These were our first high profile hotel projects in Abu Dhabi, completed only 25 months after commencement of the design, to coincide with the first Abu Dhabi F1 Grand Prix and as part of the famous Yas Island development and Ferrari World Abu Dhabi. We were appointed as lead consultant, architect and interior designer, by prestigious Abu Dhabi- based ALDAR Properties, for the striking new 397-key Radisson Blu and 204-key Park Inn Abu Dhabi, Yas Island resort hotels. Our aspiration was to create a ‘new breed’ of hotels for the next generation - contemporary flagship properties with bold interior design solutions. This ethos is reflected in the design of the hotels’ signature restaurants, particularly the exemplar Filini Restaurant and the spectacular light sculptures at the heart of the Radisson Blu. The completion of these hotels consolidates our local presence and our position in the Abu Dhabi hospitality sector, following a successful period in the 1970s and 80s when we were responsible for a number of prominent projects in the Middle East. CLIENT: MAJID AL FUTTAIM

Lead consultant and architect for the phased refurbishment of Majid Al Futtaim’s flagship hotel asset, the 5* Kempinski Hotel at the Mall ofthe Emirates, Dubai to keep the hotel at the forefont of Dubai’s hotels and to increase guest enjoyment and increase the asset value. The project included façade renovations, the refurbishment of 393 guestrooms and upgrade of the executive lounge, meeting rooms, spa and public restrooms. The hotel remained in operation throughout the project. Al Seef Resort

Refurbishment and conversion of an existing apartment complex to operate as a fully serviced hotel with Street Boulevard, retail and connecting link to Al Seef Community Mall. The complex also includes an al fresco dining and resort styled pool area.

A hospitality and retail and project consisting of three Habtoor Palace Hotel hotels, St. Regis, W Hotel and Westin Hotel, and retail facility is projected as the largest hotel project in Dubai. Dubai It is currently under construction.

CLIENT: AL HAMRA REAL ESTATE HOTEL OPERATOR: HILTON WORLWIDE HOTELS

Our refurbishment of the well-known 83 bed Al Hamra Beach Resort Hotel Al Marjan Hotel and the adjoining villas, providing a further 183 rooms, was completed in 2013. The redevelopment was carried out in two phases, while the hotel remained Ras al Khaimah operational throughout. The refurbishment breathes new life back into the hotel for the demands of the next decade and will add to the growing reputation of Ras Al Khaimah as a top quality international resort destination. The new hotel has been rebadged under the Hilton Worldwide brand.

A mixed development in Ras Al Khaimah designed as a component of a master plan for a manmade peninsula, loosely modelled on Dubai’s . Yas Island Mixed use development including hotel, residential, civic, commercial, retail and marine facilities with approximate 640,000sqm built up area. Our scope included masterplanning of the entire development along with detail design for all components of the project.

Al Hilal Hotel Doha Prestige Hotel Isfahan Iran

New 5* hotel to internationally recognised standards to set a new bench mark for hotels not only in the historic City of Isfahan but Iran in general and one that will enhance the reputation of all of those involved in its procurement. A contemporary building inserted into the fabric of the ancient city of Isfahan. The design of this 325 key, G+20 hotel was very much inspired by its location from the form of the entrance, which is redolent of the old dovecotes that proliferate the city, to the 380 key, 5* hotel proposed in Doha with retail components located penthouse loggia which makes reference to one of at ground level. the city’s Palaces Al Bateen Wharf Development

Visitor Center

Shankland Cox were commissioned by TDIC to develop Abu Dhabi the design concept for a mixed use development in the Al Bateen district. The project consists of two parts, a mixture of retail and F&B outlets and a yacht marina. The objective of the project is to revitalise the area from both local residence and tourist perspective, thus providing a strikingly beautiful community space that features the elements historically linked to the area.

Situated on the roof of the Mall of the Emirates Complex, the Theatre and Arts Centre was conceived to function as a thriving cultural hub and performing Arts Centre for Dubai and surrounding Emirates. Comprising exhibition halls, art studios, music centre, 550 seat theatre and 250 seat studio theatre, both fitted out to highest international technical standards. A multifunctional hall (“Music Box”) for 4.000 Mercedes Platz visitors, a cinema complex with 2.500 seats and 14 screens, a lifestyle bowling concept as well as restaurants, bars, two hotels and an office building, together with a gross area of 60,000 sq.m., and with Berlin 400 car-parking spaces in an underground car-park, will be built by 2018. The public space – the “Platz” – is divided into an urban square in the south at Muehlenstrasse, and the event square in the north.

Total refurbishment of the Athenée Palace Hotel, a faded, grand Arabic style building with imposing, large volume spaces. The central courtyard forms the main hotel bar with low ottoman seating under a huge chandelier containing hundreds of hand made metal pendants. At night the lighting scheme transforms the atmosphere with glowing lanterns and uplit moucharabieh screens casting exotic shadows throughout the interior creating warm intimate spaces within the cathedral-like Azimut Hotel Complex proportions. With luscious new planting and water features, a special misting environment was installed, creating a lush atmosphere. We were commissioned by Kortros (a member of the Renova Group) to masterplan the Azimut Sochi Hotel and Resort Complex in advance of the 2014 Winter Olympics, held in Sochi. We were involved at every stage of the Azimut Sochi’s design cycle, from initial concept studies to working drawings and also performing the author’s supervision on site during construction. The Sanderson Hotel is in central London, just off Oxford Street and originally housed some of the largest fabric and wallpaper showrooms in Europe, built in 1960 for Sanderson & Sons. The building’s existing elevational treatment is a significant example of the International Style in the United Kingdom and, as such, is now Grade II* listed. The length of the sleek and coolly-detailed facade makes the building prominent in its surroundings. It was first converted from showroom and offices to hotel use in 2000. We have been instrumental in co-ordinating the delivery of the interior design concepts for both the Sanderson and St. Martins Lane Hotels, two iconic central London hotels which have reinvented the ‘lifestyle hotel’ offer. We worked closely with the client’s selected interiors designers – Bruno Borrione, based in Paris, for the front of house areas and Banjo, based in California, for the bedrooms and bathrooms. Through close collaboration with the interior designers and Morgans Hotel Group, we were able to co- ordinate and deliver the aspirations for the hotels which included an overall refreshment of the hotels whilst retaining the DNA of the original concepts by Phillipe Starck. The bedroom and bathroom refurbishments are now complete, and the front of house areas begin early in 2016. We were also successful in obtaining several Town Planning and Listed Building Consents for both hotels (the Sanderson is Grade 2* Listed), for both internal and external extensions and alterations which will be implemented over a phased period of investment.

The conversion of the historic Beaux Arts Grade II* listed former Port of London Authority building in the City of London, designed by Sir Edwin Cooper in 1922, into a Four Seasons hotel and apartments. 10 Trinity Square A massive transfer structure will support the new apartments to be constructed for private sale above the hotel and a new elegant glazed rotunda in the courtyard references the original rotunda damaged London EC3 during the war. Located close to the proposed new International Financial Centre on the Anatolian side of Istanbul, the Government’s future symbol of Turkeys’ position in the global economy, the Nidakule Atasehir development is a result of a revenue sharing partnership with governmental organisations Toki and Emlak Konut. The development consists of two class A office towers, Nidakule Atasehir Kuzey and Guney. Kuzey has 31 floors above ground and Guney has 16 and both sit on significant podium structures in response to the zoning requirements for each site. The external envelope of the taller Kuzey building has a transition at two thirds of the building height which expresses the top storeys as a beacon. Aukett Swanke won the redevelopment of the Adelphi for Blackstone in late 2012; Phase 1, which includes the first six floors, is now complete and partially let to Neuehouse and ACCA. Phases 2 and 3 are underway with the remainder of the building due for completion by Q2 2017. The Art Deco building was built in 1938 and designed by Stanley Hamp. Our project returns the previously heavily refurbished building back to a level of grandeur aligned with the vision of the original architect and significantly improves on the unique office space by introducing natural light through new internal atria. A redeveloped ground floor reception incorporates feature artwork based on historic reliefs which reference the building’s unique heritage. Granted Planning Approval in April 2013, our design creates two distinctive office buildings which exploit the site’s location immediately adjacent to Reading station and the main lines into Central London. The scheme has deeper floorplates at lower levels, and a shallower floorplate configuration at upper levels with roof gardens with views over the Thames Valley and the Cotswolds. The sculpted form and massing of the buildings responds to the historic urban context of Forbury Gardens and the east and west façades are protected from solar gain by vertical blades, which twist to create a sense of movement as one passes the building. A retail led, mixed-use community neighbourhood facility that has been Bawadi Mall planned for Yas Island in Abu Dhabi, this centre references local vernacular architecture and provides a carefully considered combination of shops, Al Ain community and sports facilities. The scale of the centre is sympathetic to the immediate built context, which comprises mostly family villas, and has been developed following a focus group exercise, undertaken to make sure that the facilities provided in the centre are in direct response to local needs. Key to this is the provision of indoor and outdoor dining surrounding a shaded central landscaped courtyard and walkways which are not readily available in this area. The basic principles underpinning the scheme merge contemporary retail design with contextual approaches to massing, climatic and cultural requirements. The finishing of the building is inspired by local craftsmanship, materials and colours.

As a multi-disciplinary practice, Shankland Cox were selected by way of a design competition to design a fully integrated shopping mall reflecting the local culture and architectural heritage of the region. The brief was to provide for a family oriented retail environment at the same time aligning the design with the clients business goals and commercial aspirations. The design approach is an emphasis on and in support of ongoing research of this type of industry incorporating the latest ideas in family entertainment, food courts and multiplex cinemas. With a total building gross area of 113,840sqm distributed over a two storey development with many retail features ranging from small retailing to large anchor stores, the street elevation has also been given a careful and sensitive appearance relating to the interior design of the mall.

Our challenge for this project was to convert and maximise the Outlet Mall development potential of an unremarkable existing building into a vibrant Outlet Mall, the first to be built in Qatar. Doha This was achieved by adopting a dynamic North American-styled Outlet Mall aesthetic, creating 138 retail and F&B outlets, a cinema complex and external retail courtyards, all of which would focus on the ‘Customer Experience’ strategy of ‘value’, not low price’ and the leveraging of key tenant brands, and all realised within a constrained budget and programme. The Mall forms part of a comprehensive mixed development on the site, which includes luxury apartments with sports and health club facilities and a 300 key 5* pyramid style hotel. Galerie Butovice The Mall was originally designed to provide 66 retail units, children’s play area and car parking for over 700 cars. Wafi Shopping Mall Dubai

Destination shopping and leisure experience of approx. 65,000sqm focused around a key double height entrance dome facing a transport interchange GUM for train, tram and bus. Within the dome, all levels are accessed by through the dynamic use of Moscow travelators and lifts. An adjacent seven storey 10,000sqm office building was part of the contract. It is clad in multicoloured glass panels and adds to the dramatic composition.

The GUM building in Moscow, built in 1893, stretches a quarter of a kilometer along the Kremlin’s wall, enclosing Red Square on the eastern side. The building has three internal streets lined with retail units on each side and at each level, each three storeys high with glazed semi-circular roofs. Our Moscow office was appointed to develop the concept for the modernisation of the whole of the retail centre, including converting the top floor from offices and storage to retail, creating a food court, and improving the circulation through the building by adding new escalators and additional bridges across the atriums. Our design concept was approved by the Russian Heritage and Ministry of Culture, as it is a Grade 1 Listed building and protected by UNESCO. The implementation of our proposals was carried out by the owners themselves in phases over a couple of years during which time the shopping centre continued to trade.

Private Villa Palm Jumeira Dubai

Our brief for this project was to design a residential tower, on a site in Dubai Sports City, with amenities such as a gymnasium and a swimming pool for use by residents. The apartments would be of varying size, from studios up to 3 bedrooms. The bathroom spaces would be generous, and of high quality. The client’s intention is that sales will be made in the UK, so the apartments should consist of a modern ‘funky’ and clean style with state of the art fittings and fixtures, and that the layouts should suit this style, and any innovation in the modernity would be considered a plus. At ground or podium level, there would be spaces left for separate car drop off, and the surrounding area should adequately cater for car parking at this level. The external areas of the podium deck are extensively soft landscaped, incorporating swimming pools and patio terraces featuring small fountains. When the heat and humidity of the summer inhibits the use of these external areas, air conditioned function rooms that open onto the terraced gardens are available to the residents as a shared facility. We were invited to submit our proposal as part of a closed competition by one of the first UK based property developers to enter the real estate market in the UAE - The First Group. The client brief called for an ‘iconic’ yet commercially viable design. Our design proposal consisted of two pie shaped structures connected via a bridge in the form of a glazed Shah Villa central hallway. The uniquely designed curving balconies further lend drama to the design yet are super efficient in Palm Jumeira terms of space planning and commercial viability. The ‘piece de resistance’ is the balcony that ends in a Dubai dramatic point overlooking the waterbody at the centre of the hub.

The 7Ha master plan creates a rich and diverse neighbourhood, introducing a variety of uses, spaces, architectural form and materials, along with a pedestrian priority landscaped environment linking the central district of the Greenwich Peninsula to the river frontage. Won in competition, this landmark building on the Open University Campus encourages the natural interaction of researchers and ideas for The Faculty of Mathematics & Computing and The Institute of Educational Technology. The design strategy followed intensive analysis of both university aspirations and use patterns in the department. The entire building will be used as a laboratory for experimentation in learning and working processes, supported by column free spaces allowing flexible layouts and adaptable research activities. Energy efficient measures include a passive fresh air and cooling system which makes use of the structural frame’s thermal mass, and an undercroft which feeds fresh air to internal enclosed spaces.
