Position Title: Vice President of Asset

Xenia Hotels & Resorts, Inc. is a Maryland , with its offices located in Orlando, Florida. We own a diversified portfolio of 46 high quality lodging properties including premium full service, lifestyle, urban upscale and select service hotels, and a majority interest in two hotels under development. Our hotels are operated by industry leaders such as Marriott, Hilton, Hyatt, Starwood, Kimpton, Aston, Fairmont and Loews, as well as leading independent management companies.

Position Summary:

The primary responsibility of this position is to provide asset management for a portfolio of primarily upper-upscale and luxury tiered hotel investments to maximize the value of the assets while ensuring conformance with the established standards and Xenia’s investment objectives. The goal of the Vice President of Asset Management is to proactively identify and communicate value enhancement opportunities within the portfolio to maximize the investment return of each hotel.

Core Responsibilities:

• Demonstrates highest standards of personal and professional integrity, adheres to company’s policies and procedures, and complies with applicable laws, government rules and regulations. • Works collaboratively with property operating managers and operating partners (brands) to ensure efficient performance of each assigned asset. Evaluates performance of existing property leadership team and promotes changes/improvements to team as necessary. • Communicates revenue enhancement strategies for each hotel to appropriate management company representatives. • Examines and monitors the operating performance of the assets to ensure maximum cash flow and return on investment. • Evaluates the annual plans and capital plans. Oversees the execution of plans throughout the year and monitors capital expenditures at each hotel to include routine capital expenditures, major renovations and new return on investment opportunities. • Approves Capital Authorization Expenditures (CAR process). • Analyzes operations, financial reports, annual business plans and long term strategic plans by utilizing research, industry analysis/benchmarking, financial analysis and computer modeling fundamentals. • Ensures accuracy of Sarbanes–Oxley (SOX) checklists as prescribed by audit standards. • Reports status of assets to on an individual investment and portfolio- level basis. • Conducts periodic site visits to evaluate physical condition of properties, property management, property marketability and management plan. • Acquires and maintains strong local market knowledge of hotel location, product, positioning, competition, supply and demand. • Monitors reputation management efforts of each property. • Maintains relationships with lenders/servicers of hotel financing by participating in property visits, information and data, as well as hotel performance calls. • Identifies and resolves ownership issues to maintain the integrity of assets. Utilizes and coordinates expertise available internally and externally. • Participates in the acquisition and disposition process with Investment and Analyst teams. • Monitors performance of hotel and hotel key executives against established industry and company standards as well as their leadership effectiveness. Communicates performance feedback and recommendations for improvement to senior management. • Assists with property visits by Xenia representatives, lenders and consultants. • Other duties as assigned.

Supervisory Responsibility • This position has no supervisory responsibilities.

Qualifications/Experience:

Education: • This position requires a Bachelor’s degree (B.A.), preferably in business or hotel management, from a four-year college or university or equivalent professional knowledge and/or work experience.

Experience: • This position requires over 10 years of prior professional experience in the lodging industry.

Certifications/Licenses: • The following certifications are preferred for this position: Certified Hotel Administrator (CHA), Certified Purchasing Manager (CPM), Certified Hotel Asset Manager (CHAM). • The following license is preferred: Real Estate Broker License.

Skills: • Intermediate skills in Microsoft Word, Excel, PowerPoint and Outlook are required for this position. • Intermediate skills in Nexus (or comparable invoicing software program) are preferred for this position. • Intermediate skills in APTECH (or comparable hospitality software), iManage, and company intranet are preferred for this position. • Keyboarding skills are required for this position.

Working Conditions / Physical Requirements:

Working Conditions: • Occasional (less than 20% of the time) day travel and extended travel (3+nights) is required for this position. • Consistent (over 50% of the time) overnight travel is required for this position. • This position requires 24-hour accessibility (cell phone and email).

Physical Demands: • This position requires the ability to see clearly at a distance of 20 inches or less to read documents and/or view computer screen. • This position requires the ability to hear and talk and to communicate in person and via phone on a daily basis. • This position requires the ability to use hands/fingers to enter, retrieve and/or manipulate data using a computer keyboard.
