The building is set over three storeys with a late 19th Century extension to the front. It occupies a plot extending to approximately 0.34 acres which is bounded by a brick wall. To the front of the property is a gravelled area and a standalone garage and to the rear a garden comprising a lawned area and flower beds. Originally built as the Rectory to the Church of St Mary, 150m to the North on Lambeth Road, the building is constructed in Georgian Villa style with stock brick, cornice and parapet together with sash windows making an attractive facade to both the front and rear of the building. To the north, the rear of the property backs onto Archbishops Park providing views of the park and Lambeth Palace gardens. The site is bounded to the west by a footpath linking Lambeth Road to Archbishops Park and to the south by Lambeth road. At the west the property adjoins a Grade II listed terrace, numbers 204-212 Lambeth Road. NOTE:- Reproduced from the Ordnance Survey Map with the permission of the Controller of H.M. Basement Mezzanine The building is currently used and managed by King’s College London to provide postgraduate student accommodation. There are 26 student bedrooms all with wash basins, a flat for a Residence Manager and communal rooms used for various purposes. A communal boiler providing heating and hot water to all of the property is located at lower ground floor level. Planning The site is located in the London Borough of Lambeth (“the LPA”) and falls within the Lambeth Palace Conservation Area and Central Activities Zone. The property is Grade II listed with the Statutory List Description reading : Ground Floor 1828-9 building with alterations. Two storeys and basement, five windows. Stock brick with cornice and parapet. Gauged flat brick arches to replaced sash windows with glazing bars. Six steps with wrought iron rails to modernised doorway in projecting brick porch. At right, an older house is incorporated from which projects a late C19 ground floor extension. Bowed back to this part and date stone 1778. Alterations (both external or internal) would require listed building consent to be obtained. The property accommodates postgraduate students and is likely to be considered (in use terms) as Sui Generis. The Borough planning policy does not specifically seek to protect student accommodation. We understand that the premises were originally built and used First Floor as the Rectory to serve St Mary’s Church. A Rectory or Vicarage building, would today, be classed as a Class C3 residential use. There is the potential to change the use of property back to residential, subject to achieving the necessary consents. Interested parties should make their own enquiries to the LPA.
