Recommendation: REFUSAL This proposal is totally unacceptable. The window frames and doors on any building are some of the most important architectural details. Plastic uPVC windows look artificial, usually have heavy frames and differ significantly from traditional windows and doors in appearance. The fact that some windows have already been replaced in uPVC argues in favour of also replacing these in the correct materials. Appropriate materials would be hardwood windows with six panelled doors, also in hardwood. Traditional designs would be in two or six lights. Secondary double glazing provides a cost effective, unobtrusive and efficient solution to heat loss and traffic noise.

Recommendation: APPROVAL Subject to the use of matching reclaimed materials throughout. On the whole this is a sensitive treatment of a listed building retaining the essential features of the front elevation. The principle of extending this building is accepted, if it is to find a new use. However there is some concern at the elaborate nature of the treatment of the rear that detracts from the simplicity of the original building. One change which we would like to see is the replacement of the existing door aperture on the front with a two light mullion window to match the existing row; the large picture window is inappropriate and detracts from the historical appearance. ______PA/331799/12 Mr P Doherty The Barn, Adj., to The Old Original, Thorpe Lane, Change of use of barn into 2 no. dwellings

Recommendation: REFUSAL Although there is no objection to the principle of converting this barn to residential use a number of details in the proposal are unacceptable. The division of the barn door at the front and winnowing door at the rear is novel, and does not detract from the essential character of the building. However the treatment of the window openings does. These should be

simple in nature and not domestic in appearance. Recommendation: REFUSAL The proposals to change the size and style of these buildings are considered unacceptable. These are simple workers cottages. The proposals have the effect of turning them into much larger dwellings, quite out of character with the historic industrial nature of the site. The regularity and simplicity of the row is destroyed by the gabled extension and the proposed flat roofed family room built out at the front. Both these features are very weak design elements and considerably detract from the character of the original buildings. The cottages should be retained in their original simple form. ______Conservation Areas Advisory Committee – The Committee currently meets at 3.30 p.m. on the day of the Planning Committee. It was agreed that the meeting will now take place at 2 p.m. on the preceding Friday and that the minutes will be circulated electronically at the conclusion of the meeting.

Projection of plans – It was agreed that copies of the original plans where a re-submission had been made would be projected onto the screen, along with any other plans specifically requested by Councillors prior to the meeting.
