Located in Vila Leopoldina district on a contemporary way of living , this 70 m2 loft belongs to a young musical and advertisements actor. His modern lifestyle reflects the concept of an integrated loft, whose social and intimate areas are separated only by a curtain, which also refers to s theatrical scene. The rhythmic grid of original steel ceiling beams is revealed through a light sculptural cladding of illuminated white plaster. No ductwork interrupts this undulating surface; climate systems were carefully designed to disappear beneath the raised walnut plinth that defines the private and bathroom area. The graphic, sensual, and highly articulated material palette includes Brazilian Walnut flooring in the bedroom area, with honed concrete in the living area, and honed Botticino marble in the master bathing suite. A satin-finished stainless steel wall wraps the entry, giving way to seamless white plaster walls spatially stenciled with reveals at the ceiling and floor. Lounge furnishings by B&B Italia and Maxalto add contemporary warmth. Hovering above a 14-ft dining table crafted from a single plank of aged Bubinga, the customized Swarovski Blossom chandelier reverberates within the loft’s planar geometry.

This house with a “lofty” soul and “Green” heart redefine what transparency and spatial openness means to designers and homeowners. Modern interiors were inserted within the existing industrial space, creating a space for casual living and entertaining friends. The exterior walls of the building were left intact, while the interior walls were changed to accommodate the client’s aspirations and requirements. The main organizing principal is that the common spaces flow around a central core of demised function like a donut. These common spaces include the kitchen, eating, living, and dining areas, lounge, and media room. The two bedrooms, bathrooms and office are enclosed within the inner core. Key materials include the existing concrete, painted sheet rock, wide plank walnut floors, and stainless steel.

Warren Mews Loft Photography: Philip Vile The three terraced mews house was formerly used as an office building before our client Mike Penn bought it in 2012. Mike, a well-known fashion/portrait/ horse photographer (“Best Horses in The World”), asked TG Studio to transform the building into his London home and studio office. Now the accommodation comprises: ground floor, studio/office space with and guest bedroom with en-suite; first floor, large full width entertaining space featuring kitchen, dining and living area; second floor, large master bedroom with en-suite and walk in wardrobe. The house was stripped down to its structural walls and , and reinstated as a new modern home. All of the external walls and roof were insulated and all windows and doors replaced. Some of the windows were extended to the floor with external Juliet .

The existing space was a commercial/industrial loft space of about 3000SF/300 m2. The historic front and back industrial windows define the large loft feel. In order to emphasize these and to allow light and views into the 100’ deep building, we kept the space very open front to back. Three 8 foot tall freestanding volumes arranged down the center of the existing space define the different program areas. The first volume is an aluminum bookcase we designed to hold the owner’s collection of traditional Korean trunks. The bookcase separates the living, dining and kitchen areas from the . The side of the bookcase facing the living room is deep and is designed specifically to house the trunk collection. The side facing the study has more dense and shallow shelving for books. The second volume contains a built in desk area facing the study and a closet on the other side. Two hidden doors allow the corridor between this volume and the third volume (the walk in closet) to be closed off. The third volume contains the other side of the large walk-in closet and the master bathroom. The bedrooms and bathrooms are lifted on a rough stone platform about 16" above the rest of the floor. The Master bedroom can be separated into two bedrooms using a full height sliding wall.

The freestanding volumes create two slots of spaces that run from the front of the building to the back. These provide a continuous view through the entire depth of the apartment and function as corridors linking the different areas of the apartment. The corridor/slot on the south side provides an informal passage between the living room/ study / master bedroom closet/ master bath and master bedroom. The length of this slot through the full depth of the building is emphasized by two continuous wall mounted lacquer boxes that function as display shelves and contain concealed storage drawers and concealed shelves.

Marco Dellatorre designed this 5-meter- high loft in an old metal factory in Milan. His goal was to pay homage to the original industrial use of the building while avoiding minimalism and preserving the open plan. Dellatorre's love of experimenting with innovative materials and finishes is on full display in the living room. The glass stairs add an unexpected lightness, and he used oxidized copper films to achieve the appearance of the wall behind the sofa. This home exemplifies what he means

Loft aesthetics seemed to be the best solution for this apartment located in a historical building in the city’s old commercial district named Podil. After removing a gypsum plaster layer, an old brickwork with striking metal channel bars was revealed. The finds were restored, covered with protective polish and left unaltered to serve as genuine decor elements. Ordinary white plaster, decorative concrete panels and wooden planks were also used to decorate the place. The floor was covered with textured solid toned oak. Following contemporary trends, the designer team decided to turn the place into a spacious guest area with a living room, a kitchen and a dining room, backed by a children’s room and a separated ensuite bedroom with a big balcony, which houses a bathroom and a tiny makeshift study. Makhno Workshop original objects share the space with modern classic furniture by Minotti, while industrial lighting alternates with designer fixtures. One of the unique objects peppering the place is a faux mantelpiece, a concrete replica of a historical piece the owner spotted at a Sotheby’s auction.

The other side is a wood and glass system that sets off semi-private spaces. The glass, which functions as a partition between the semi-private spaces, is two-layered, encasing a semi-transparent fabric that allows natural light from large windows at the west wall to penetrate the interior space. The small den, which is equipped with a home theater system, is enclosed in glass, with glass sliding doors that allow private TV and movie watching.

Finding room for the book collection was solved by designing a “double loaded” bookshelf system that can be accessed from both sides. The books are lit with under-shelf, recessed linear lighting. The guestroom is separated to allow privacy. The sitting/TV space can transform into a second guest room by opening the sofa bed and drawing curtains over the wood-and-glass enclosure. The result is a highly efficient, planned space that provides for the clients’ needs and is also luxurious and meticulously detailed.

The materials that were used are pure, sober, functional and budgetary; concrete on the floor, the original wooden floorboards off the church as cladding for the “Stairway to have fun”, stainless steel kitchen elements, a hard glass partition to retain openness, white stucco (for making the space light inside) and strategically chosen red accents. This project shows great passion, humor, respect, love and creativity. Conceived as an open loft with a play of natural light and located on a two and a half acre hillside surrounded by a pristine national park in the Hudson Valley, this 1960’s log house was completely renovated by TAKATINA LLC. The shift of the natural light in the space throughout the day and year is the focus of the design while new black stained cedar siding maintains traditional yet clean architectural expression. Large penetrations are carefully studied and placed to capture the morning light and the dramatic sunsets. The main area features a 14’ high cathedral ceiling with an 18’ X 4’ north facing skylight which disperses a soft glow throughout the day while the south facing ribbon of windows provides a panoramic mountain view. New douglas fir gluelam beam creates a play of light and shadow on the existing re-stained oak floors. A custom industrial metal stair, which accesses a sleeping loft above, floats weightlessly within the space. The palette of white painted sheetrock walls and dark stained floor, posts and beams creates a calm contrast. This simple palette and exposed framing are inspired by the Japanese “Minka”, a traditional farmhouse-style that originated in the early 1600’s. The existing wood burning fireplace was modernized to conform to the serene feel of the house. Elegant in its simplicity, it is perceived as a penetration in a white painted floating plane with no surround, mantle or detail. The slate hearth is installed flush with the existing wood floor for a seamless integration. For the kitchen, powder and shower rooms, an 18’ long freestanding wall was installed to separate these functions. Walls and floor are fully sheathed in a monolithic Italian grey porcelain tile which is juxtaposed against the existing “raw” wood ceiling to create a modern loft atmosphere.

The first is the main floor, and it lodges the big space of the living room and kitchen, the main bedroom, the children bedroom, three bathrooms and the launderette. This inspired a much characterized project that respected as much as possible the original aspect of the site. This has been done by the choice of the materials and the furniture. This, together with the use of the slate (bathrooms and kitchen), original bricks (living room walls) and iron (spiral staircase), gives to the project a taste that remind on the old industrial use of the building. The choice of the furniture, many of which have been specifically designed and realized by skilled artisans for this loft, is a mix of modern and old, that gives the house a slight taste of “shabby chic” style.

Two separate apartments were combined to form a large 4000 sq. ft. loft in a landmarked building on Bond Street. The concept was to create an environment which was luxurious in materials yet somewhat informal in layout. The main living space contains the kitchen, the dining area, the living space and the library. The areas are distinct but they flow together seamlessly in the open floor plan. The exhibits a supremely comfortable environment infused with an atmosphere of effortless cool. A muted palette of grey and natural tones was chosen for the floors, concrete wall and contemporary furniture.

172 173 This apartment is located on the top floor of a 1815 Neoclassical style building in the old quarter of Bilbao. In spite of its fairly small surface, 65 m2, it was heavily compartmentalized before the renovation work was started. Its most enticing features were a charming 20 m2 terrace and the possibilities offered by the unused space between the false ceiling and the house roof. The reform project sought to articulate the day zone around a central open space by eliminating the false ceiling and exposing the beam structure of the roof. This space comprises the kitchen, living and dining room, directly connected with the terrace, as well as a bathroom, dressing room and a small . Mikel Larrinaga designed a 20 m2 mezzanine, conceived as a glass case holding a sleeping room and bathroom. This structure rests on four wooden pillars, which the designer reinforced with iron angles. The old perimeter walls and ceilings were insulated in order to provide the house with increased acoustic and thermal comfort. As a unifying element, white surfaces act as a neutral background for the owner’s art collections. Floors are massive oak throughout, except for the porcelain tiles in the main bathroom. For the vertical faces in both bathrooms, Mikel Larrinaga opted for washable vinyl wallpaper. For decoration, the interior designer masterfully combines industrial and vintage items with antiques. The result is a two-floor loft with terrace, a true oasis in the midst of the hustle and bustle of the Bilbao old quarter.

Identical spaces for different inhabitants with similar lives but different souls, culture and dreams perhaps; different projects in the end. This is how the design of the four lofts started. Work went on contemporarily on each of them through meetings where the different proposals were compared, juxtaposed, emulated and criticized. Discussions were soon enlarged to friends, lighting designers and costume designers. A process that necessarily led to spaces that embody different natures, in contraposition but also in feigning each other.

What’s funny about this project is that people that visited this scenario of possibilities, this abacus of materials, this variation of spaces, usually do not prefer one of them, but create an imaginary one in their head, mixing the different solutions of the four units and contaminating them with other projects or other images, real or just imaginary ones. The project has turned into a kind of catalogue of infinite opportunities and combinations.

In the centre of Milan an old soap factory from the 19th century was transformed into lofts. One loft was restructured to become a combination of home and office. Every space or building is like a person, it always has a character with pretty and ugly sides. When working on an interior project, Frédéric Gooris and Werner Silvestris always try to identify the features that give the space its personality and work with these elements to bring out its natural beauty without being invasive. You can draw an easy parallel with a make-up artist that can make a person look prettier, more attractive without other people even realising that person is wearing make-up at all. You just see that person has “something”. The solution was provided by the space itself... The old, very thick wooden factory floor combined with the arches gave the space a welcoming and comforting feeling. The building, a compact structure is situated on Cetatuia Street, at the edge of the historical center of Brasov, offering an amazing panoramic view over the mountains and historical center of the city. Developed on the last three levels the loft was designed, very conscious of the value of the site and of the panoramic views it could offer. The first loft level is an open space comprising the kitchen, dining room and living room, the annexes, technical spaces, office and acces hall, connected to the second and third levels by a wooden staircase. The daytime area of the loft (located on the first level of the loft) is organized on two parallel lines, kitchen-dining room, united through the design of the ceiling, and living room-circulation areas. The differences in height and the arrangement of furniture emphasize the virtual separation between the two regions. Windows reach to the floor, which makes the room appear larger, flooded with light, while roof windows bring daylight deep down into the living room through the glass flooring. On the second floor there is an extention of the living room with fire place, sleeping room, bathroom and storage. The last floor is for master's bedroom and a generous bathroom opened to the outside through a series of roof windows and a partially glazed wall.

This 1350 ft loft apartment is located in the centre of Amsterdam. When meeting the couple who were living in this apartment, it was evident that architects’ style and personalities were very much aligned, and this set the course for a great project. This vibrant couple loves the industrial look and the style icons of the 80’ and 90’s. Their goal was to completely revamp the space into an industrial loft. Kimmik wasn’t afraid of some major changes. Their first and best decision was to pay tribute to the magnificent space and structure, by demolishing interior walls, replace floors and remove facilities. All in order to merge a former bedroom, kitchen and livingroom into a new large and light space. The next step was to create a minimalist interior going hand in hand with modern comfort and some subtle opulence.

228 229 This project merges two adjacent condominium units on the twelfth floor of a West SOHO mid-rise building. The existing walls of the previous units were demolished, which allowed the 1600 square-foot floor plan to be completely new and unique. The goal was to create a sublime and minimalist New York City home with great light, excellent views, and tranquil space.

The plan aligns all rooms along the east-facing, floor-to-ceiling windows for natural light and skyline views. A loft-like space for living, cooking, and eating comprises the main area. A small gallery area backs up to the main space to exhibit photography. Flanking each end of the main space are two suites whose opposite location gives them maximum privacy. The furnishings are a mix of new and vintage. The sofa and lounge chair are new by David Weeks through Ralph Pucci, while the coffee table is 1970’s French in folded aluminum and glass. The credenza, also vintage 1970s, was made in Italy. The dining table is Saarinen with TG10 sling side chairs by William Katavolos. The kitchen is by Bulthaup, and the floors are wide-plank, Vulcano Oak by Mafi. The jet photograph in the kitchen is by Jeffrey Millstein, while the color photograph near the door, called “Poolside Gossip”, is by Slim Aarons.

We commissioned artist Jean Glibert to select the bathroom areas' saturated colours, which can be glimpsed through three porthole windows that can be rendered opaque. These variegated tonal elements energise the interior architecture, which is predominantly white, a colour that reflects the indirect light and emphasises the unit's brushed aluminium skin. The pure lines and tonal range produce a feeling of weightlessness, reinforced by the understated, high-tech furnishings, which were also commissioned. Particular attention was paid to the placement of the floor-to-ceiling windows and to the views from the lounge area – one can look down a street and out towards the spacious terrace, whose surface area is equivalent to two-thirds of the interior space. The terrace almost doubles the living space and offers the inhabitants direct contact with the neighbourhood.

By keeping it exposed and incorporating a mirror on the bathroom door, the unique character of this interstitial space is extended beyond. Casper Munter, a Danish lawyer, and Suzanne Russell, an American artist, approached I-Beam Design to renovate their 1500 square foot New York City property. The couple was interested in keeping the space as open and raw as possible which lead to the transformation of the cramped two-bedroom/ two bath apartment into an open and flexible loft. Inspired by Suzanne’s art from the “Wallpaper,” “De Composition,” “Meditation,” “Soft Wood” and “Conflux” series as well as Casper’s keen eye for perfection and minimalism, we embarked on a collaborative journey to translate their desires into a three dimensional habitable space that reflects their personalities and ideals. The physical properties and history of materials as well as layers and textures became a focal point of the renovation reflecting some features of Suzanne’s artwork. All walls were stripped down to the original brick exposing the history of the two row house buildings prior to their condo conversion in the 1980s. 242 243 This loft in Chelsea for a family of six was designed around the premise of maximizing the family's communal space. The main feature of the house is therefore a large, open Living/Dining Room that extends horizontally into open Kitchen, Family Dining, and Playroom areas, and vertically via a steel and wood stair to the upper level Study. The openness is emphasized by maintaining the continuity of the building's concrete columns and unusual undulating ceiling vaults wherever possible. Partial height millwork and wall components mask or minimize the visual impact of full-height partitions. The vaults also provide a dynamic counterpoint to the large, open expanse of the floor and the simple planar composition of the walls.

The bedrooms and bathrooms are kept relatively compact. The two older children occupy the upper level, while the two younger kids are on the lower level, closer to their parents. Much of the furniture in the private spaces is built in, both to customize the spaces and to provide and degree of efficiency that is not possible with free-standing furniture. Originally used as an open plan office space, the challenge was to convert the property into a bespoke and innovative environment that efficiently and creatively responds to the demands of living in London. In response to the brief, the idea was to maximize the sense of space as well as keeping a simple and efficient layout. The solution successfully achieved this with the introduction of a single volume located central to the loft where all the services are accommodated. Detached from the facades and ceilings this element has divided the open plan into several spaces for different uses such as Kitchen-Dinning, Living Room, Storage, Bathroom and a Mezzanine for the sleeping and working area.

The concept is based on the idea of the open space loft that can be transformed according to the needs, in different rooms like a traditional apartment. This can be possible thanks to wooden panels in Daniela Scared Chestnut that can be opened and disappear into the walls. Looking at the distribution of the interior and exterior spaces, the user has the possibly to pass all around the central block, which is composed by a master bedroom, kitchen, bathroom and laundry room, and can enjoy the panoramic view on the Alps and the Mole Antonelliana. All these different views can be appreciated also from the interior, thanks to the glass walls and windows. The living space has three different zones, the conversation zone with couches and the dining zone at the same level, and the tv zone. This last one is located on a wood platform which hosts a bookcase and some cushions to feel more relaxed reading books or watching TV. The apartment occupies two floors, upstairs there are a master guest room with wardrobe and a bathroom. The floor in resin recalls the loft idea, in which objects are primary compared to the volume that contains them.

A loft located in downtown Manhattan - a large double-height space with mezzanine level — required a reconsideration of the parts to form a better whole. Having been renovated in the past and throughout the years, the space was in need of a minor rehaul to bring back its spatial quality and improve on areas such as the bathrooms and guest room. An extension of the mezzanine created a wonderful library with a gallery offering a new view onto the space. The gallery, along with the redesign of the guest area, guest bath and master bath, closets and industrial spiral stair — collectively ties the space into one.

The main walls in the loft flow through the space, and together with articulated ceilings create hybrid conditions in which exhibition areas merge into living areas. The existing loft space was characterized by challenging proportions: the space is long and wide, but also rather low. Gently flowing curved walls were introduced to virtually divide the main space into proportionally balanced spaces. This created zones of comfortable proportions for domestic use, while simultaneously generating a large amount of wall space for the display of art. The meandering walls frame an open a space that privileges long perspectives, with more sheltered corners and niches nestled in the curves. In this hybrid space exhibition

Within these curved wall elements most of the technical installations like HVAC and lighting have been integrated. As a last element a Douglas fir floor with 1½ feet wide planks covers the entire loft. The subtle, even- toned floor unifies the space and allows furniture and art to be positioned as floating elements in changeable constellations.

White is the predominant color enhancing the natural light from the Mediterranean Sea. The living room is spatially enriched by adding a new horizontal plane. A stage, where the piano is located, extends along the facade as a bench favoring outdoor views from the windows located in the upper position. The living space extends a large continuous area with different environments for leisure and relaxation.

This loft has direct access from the mezzanine to an outdoor terrace and from there to the rooftop via a spiral staircase. The proposal is to use this residual space, especially wasted in large cities, creating a green and recreational space. The rooftop is conceived as a garden with plenty of plants that bring life, color and scent from a unique urban vegetable garden. The rooftop offers panoramic views of many of Barcelona landmarks: the Sagrada Familia temple, the Agbar tower, the Mediterranean Sea and the mountain of Collserola. The large pergola covered by a grapevine generates a space under which you can enjoy the view in the shade. An iron flowerpot with a variety of Mediterranean plants runs parallel to it. The overall renovation is accomplished with a few materials such as stone, wood, and iron enhancing their texture properties and taking care of the construction details.
