REVIEW AND ACCEPTANCE OF MINUTES The January 21, 2017 Annual Meeting Minutes were reviewed for accuracy. A motion was made by Gary Pickett to approve the Minutes as written. The motion was seconded by Sherman Cox. The motion passed.

TREASURER’S REPORT PROPERTY OWNERS ASSOCIATION Jim Racek presented the January 31, 2017 POA Financials. A motion was made by Sherman Cox to approve the Financials as presented. The motion was seconded by Richard Crowton. The motion passed.

DOCK COMMITTEE Jim Racek presented the January 31, 2017 Dock Committee Financials. A motion was made by Sherman Cox to approve the Financials as presented. The motion was seconded by Gary Pickett. The motion passed.

COLLECTION REPORT Report Given ACHENBACH Lot 0094 $0 PAID IN FULL - PAID $1,802.00 on 1/5/17

Al-HASAN – 3 LOTS $9,083.49- the board decided to file a civil summons Currently being treated for Cancer. Luke Durham is working with his Al-Hasan’s Agent.

3KENNEDY – 3 LOTS $7,793.00 / $4,829.50/$1,737.50/$2,709.17- the board decided to file a civil summons Civil Summons issued. Court date for judgment is in August, but working on a payment plan with the owner prior to court date. Owner paid $450 and asked for 30-day extension 8-15-15 to get the rest of what is owed. Expiration of this extension was 9-15-15. No Payments in December or January 2016 Court Case to obtain a Judgment on Friday January 15, 2016. Proposed a settlement which the Board declined. He Requested a Trial which will be heard February 5, 2016. KEOHANE – LOT 37A $4,514.45 TAX SALE 9/24/16 Lien placed – Attorney trying to locate the owner.

McCONATHY – LOT 5A $2,911.28 / $2469.50/3,109.50 Lien placed – Attorney trying to collect – owner is out of state.

PAUL – LOT 89 $3,634.00/$4,274.00 Lien placed – Attorney trying to collect – owner is out of state.

SAMOA $51,994 The Association was granted a default judgment on the 10 Samona lots (7 Owners) June 30, 2014. There was question asked by Richard Crowton about Frank Samona purchasing 42 B. Jessie verified that the annual assessment has been paid in full for 2017.

LAWSUIT

 LEXON sent First Set of Written Discovery (INTERROGATORIES) to Plaintiff (ROANE COUNTY) on October 30, 2015. Roden is working with Roane County to answer the Discovery questions.

The Court has put down a Scheduling Order for all sides to complete all discoveries and be prepared to go to trial in September of 2017.

Lexon has agreed to Arbitration and it is scheduled for April 25, 2017 at 9:00 AM Hogan and Hogan, 620 West Hill Ave, Knoxville, TN. See the letter attached

CLUBHOUSE/POOL

The board confirmed the policy is “ the HOA office should refer the potential homeowner to contact a realtor and they can give them access”. .
