The current owner has afforded considerable time and resources in converting the barn using reclaimed slate floors and lime wash paint. ACCOMMODATION The accommodation is clearly shown on the floorplan overleaf and briefly comprises; PIPERS This two bedroom cottage is accessed via a glazed door to a porch with slate floor and a sun room either side. The sitting room has slate flagstone floors with a woodburning stove, recessed bookshelves and double glazed doors leading to the second sunroom. Stairs lead to the first floor giving access to two bedrooms and a family bathroom with Jack and Jill doors, a panel enclosed bath with electric shower above, vanity style sink unit and low flush WC. PIPERS BARN This attached barn, converted in 2007, comprises a large kitchen/living room with vaulted ceilings, conservation roof lights and slate flagstone floor. Range of base units with open shelves above, unit's housing the immersion heater for Pipers Barn, 1 ½ bowl stainless steel sink and space for an electric cooker. There is a woodburning stove with an internal flue and large double glazed doors opening to the rear garden. Access to a fully tiled wet room with vanity sink unit, low flush WC and wall mounted mains fed shower. Oak stairs lead to a mezzanine bed/ sitting room area with exposed A-framed beams, oak floor boards and conservation roof lights. From the kitchen, steps lead down to the office/occasional bedroom and utility room which has a cobbled floor, Butlers sink with a cold water feed and large stable door which opens to the garden. The vendor has spoken to the Council and if the kitchen is removed from Pipers Barn and a connecting door put in leading to Pipers, then they can be turned into one property for council tax band purposes. 3. DIRECTIONS From Launceston, take the A30 towards Bodmin, exiting at the Kennards House junction onto the A395, signposted North Cornwall and Camelford. After approximately 2 miles, at the T-junction at Otterham Station on the A39, turn right towards Bude. Continue on this road, taking the 3rd left hand turning signposted to Boscastle on the B3263.
