EXECUTIVE SUMMARY

Pacifica Commercial Realty is pleased to exclusively represent Richard Sauret for the sale of his westside Zinfandel vineyards located off Nonpariel Ct. The from this vineyard were sold to Rosenblum Cellars, who produced a vineyard designated wine that was selected by “Wine Spectator” magazine for inclusion on its list of “The Top 100 in the World”. The 2002 vintage was selected as #41 on the 2004 list and the 2003 vintage was selected as #30 on the 2005 list. It was also selected for Wine Enthusiast magazine “Best 100 Wines of 2003”.

The entire Property is comprised of 20.90 acres. It has been planted with 11 acres of Zinfandel, Richard Sauret clone. There is one well producing +/- 18 gallons per minute. Seller has a good pump history for this well

In 2014 the vineyard yielded 40 tons of grapes, which were sold to Opolo Vineyards for $2,800 per ton.

The Property is located on the Paso Robles aquifer and is subject to the current water moratorium.

LOCATION

The Property is located off Nonpariel, Paso Robles, CA, 2.5 miles east of US 101, 4.5 miles north of the Paso Robles city limit and one mile north of San Marcos Road.

There are other vineyards and wineries in the immediate area.

The Property is uniquely located to provide excellent conditions for wine production, featuring;

PROPERTY DESCRIPTION

The property is a working vineyard, improved with perimeter fencing, internal road, wells, water storage distribution and irrigation system.

Parcel info, APN 027-041-024 contains 20.90 acres and is accessed from Nonpareil Court via an easement. The high point of this parcel is at the north end of the Property where the water tank is located. The south facing slope is planted with 11 acres of wine grapes.

The Property has rolling hills with a two hundred foot elevation change from the lowest to the highest elevation on each parcel. The soil designation is primarily “Nacimiento silty clay loam”. There are almond trees, walnut trees and several fruit trees including citrus adjacent to the house.

There is electrical service to the property. There is no natural gas service on the Property.

Vineyard

11 Acres Zinfandel, Petite and Alicante Bouschet grapes:

 Sauret Zinfandel – 3,850 vines  Paderewski Zinfandel – 30 vines  Petite Syrah – 1,470 vines  Alicante Bouschet – 1,041 vines

The vineyards are planted with 8 acres of Richard Sauret clone Zinfandel planted in 1985 on its own roots, at a 12 X 12 spacing, head pruned.

In 2001 the vineyards were interplanted with Richard Sauret clone Zinfandel on 110R root stock, resulting in 12 X 6 spacing, head pruned

There are also 3 acres of Petite Syrah and 2 acres of Alicante Bouschet planted and interplanted in the same years and spacing as the Zinfandel, also head pruned.

In 2013 the vineyard yielded 30 tons; 2.86 tons per acre, which was sold to Opolo Cellars for $2,800 per ton.

In 2014 the vineyard yielded 20 tons; 1.8 tons per ace, which was sold to Opolo Cellars for $2,800 per ton.

Opolo has a year to year contract to purchase the fruit, that can be cancelled at any time, but if the cancellation is after March first of any given year, then the grapes for that year and the following year are committed to Opolo.

The 2015 crop and all related farming expenses are to be retained by the Seller.

Water

The ranch has 1 producing well;

1. 520 foot deep well producing 18 gallons per minute with a 5 HP pump and a 5,000 gallon storage tank.

The Property is subject to the Paso Robles ground water basin “Urgency Ordinance”.

In a departure from previous years, this year we have added a number of factors that determine whether a wine ranks in our Top 100. Our past lists relied almost entirely on numeric rating—fair enough on the surface, but it meant that many good wines fell through the cracks between this list and our Top Best Buys. For example, a wine rated 91 and priced at $21 (wow!) previously would not have rated highly enough to be included in our Top 100, and would not be inexpensive enough to appear on the Top Best Buys list.

This year, price, availability, newsworthiness and excitement joined numeric rating among the criteria that shaped the Top 100. We also maintained our tradition of diversity: We limited the number of appearances for each brand to a single wine, and chose bottles that represent a wide range of styles. Our Top 100 includes sparkling wines, fortified wines and dessert wines in addition to red and white table wines.

The biggest change—and the toughest challenge—was actually ranking the Top 100. Which should rank higher—the 95-point, $100 wine, or the 100-point, $400 wine? We revisited all of the criteria, carefully considering how each wine stacked up in relation to the others. Readers who view this year-end list as a shopping guide may be disappointed to discover many of the wines reviewed early in the year have already sold out or are now more expensive than originally reported. The market doesn’t wait to make corrections, and the most desirable wines disappear quickly.

Better to use our Top 100 as a prospect list—an indicator of areas to explore or producers to try. If it inspires readers to enjoy mo’ betta wine, then it has served its purpose.

#43 R = 91 Rosenblum 2001 Richard Sauret Vineyard Zinfandel (Paso Robles); $19. Smooth and lush, this pretty wine is filled with bright coffee, chocolate, plum, black cherry, toast and spice flavors. Elegant, with firm, smooth tannins. Really nice.
