  • A Buyers Guide to Real Estate Awesome Homes for Under 750K A
From: Paul Cibrano [email protected] Subject: A Buyers Guide to Real Estate, Awesome Homes for Under $750k, A Spotify Playlist and Shameless Self Promotion Date: November 6, 2018 at 1:13 PM To: [email protected] A Buyers Guide To Real Estate In An Aggressive Buyers Market The last few months, I've been sharing that the current NYC market is one of the most favorable for buyers (there were over 800 price drops after Labor Day!) and now I'm going to share with you the perennial after Labor Day!) and now I'm going to share with you the perennial guide for Buying as well as the process you can expect! 1. Find An Agent Look for a licensed real estate agent who is knowledgeable about the neighborhoods you’re considering and is an expert in the process. 2. Get Pre-Approved Before beginning your search, you should get pre-approved by a mortgage banker for a loan (unless you are all-cash buyer). Your Compass Agent can connect you with a trusted mortgage banker to determine your ultimate buying power. 3. View Properties Attending viewings and open houses spanning a range of areas and property types. Work with your agent to narrow down your search. 4. Make An Offer Reach an agreement with the seller on price and terms. Once you have seen a home you like, you can put in an “offer”, which is a non-binding agreement to pay a certain price for the property. Your Compass agent will advise you on negotiation strategies throughout this process.

CARDWELL* The 1990s was a decade in which new sports facilities of every type and description were built throughout the United States and Canada. Not since the 1960s when baseball began its major expansion has there been such a boom in new facilities. The decade began with the construc- tion of New Comiskey Park in Chicago in 1991. The following construc- tion boom has continued unabated into the present. What explains this explosion in new design, concepts and construc- tion? It is more than the mere aging of structures (i.e., Wrigley Field is still going strong even though it dates back to 1916). Changes in the economics of the game explain much of the need for new facilities that generate more revenue that can then be retained by the team to pay ever-increasing player salaries. The specifics of the economics of modern professional sports are be- yond the scope of this article. Suffice it to say that the fundamental changes in all major professional sports in the United States resulting from player free agency, increased broadcast revenue, merchandise and other non-game revenue, and the conversion from family to corporate ownership of teams has made the financial bottom line just as important as the team's place in the standings.

  • Copeland Bio 2014
Copeland - IXORA Aaron Marsh Bryan Laurenson Jonathan Bucklew Stephen Laurenson Copeland has reunited to release their sixth album after calling it quits in 2009. Here’s what you need to know: • Copeland formed in Lakeland, Florida in 2001. The band’s first album, Beneath Medicine Tree, came out in 2003 on indie label The Militia Group. The album’s layered melodies, combined with Marsh’s thoughtful, emotive croon, immediately engaged music fans, offering a nuanced take on the emo music of the early ‘00s. The group unveiled four subsequent albums between 2005 and 2008, including Eat, Sleep, Repeat on Columbia Records in 2006. Copeland signed with Tooth & Nail in 2008 and have partnered with the label to release their long awaited sixth album, Ixora. • In their heyday, the band played over 200 shows a year. They’ve toured with Brand New, Sparta, Goo Goo Dolls, The Rentals, Bob Mould, Switchfoot, Motion City Soundtrack and Guster. Copeland has also historically supported new artists and Paramore’s first ever show was opening for Copeland in Nashville in 2004. • Copeland officially broke up in October of 2009 after nine years as a band. They wrote on their website, “We have come to an extremely difficult decision. It has come time for us to move on from Copeland and follow other paths in our lives. To put your minds at ease, we assure you this is not a bitter break up. We all individually feel Copeland has run its course in our lives and it’s time for us to pursue what is next.” The band members added, “It has been discussed and we are not ruling out the possibility of recording one more album sometime in the future.” • The band members have pursued other musical endeavors over the past few years.

  • An Analysis of the American Outdoor Sport Facility: Developing an Ideal Type on the Evolution of Professional Baseball and Football Structures
AN ANALYSIS OF THE AMERICAN OUTDOOR SPORT FACILITY: DEVELOPING AN IDEAL TYPE ON THE EVOLUTION OF PROFESSIONAL BASEBALL AND FOOTBALL STRUCTURES DISSERTATION Presented in Partial Fulfillment of the Requirements for the Degree Doctor of Philosophy in the Graduate School of The Ohio State University By Chad S. Seifried, B.S., M.Ed. * * * * * The Ohio State University 2005 Dissertation Committee: Approved by Professor Donna Pastore, Advisor Professor Melvin Adelman _________________________________ Professor Janet Fink Advisor College of Education Copyright by Chad Seifried 2005 ABSTRACT The purpose of this study is to analyze the physical layout of the American baseball and football professional sport facility from 1850 to present and design an ideal-type appropriate for its evolution. Specifically, this study attempts to establish a logical expansion and adaptation of Bale’s Four-Stage Ideal-type on the Evolution of the Modern English Soccer Stadium appropriate for the history of professional baseball and football and that predicts future changes in American sport facilities. In essence, it is the author’s intention to provide a more coherent and comprehensive account of the evolving professional baseball and football sport facility and where it appears to be headed. This investigation concludes eight stages exist concerning the evolution of the professional baseball and football sport facility. Stages one through four primarily appeared before the beginning of the 20th century and existed as temporary structures which were small and cheaply built. Stages five and six materialize as the first permanent professional baseball and football facilities. Stage seven surfaces as a multi-purpose facility which attempted to accommodate both professional football and baseball equally.

Signed Name of student: Claudia Gielis Gielis /3 Abstract Masculinity and femininity can be performed in many ways. The emo genre explores a variety of ways in which gender can be performed. Theories on gender, masculinity and femininity will be used to analyze both the lyrics and the music videos of these two bands, indicating how they perform gender lyrically and visually. Likewise a short introduction on emo music will be given, to gain a better understanding of the genre and the subculture. It will become clear that the emo subculture allows for men and women to explore their own identity. This is reflected in the music associated to the emo genre as well as their visual representation in their music videos. This essay will explore how both a male fronted band, My Chemical Romance, and a female fronted band, Paramore, perform gender. All studio albums and official music videos will be used to investigate how they have performed gender throughout their career.

  • Renaissance Receptions of Ovid's Tristia Dissertation
RENAISSANCE RECEPTIONS OF OVID’S TRISTIA DISSERTATION Presented in Partial Fulfillment of the Requirements for the Degree Doctor of Philosophy in the Graduate School of The Ohio State University By Gabriel Fuchs, M.A. Graduate Program in Greek and Latin The Ohio State University 2013 Dissertation Committee: Frank T. Coulson, Advisor Benjamin Acosta-Hughes Tom Hawkins Copyright by Gabriel Fuchs 2013 ABSTRACT This study examines two facets of the reception of Ovid’s Tristia in the 16th century: its commentary tradition and its adaptation by Latin poets. It lays the groundwork for a more comprehensive study of the Renaissance reception of the Tristia by providing a scholarly platform where there was none before (particularly with regard to the unedited, unpublished commentary tradition), and offers literary case studies of poetic postscripts to Ovid’s Tristia in order to explore the wider impact of Ovid’s exilic imaginary in 16th-century Europe. After a brief introduction, the second chapter introduces the three major commentaries on the Tristia printed in the Renaissance: those of Bartolomaeus Merula (published 1499, Venice), Veit Amerbach (1549, Basel), and Hecules Ciofanus (1581, Antwerp) and analyzes their various contexts, styles, and approaches to the text. The third chapter shows the commentators at work, presenting a more focused look at how these commentators apply their differing methods to the same selection of the Tristia, namely Book 2. These two chapters combine to demonstrate how commentary on the Tristia developed over the course of the 16th century: it begins from an encyclopedic approach, becomes focused on rhetoric, and is later aimed at textual criticism, presenting a trajectory that ii becomes increasingly focused and philological.

Scholarly literature on emo has explored its cultural and social contexts in relation to the “crisis” of masculinity—the challenging of the legitimacy of patriarchy through “alternative” forms of masculinity. This thesis builds upon this pioneering work but departs from its perpetuation of strict masculine binaries by conflating hegemonic and subordinate/alternative masculinities into a single subject position, which I call synergistic masculinity. In doing so, I use emo to explicate this vis-à-vis an intertextual analysis that explores the dominant themes in 1) lyrics; 2) the sites of vocal production (head, throat, chest) in conjunction with pitch and timbre; 3) the extensional and intensional intervallic relationships between notes and chords, and the use of dynamics in the musical syntax; 4) the use of public and private spaces, as well as the performative masculine body in music video. I posit that masculine emo performers dissolve these hierarchically organized masculinities, which allows for a deeper musical meaning and the extramusical signification of masculinity. Keywords: emo, synergistic masculinity, performativity, music video, masculinities, lyrics, vocal production, musical syntax, dynamics. ABSTRAIT Emo est un genre musical qui implique typiquement des musiciens de sexe masculine et qui est issu de movement punk et hardcore originaire de Washington DC durant les années 80.
