This is the second year in a row that the golf course has been so honored. We thank everyone in the community who voted for us and look forward to your next visit. Without your continuing support and the hard work of our dedicated employees, we wouldn’t be accorded this recognition. Happy New Year! AGYC Foremast January 2019 Report from the GM—Claire Richmond 360-898-2560 [email protected] Hello Alderbrook Family & Friends, Although 2018 will go down in the AGYC record books as year of great accomplishments, we welcome 2019 with excitement! Our passion for building a strong community continues as we remain focused on member communication, well-maintained common areas and meeting financial goals. Our AGYC departments are in full swing attending to projects and improvements preparing for the terrific year ahead. After a quick recovery from holiday hustle and bustle, we hope you will join us for some interesting community activities filling our January calendar. Demonstrating the Board of Director’s commitment to member engagement, we begin the new year with a Saturday Board meeting on January 19 at 10am in the Clubhouse. Then, on Thursday, January 24, stay tuned for the next edition of the Not-So-Newly-Wed Game, once again hosted by Kayla Arevalo in the Business Office. Enjoy a hilarious evening of dinner entertainment observing member couples taking on relationship questions and proving how well they know (or don’t know) each other. Supporting and staying connected to the outside community is something AGYC is known for. Our new monthly Community Care Luncheons highlight local organizations providing needed services throughout our region. Join us Saturday, January 26, from 12 to 1:30pm for presentations by Shelton Adopt-A-Pet and Habitat for Humanity. Lunch, a delicious soup and sandwich combo, is $10. Everyone is welcome to attend! Please stop by the Clubhouse when you can. We look forward to seeing you soon! Happy New Year! Claire Tree Removal Back 9 Cart Path Paving Project There are 25 trees currently marked for potential removal for the Back 9 Cart Path Project. Additionally, seven (7) trees are also marked for removal for paving needs at Hole #4. Your Board of Directors would like to invite you, the members, to look at the trees and provide them with feedback. Please provide your feedback to any of the Board members either in person or via email. Since non-golfers are not allowed to walk on the golf course, including on the cart paths, when the course is open for play (dawn to dusk), non-golfers who wish to review the trees marked for potential removal are encouraged to do so in a golf cart. The purpose of this rule is to protect non-golfers from being struck and injured by errant golf balls during play. 2 AGYC Foremast January 2019 AGYC Board Meeting Summary A copy of the complete Board minutes, along with all reports submitted at the meeting, can be seen on the AGYC website or in the Business Office. Your AGYC Board met on Monday, December 17, 2018, at the Clubhouse and took action on the following: • Approved Dennis Flannigan as a new member to the Building and Architectural Committee. • Approved paying up to $600 from AGYC for the MacEwen/AGYC Boundary Line Adjustment at Lot 31, 12th Hole Tee Box. • Accepted the Reserve Study Update, Report #22434, for period beginning June 1, 2019, to May 31, 2020. • Considered a bid from Skookum Construction LLC dated December 17, 2018, with three options for repair/ replacement of the Annex Deck (an item approved in the 2018 reserve budget). After discussion, the Board approved Option 2, a Saddle Brown Trex Deck, for $28,971.15, plus tax, and moving the funds from the Reserve to Operating Funds was approved. Option 1, offering a different color scheme, and Option 3, a smaller 16x15 Deck, for $22,478.36, plus tax, were rejected. • Accepted the Zero Tolerance policy, revisions to Policies 1.3, 4.1, 9.0. • Approved the ESA INC. Contract for Professional Services, Contract Addendum No. Three dated November 26, 2018, and approved moving $6,700 from the Reserves to Operating funds to pay ESA INC. • Accepted the lot purchase offer for Parcel 32109-50-00035 on 190 E Hemlock Lane via the Summer 2018 Incentive Program. The next Board Meeting will be held on Saturday, January 19, 2019, at 10am at the Clubhouse. The standing-room only crowd of approximately 50 members actively participated in the lively discussions. Several topics were covered and discussed: • Roads and Drainage: Questions were asked about the completed drainage work on Vine Maple Lane between Manzanita Drive and the golf cart crossing between #13 and #14. Several members commented that puddling is still occurring at the intersection with Michelle Drive. It appears that the eastern-most drain is higher than the surrounding road and the pothole has reappeared. However, overall, drainage much improved. [Note: The puddling will be resolved in the spring with grading and paving.] • Hole #2: A member asked about the possibility of a bridge crossing for the new hazard area that runs most the length of the fairway on Hole #2. A member asked about the possibility of registering member autos, or having decals to identify member autos, based on concerns about the string of gas siphoning and auto damage. Newly-retired emergency responder Andy Hanke emphasized that calling 911 is a more effective way to address security concerns and urged all members to call 911 for any security issues. There was also support for reviving Neighborhood Watch. • Speed Limits and Speeding: What about a “slow down” sign on Jack Pine Lane between Vine Maple and Paintbrush Lanes? Vehicles seem to speed unnecessarily around the blind corner. Can we request the electronic radar sign from Mason County to remind AGYC members, contractors and visitors to slow down? Another suggestion was a lighted speed sign detector, similar to signs on Hwy 106. A member estimated the cost at $3,500. Another suggestion was to lower the speed limit to 20 mph. Finally, the consensus of those members attending the Town Hall was that, with all the new construction, it is time to address speeding by contractors. [Note: AGYC has reserved the Mason County Sheriff Office’s portable radar for this spring and will meet with the Sheriff’s Office for direction on implementing future security measures in the HOA.] • PUD #1: Can we check on the possibility of refurbishing the water tank located on Vine Maple at the Composting Center similar to the work completed on the water tank on Westwood Lane? • The Wickiup: A member group is collecting donations to buy a small climbing wall, with assistance from the GM. AGYC will track the details, such as size, placement and liability, as the project proceeds. Resolutions are being proclaimed, and next up is making a plan to succeed. We had to postpone our December Fireside Chat. It has been rescheduled for Wednesday, January 16, at 4pm. It will last about two hours depending on the depth of the conversation. We will focus on how to set up your plan to succeed in bettering your golf game.
