FROM YOUR PRESIDENT – JOHNNY RITCH Spring is in the air and the trees are starting to bud. What a wonderful time of the year. We continue to look for volunteers for all of our committees. Please call and volunteer for the committee of your choice. This is YOUR community and YOU are needed to help it be a fantastic place for you and your children. We are in the process of working with the Stallings Police Department to form a Crime Watch Committee. If you would like to become a part of this committee please call me at 704-882-3935. The March 15th board meeting will be held at the home of Kaye Odom, 15920 Fieldstone Dr. at 7:00 PM. Everyone is encouraged to attend a committee meeting. If you have concerns or ideas come to a board meeting. We want to thank Jerry Nolan for his service as a board member. Due to a heavy work schedule Jerry has resigned from the board of directors. Bring your kite and meet me at the park March 19th at 2:00 P.M. -Johnny

NC FOREST SERVICE

Due to the extreme wildfire situation, the hazard assessment that was scheduled for February had to be postponed. You will be notified of the new date as soon as it is scheduled.

Please be considerate of your neighbors when burning yard debris. Remember those with allergies and respiratory problems. You must have a permit if you are burning debris in your yard.

The amount of annual dues for 2011 is $ 501.48 or $41.79 monthly. Monthly payments are due the first of each month and are late if not received in the month due. Statements to delinquent homeowners have been sent to home owners with past due amounts. All properties with past due amounts are prohibited from using the Association park areas and pool (opening Memorial weekend). Residents renting properties in Fairfield need to contact their landlord as to the status of dues. There are rental properties in the neighbor will past dues amounts and the residents of rental properties are not allowed to use the Association areas until the account is current.

The next notification to the home owner, per North Carolina Statue 47F, gives the home owner 15 days to address the past due amount to avoid a lien being filed against the property. Once a lien is filed then foreclosure for all past amounts can begin. If you cannot pay the amount owed contact Larry Lee at 704-882-1418 to arrange a payment schedule.

We have a wonderful neighborhood and need all homeowner’s dues for the upkeep of our community. Everyone on the Home Owners Board is volunteering their time to make this community better but we need your cooperation as due paying members. As a Board Member I feel an obligation to manage this Association’s money wisely. Part of this obligation is collecting the monies that are due the Association using the legal avenues in North Carolina Statue 47F governing Home Owners Associations. This Statue covers the actions a HOA can take from suspending privileges to foreclosing on a property for non- payment. Please consider the actions the Board will have to take to collect past due amounts on all properties and either pay the past due amount or arrange a payment schedule.

GROUNDS COMMITTEE The weather is great and many Fairfield residents are working outside to help keep Fairfield Plantation beautiful. Thanks to all of you who are taking pride in our neighborhood. During recent drives through the neighborhood, we’ve seen Christmas lights still up, leaves that need to be removed, lots of junk on one front porch and other scenes that are less than desirable. Several yards still have not raked up leaves that fell last fall. If any of this applies to you, please correct it. Don't wait for an official violation letter. We need volunteers to serve on this committee. If you are willing to serve, or have any suggestions or observations you would like to share, call the committee chairman, Steve Rodden at 704-506-5884 or board liaison, Royce Kersey at 704-882-2939.

POOL UPDATE The pool committee met on Saturday February 19th at the pool. Attending were Sara Pasley – Chairman, Carol Bohn, Debbie Talbert, and Richard Beckett and Kaye Odom (Board Liaison). The pool rules for the upcoming season were reviewed and modified. A copy of the rules accompanies this newsletter. All residents should review the rules carefully and provide any feedback to a member of the Committee by April 15th. Proposed rules will be presented to the Board for their approval at their May meeting. The Committee also surveyed the pool and the surrounding area to become familiar with the tasks that need to be completed prior to opening day. We must have volunteers to get all the work done. A pool clean-up day has been scheduled for Saturday April 16th. Please mark your calendars. The Board will provide food and refreshments for all those who participate in cleaning up the pool area. The next pool committee is scheduled for Saturday March 12th at 1:30 at the Pool. All are welcome.

WEBSITE UPDATE Our website is now fully functional and ready for use. You should have received a letter describing some of the available features and information on how to access the website. If you have not received a letter, please call Mary Ritch at 704-425-0016 or Kaye Odom at 704-631-6040. Your letter has your household’s User ID and password. Guard it carefully. It’s your key to the resident only portion of the web site. For your security we suggest following your initial login, that you change your username and password to something unique that only you will remember. It is important that you also complete all the information in the User Profile section. This information will be used to communicate with you in the future and will also contain the data necessary to prepare your pool passes.

WELCOME COMMITTEE A hearty “Welcome” to new Fairfield residents—homeowners and renters alike! Let us know you’re here and we’ll give you a welcome kit complete with information about the Homeowners’ Association and the neighborhood rules/regulations. Check out our new website www.fairfieldnc.com for information about our neighborhood facilities and activities. In addition, we know that many people have fallen through the cracks in the past 2 years, so if you have been here 2 years or less, know of a nearby neighbor who still needs a copy of the HOA Rules/Regulations, or need any further assistance, you may contact our new committee director, Dr. Heather Beckett at [email protected] or (eve.) 704- 628-0733.

RECREATION COMMITTEE Our Kite Flying event will be held on March 19th at 2:00 PM. The scheduled rain make- up day will be March 26th. Following the Kite flying we will provide cupcakes and juice, and hand out various awards for all of our kite participants. Come early, bring a picnic lunch and enjoy a day of fun filled activities. Our meeting will be held on April 3rd at 3:30 pm at Amy Lord’s home. You can call Amy at 704-628-6015 if you have questions. CONGRATULATIONS Congratulations to Debbie Wagenhauser, Town of Stallings Employee of the Year. Debbie is married to Charlie and has two adult sons, Matt and Michael and a new grandson, Luke.
