Brookside Cottage is located in an idyllic rural position on the very outskirts of the village of Tansley. There are lovely views in all directions which include a brook, woodland and pasture beyond. Tansley itself has a village hall, community hall, village green, two public houses, a restaurant and two excellent garden centres. It has a primary school rated “good” by Ofsted (2017). There are many excellent schools in the vicinity including Ecclesbourne and Lady Manners providing secondary state education, Repton independent secondary education, Foremarke providing Repton’s preparatory education, and Ockbrook and St Anselms providing rising 3 to 16/18. The market town of Matlock is within a five minute drive where there can be found more extensive shopping and other facilities including a large Sainsbury’s supermarket, M&S food hall, and a train station providing a direct link to Derby with trains to London St Pancras taking on average one hour and 20 minutes. The wooded gorge, waterfalls and scheduled ancient monument of a cascade of industrial mill ruins of the Lumsdale Valley are all within one mile of the cottage. The country houses of Chatsworth, Haddon, Hardwick, Bolsover, Kedleston and Tissington are all within easy reach and the opportunities afforded locally and by the Peak Park and nearby Carsington Water are endless. The cottage has a mix of low dry stone walling and fenced boundaries. A small pedestrian gate leads from the parking area down several steps to the substantial decked balcony on one side and steps to the extensive grounds to the other. There are terraces for seating and outside the utility room is the spring water filtration unit, and oil fed boiler, both secured in their own containers and also log storage. A substantial cellar with electric and built-in storage can be accessed from the gardens. The balcony spans the full rear width of the property and provides an excellent spot in which to enjoy the lovely views. Beyond is a stunning mix of lawns/grassed areas, informal planting, shrubs and trees including a small orchard. There is a terrace and shed/summerhouse and informal paving and steps leading to the wonderful arched bridge which spans Foxholes Brook some six metres or so below the property.
