language Immersion North (17) construction manager continued installing finishes. The final paint and hard tile in the classroom wing bathrooms is being completed and bathroom fixtures are being installed. The wood doors and casework are also being installed at the classrooms. The electrical contractor is installing the light fixtures. The wood gym floor is down and bleachers are being installed. The temporary storm water pond is being converted to the sand filter for permanent use. The Hambright Road improvements have been scheduled with local underground utility contractors to relocate existing lines as needed. The project is scheduled to be occupied August 2021. The construction manager for the Sharon Elementary School Building Addition (17) has installed the roofing membrane and are focused on the framing for window openings so temporary coverings can be installed. The brick veneer is being installed on the south side of the new two story classroom wing. The cafeteria expansion has progressed as well with roof joist being completed and roof to follow. The recent rains have kept the site contractor busy with erosion control and providing temporary access road maintenance. Occupancy of the 16-classroom addition is scheduled for August 2021. December 2020 Page 2 Program Overview The construction manager for the South Academy of International Languages (FNA New K-8 Language Immersion South (17) is working diligently throughout the building with multiple trades on site. The installation of finish paint, ceiling grid, casework and flooring installations are ongoing throughout the building. Trim-out of the MEP (mechanical, electrical and plumbing) are continuing and the permanent HVAC system is up and running. Sidewalks, final paving and canopies were installed. The project is scheduled to be occupied August 2021. The West Charlotte High School (17) construction manager continues with load bearing masonry and the installation of structural steel framing. Roof joists have been set in some areas allowing roofing to start. The in-wall rough-ins continue as walls are placed and above ceiling rough-ins for mechanical and electrical have started. The plumber has also been busy with sanitary sewer and supply piping. The athletic buildings are also progressing with load bearing masonry walls. The site contractor is preparing the parking lot area for paving. The project is scheduled to be occupied August 2022. Once the new school is occupied the existing school will be demolished and final site work will take place with final project completion in August 2023. The West Mecklenburg High School Gym (17) construction manager continues with load bearing masonry for the gymnasium. The concrete floor slabs have been poured at the lobby and locker rooms and the structural steel bar joist will follow as areas are prepared. The below grade piping is completed in most of the building. The recent rains have kept the gym floor area wet, so focus will be on getting this area dried out for floor slab installation. The site contractor has completed most of the below grade storm water piping. Occupancy of the new gymnasium is scheduled for August 2021 the existing gym will then be used as an auxiliary gym. DESIGN AND BIDDING The following is a summary of the activity on the bond funded projects in design and bidding phase during the month of December. The CTE projects (17) at Harding, South Mecklenburg and Olympic continue to progress in the construction document phase. The Harding project construction document deliverable was submitted to CMS and LUESA for review comments. The Harding project consist of renovations to existing classrooms in the auditorium building to develop a suite of technology classrooms. The Olympic and South Mecklenburg High School construction document submittals will be begin their reviews in January 2021. The project at Olympic includes electrical up fits to the existing carpentry lab which expands the curriculum to include demonstration learning booths for plumbing and electrical trades. The project at South Mecklenburg consist of renovating the old kitchen area into a culinary arts lab and classroom. Occupancy for these projects is scheduled for January 2022. The East Mecklenburg High School (17) project has achieved building permit approval by all local and state authorities. The construction manager continues to progress in developing their procurement documents in preparation of the bid phase in January 2021. Final GMP negotiations and BOE approval is scheduled for March 2021. The project is scheduled to completed and available for occupancy in August 2022. The Garinger High School Addition/Renovation (17) and CTE projects have moved into the construction document design phase. The project has received final approval from the Mecklenburg County Historic Commission. In January 2021 the architect will submit civil drawings for City Engineering review and approval. The project team has coordinated the projects phasing plan with the school Principal to limit impacts to the occupied facility and maximize efficiency of the new building. The project’s scope consist of a new 2-story building with 16 classrooms, utilitarian spaces and circulation corridors. The design also includes modifications in the existing 300 building. The project is scheduled to be completed for occupancy in August 2022. December 2020 Page 3 Program Overview The Lansdowne Elementary School Replacement (17) project has progressed to the bid phase. Bidding and GMP negotiations are scheduled for January 2021 followed this BOE review and approval in February 2021. The new school is scheduled to occupy in August 2022 and will be followed by the existing school demolition and site improvements. The New Elementary School (Bain, Lebanon, Piney Grove Relief) (17)
