UDA, Bank Muamalat Embark on Property Ownership Campaign New Straits Times April 1, 2021 UDA, Bank Muamalat embark on property ownership campaign UDA Holdings Bhd (UDA) enters into a memorandum of understanding (MoU) with Bank Muamalat Malaysia Bhd (Bank Muamalat) to promote residential and commercial property ownership for Malaysians. KUALA LUMPUR: UDA Holdings Bhd (UDA) has entered into a memorandum of understanding (MoU) with Bank Muamalat Malaysia Bhd (Bank Muamalat) to promote residential and commercial property ownership for Malaysians. UDA president and chief executive officer Mohd Salem Kailany said with the MoU, the company will develop 14 residential and commercial property projects throughout Malaysia. Salem said UDA and Bank Muamalat will assist more people in owning a property through a Smart Mortgage-SJKP and Smart Mortgage SRP for first time home buyer schemes offered by Bank Muamalat. "In line with efforts to empower people from all walks of life and entrepreneurs to own properties in residential and commercial sectors, this MoU will reach out to more people so that they can afford to own a home through the scemes," he told the media at the signing of the MoU today. Bank Muamalat head of consumer banking division Zury Rahimee Zainal Abiden said the bank will provide end-financing to potential buyers for property projects developed by UDA throughout Malaysia. Zury said this involves housing and commercial development projects of various phases including affordable homes and waqf projects. "We aim to disburse RM1 million of loans to homebuyers by the end of this year through our Smart Mortgage-SJKP and Smart Mortgage SRP for all projects developed by UDA," he said. Bank Muamalat and UDA would hold conferences, seminars, roadshows, talks and marketing events nationwide in an effort to promote and share information related to financing packages and properties offered. The housing development and commercial projects offered by UDA are Legasi Kampung Bharu Residence, Akasia Jubilee Residence and 38 Bangsar Residence Kuala Lumpur. Meanwhile, UDA also offers elevate commercial unit and Evoke Condominium in Seberang Perai and Crescent Dew bungalow at Bertam, Kepala Batas, Penang, Pisonia Ville and Rossa Terrace in Bandar UDA Utama, Johor Bahru, Coast Commercial Centre at Kemaman and Sarai bungalow at Kuala Terengganu Golf Resort in Terengganu. Email: [email protected] ABSTRACT The concept of Housing Partnership Equity Trust, which derived from United States Housing Market, has effectively provided home to middle-income and low income people. Adopting to this concept, this research intended to explore an alternative home financing which can be used in financing houses at an affordable price. The main objective of this paper is to determine the pull and push factors in implementing Islamic housing partnership equity trust (HPET-i) as a home financing alternative in Malaysia. Using the concept of waqf and Islamic REITs, this research proposes the framework for developing HPET-i based on the identified pull and push factors. Two case studies on waqf development in Penang and Selangor are used to provide better understanding on the use of waqf in real estate market. This research provides evidence that in developing HPET-i for affordable mortgage financing, policymakers need to consider the existing policies, trusts or regulations which can contribute to the success of implementing this new Islamic finance product into housing market. In conclusion, our analysis suggests that HPET-i has the potential to be developed into a more effective home financing product. Nevertheless, more in depth analysis needs to be carried out in order to ensure its suitablity and successfulness.
