The Messenger Center is located in the loading dock on W52nd Street. The staff is here to assist in moving envelopes and small packages not from U.S.P.S. or a major courier. Hours of operations are from 8:00 A.M. to 6:00 P.M. Monday through Friday. There is no service on holidays or weekends. The phone number to the Messenger Center is (516) 367-0862, but you can also contact the PMO at (212) 767-2666. Please instruct delivery services to clearly indicate the name of the company and individual who is to receive the package, the floor location and a telephone number. This will help expedite delivery. The Center is operated for internal service only. Thus, tenants must call their external messenger at the same time as they contact the Messenger Center. The SP Plus/Central Parking garage can be accessed via West 52nd Street. Pedestrians can access the garage using the elevator from the main lobby. The garage can accommodate up to 120 cars. Parking is available 24 hours a day, seven days a week. Availability of monthly parking and rate information may be obtained by contacting the garage management firm, Central Parking System at (212) 664-8564. Short-term parking is also available. These rates are posted at the garage entrances, or may be obtained by contacting the garage management office. In 2020, Property Management created a separate parking area in the garage for our tenant’s bicycles. It is located to the left of the lower level ramp and accommodates up to 22 bicycles in an LED lit, painted area. This space is free to all 31 West 52nd Street tenants. Amenities: Storage

Emergencies: Bomb Threat

Telephone Threat When a bomb threat is made over the telephone, obtain the following information from the caller: Exact location of the device. Time set for explosion; Description of the device; Reason the caller has placed the bomb; Exact words used by the caller. Keep this information as confidential as possible. Notify the Police Department. Call 911. Notify the Management Office at (212) 767-2666 Once the Management Office has been notified of a bomb threat, it is our policy to advise your firm’s manager or senior officer. It is up to the manager or senior officer to decide whether it is appropriate to evacuate the office. In the event that you are asked to evacuate the Building, please move away from the Building so as to allow unfettered access to emergency personnel. Do not re-enter the Building until the Police, or the Fire Department have given clearance. Suspicious Packages or Mail Bombs Letter bombs are usually sent through the mail addressed to a specific individual in the company, usually disguised to look like some sort of gift or a small package. Letter bombs have the power to kill or seriously maim anyone in close proximity. Letter bombs are usually contained within a large size manila envelope ¼” to ½” thick and are fairly rigid. However, the technology used in letter bombs has become increasingly sophisticated and can be difficult to detect visually. Letter bombs have been mailed from cities or small towns in the United States, as well as from foreign countries. Be especially wary of letters that are mailed to titles -- Chairman, President, Manager, Security Officer, etc. - rather than directly to named individuals. If you suspect a parcel contains a letter bomb: Clear everyone out of the immediate area; establish at least a 25-foot radius around the package. Notify the police at 911 and Management Office. DO NOT HANDLE IT UNDER ANY CIRCUMSTANCES. DO NOT ATTEMPT TO DEACTIVATE IT YOURSELF. Top of Page Emergencies: Civil Disturbance

Should a riot or civil disturbance start outside the Building, the security guards will immediately lock all entrances to the building. The police will be notified. We will keep you informed. If a disturbance should occur in the main lobby, all elevators will be recalled to the first floor and the police will be summoned. Emergencies: Elevator Malfunction

If you are in the elevator and it stops for no apparent reason, remember to remain calm. Pressing the emergency button within the cab will alert lobby security that the elevator is malfunctioning. The cab number will be identified, and so too, the specific floor on which it is stuck. The Guard will establish two-way communication with elevators occupants until help has arrived. In the event of a power outage, elevators will continue to operate using our emergency power generator. Should an outage occur, elevator lights will remain on, but the car itself will temporarily cease moving. Each elevator will automatically return to the lobby, their doors will open, and they will remain inoperable until the power has been restored. The following factors shall be expeditiously determined and considered in implementing the fire safety and evacuation plan in the event of a fire in 31 West 52nd Street: Location of the fire (floors and areas on floors). Severity of the fire. Floors affected by smoke conditions. Implementation of Fire Safety and Evacuation Plan: Call 911 and report fire and (if known) fire location. Mobilize FSP Safety Brigade. Identify stairwell(s) for evacuation of building occupants and stairwell(s) for use by responding firefighting personnel. Instruct building occupants on the fire floor and the floor above the fire floor to immediately leave these floors, and evacuate the building and relocate to another safe location within the building below at least three floors below their present location. Fire Prevention Do not accumulate quantities of discarded files or other paper trash in your office or storage area. Pay special attention to housekeeping in those departments that produce quantities of debris, such as duplication machines, mailing and receiving rooms. Do not store large quantities of flammable solvents, duplicating fluids, or other combustible fluids. Keep electrical appliances in good repair. Report unsafe conditions to the building office. When furnishing an office, consider the fire potential of materials used in large amounts, like overstuffed chairs, settees, couches or anything that could become a combustible item. Such furnishings should be flame-proofed. Where potential for fire is especially high, such as supply rooms, tenants may wish to consider installing additional fire extinguishers. Fire Emergency IF YOU DISCOVER A FIRE, you should remain calm and: 1. Pull the nearest fire alarm. Alarms are located in the corridors adjacent to the stairwells. 2. Call 911 from a safe location. 3. Evacuate or relocate and assist all others in the immediate area. 4. Close doors behind you to isolate fire. 5. Proceed to stairwells and listen for instructions. NEVER use the elevators. 6. Be cautious when opening doors so as not to spread the fire. Touch any door to see if it is hot before opening. 7. If smoke is present, stay low and crawl with your body against the floor. The clearest air is near the floor. If forced to make a dash through smoke or flame, hold your breath and cover your nose and mouth with an article of clothing. Top of Page Emergencies: Flooding

In the event of a flood that may cause damage to tenant property or affect the normal operation of the building, designated tenant representatives will be contacted by Property Management personnel, regardless of the time of day. The first priority is to ensure that no personal injury occurs as the result of a flood. The second priority is to discover the cause and prevent or minimize additional flooding. Once the flooding has been contained, clean-up operations will be commenced. Tenants will need to contact their insurance carrier for any damage to their property. Emergencies: Homeland Security

In the event that an accident or illness befalls one of your employees, or a visitor to your office area, please: 1. Call Emergency Services at 911. 2. Do not move the injured/ill person. Attempt to make them as comfortable as possible. 4. If feasible, send someone to meet the emergency unit upon its arrival in the lobby. 5. Call the Management Office at (212) 767-2666. Inform management that you have called 911 and briefly describe the nature of the emergency. 6. The emergency unit will be with you shortly and will administer all necessary medical assistance. 7. All 31 West 52nd Street Office Buildings and Common areas are served by emergency generators. In the event of power failure, these generators will provide emergency power for certain basic building functions. Those functions include: 1. Stairwell Lighting 2. Fire Alarm and Fire Communication Systems 3. Fire Pump 4. Passenger and Freight Elevators will be recalled to the first floor. Elevator operation is limited to one elevator per bank for use by security and those needing evacuation assistance. It is seldom necessary to evacuate the building during a power failure. Unless you are directed to do so through the emergency communication system, please remain in your offices. Please DO NOT CALL the Management Office unless you need to notify us of the location of a disabled employee. Emergencies: Severe Weather

When severe weather conditions become apparent, the U.S. Weather Bureau describes conditions by two (2) classifications, a Watch or a Warning. This applies to the reporting of severe thunderstorms, the approach of weather conditions favoring the formation of tornadoes, a hurricane condition, a winter storm condition, etc. A Watch becomes effective when atmospheric conditions are present that can produce the particular weather phenomenon. A Warning means that the weather condition has been spotted and prompt action must be taken to enhance safety. Except in very rare circumstances, the decision to evacuate the building based on the above weather reports will not be made by the Management Office, but rather by each Tenant Company. However, in the event these conditions do exist, the following guidelines should be adhered to: Move away from outside windows. If the windows in your offices are supplied with blinds, close the blinds (this will provide protection from broken glass). Do not panic. If evacuated, lock all desk drawers and take all items of value with you. If evacuated, use a route that is in the building interior and stay away from large expanses of glass and windows. Use the stairwells rather than the elevators. If evacuated, do not return to your office until advised to do so. Emergencies: Toxic Hazards

If there is a toxic spill or exposure, proceed immediately to an area where you are no longer exposed. Call 911. Provide the building’s address, your floor and phone number, and also what type of spill has occurred. 31 West 52nd Street was built in 1987. The Architect for the building is Kevin Roche, John Dinkeloo & Associates. The foundation is continuous monolithic slab poured on reinforced concrete footings with an exterior façade is finished with granite stone, anodized aluminum and glass. Main Entrances are on West and West 52nd Street. The Lobby renovation was completed in 2019. The new, natural stone floors are exquisite Gioia marble in a honed finish. This white marble contrasts perfectly with the new extended lobby desk in Kenya black marble. The renovated lobby walls are made of brown Kevazingo wood, and the satin sheen lacquered slat ceiling in tropical olive complements the wood walls. New LED lighting throughout the lobby ceiling completes this beautiful renovation. The building is open 24 hours a day, 365 days a year. The main mechanical systems are located on the Mezzanine, 30th floor and the roof. There are 14 passenger elevators and 3 service elevators. Modernized passenger elevators have new cab walls of polar white laminated safety glass, satin finish bases, cladded ceilings of composite aluminum duraglass, painted white, and new destination dispatch indicators, as well as a Captivate electronic news screen. Tenant Re-Entry Initiatives NY The COVID-19 pandemic presented all of us with exceptional challenges for which we had to adapt in ways heretofore unimaginable. Paramount Group, Inc. has been and will continue to be dedicated to communicating with our tenants throughout the pandemic with emails, Executive Orders, memos, links to websites, REBNY updates, Zoom meetings, and any and all information that we feel is pertinent and useful. At 31 West 52nd Street, Property Management was proactive in early March 2020 by adding hand sanitizer stations to the lobby entrances and extra disinfecting services on the weekends – a service that has continued throughout 2020. We initiated our enhanced daily cleaning & sanitizing program to address all high-touch points in common areas and elevators. For social distancing protocols, we added floor signs in the main lobby, at the lobby desk, and in the elevator banks. We added protective germ-inhibiting screens to the elevator keypads, as well as additional hand sanitizer stations in the elevator banks. The elevator cab interiors have social distancing markers. The loading dock and freight elevator area have also been protected with signage, sanitizing stations, and temperature scanning for all vendors. It is in our lobby that you will notice the biggest additions to our safety measures. The thermal imaging system at the 31 West 53rd Street entrance reads the infrared heat signature of the person entering, displays his/her body temperature on the screen, and records the information for 60 days in the system. Should the person display a temperature above 100.4°, we have a separate table where he/she can sit for a few minutes before being screened again. Anyone maintaining a high temperature will be asked to leave the building. This process is for the well-being of our tenants, our staff, and any visitors. In the fall of 2020, we placed four HealthWay air purification units in the main lobby. These units optimize the air filtration system by efficiently capturing 99.99% of particles from the air. Policies: Bicycle Access Rules & Regulations

Bicycles must be registered in advance with the building. If the bike is not registered with the building, you will not be allowed access. All bicycles must enter and exit the building via the designated building entrance - the loading dock located on 52nd Street. When entering and exiting the building, all authorized bicycles must be brought directly from the designated building entrance to the building’s freight elevator. The freight elevators are available from 8 am to 5 pm, Monday through Friday, excluding all building holidays. After- hours/overtime freight is available daily, but cannot be guaranteed. Standard overtime security and freight elevator rates will be applied for any overtime usage. Freight elevator usage is on a first-come, first-served basis. Since entering and exiting the building will not involve the turnstiles, a valid building identification card must be presented to the loading dock security guard on duty before access to the building will be permitted. At no time can the passenger elevators be used for bicycle access. Any tenant employee observed, either by building employees or security video surveillance, bringing a bike onto a passenger elevator or causing damage of any kind to building property including, but not limited to building corridors, carpeting, walls and or floors will be held accountable to make restitution for said damage. The Tenant shall reimburse Landlord via Tenant Work Order billing. All bicycles must be brought directly into the tenant’s premises. Bicycles are not permitted to be left anywhere outside of the tenant’s demised premises. This includes, but is not limited to building corridors, stairways and freight elevator lobbies. This pertains to tenants that share a floor with other tenants and for tenants that occupy entire floors in the building. Bicycles stored within the tenant space must comply with all existing NYC Department of Buildings and NYC Fire Department codes, rules and regulations. VENDOR CERTIFICATE OF INSURANCE REQUIREMENTS Contractor shall provide and deliver an ORIGINAL Certificates of Insurance to Paramount Group, Inc. at least ten (10) days prior to the commencement of any work. All policies shall state that at least thirty (30) days prior written notice will be given to Paramount Group, Inc. by the insurer prior to termination, cancellation, or material change of such insurance. The relocation of your company’s offices begins with your standards on how you would like your space to function and ends with your first official business day in your suite. Please read this section carefully, as it pertains to all aspects of moving in or out of 31 West 52nd Street. Please do not hesitate to call the Management Office for any questions or assistance concerning your move, and remember we are here to help you! The moving company you choose must be a Union mover and shall provide and deliver Certificates of Insurance to Paramount Group, Inc. at least ten days prior to any moving operation. All policies shall state that at least thirty days prior written notice will be delivered to Paramount Group Inc. by the insurer prior to termination, cancellation, or material change of such insurance. All tenant moves need to be scheduled with the Management Office prior to moving in / moving out occurrence. Please be aware that the Tenant is responsible for moving all supplies, furniture, fixtures, and personal property into, within, and out of the Building. It is recommended that a copy of these procedures be given to the moving company prior to the scheduled move date. The freight elevator is available for use by all Tenants, subject to prior reservation and scheduling with the Management Office. As a courtesy to all tenants and to maintain the professional ambiance of the lobby, no equipment, materials, furniture, packages, supplies and other property is to be received via the passenger elevators. General Moving Information 1. Paramount Group has a list of building approved movers. These movers are familiar with our building standards and can ease your concerns regarding the treatment of your merchandise. 2. The moving company must establish a firm arrival time with the Management Office and provide the name and phone number of a contact person knowledgeable about the move. 3. All moves must be scheduled a minimum of two weeks in advance with the Management Office. Weekend moves are preferred and are available with advance notice. Weekday service is available after 5:00 pm. 4. Your moving company must submit an original copy of their Certificate of Insurance ten days prior to your scheduled move. The Management Office will not permit your move to take place without receipt of this Certificate prior to the date of your move. Please contact the Management Office for acceptable statutory limits, additional insured and coverage required. 5. Movers must protect corridor floors, walls, doors and surrounding areas. The mover should acquaint themselves with all conditions and limitations of the facility which might affect the move. The moving company shall take every precaution to safeguard the Building from damages. Movers must use dollies with rubber wheels. 6. Floor and Wall Protection: The moving company shall at all times protect and preserve all materials, supplies and equipment. All reasonable requests to enclose or specially protect such property shall be complied with. This means: All corners must be taped Masonite floor protection must be used on all granite, stone and carpeted floors. Elevators must have properly fitted pads in place. Materials transported in elevators must not exceed weight restrictions. Large, high density items such as safes require special handling to ensure building and elevator floor loading limits are not exceeded. The Management Office must be notified at least 48 hours in advance of moving this type of equipment. 7. Clean Up After Move: The moving company shall remove all Masonite, padding and other trash after move and insure that no empty boxes are left. The Management Office will remove any leftover materials and a charge will be made to the Tenant for any damages caused by the movers to Building areas. Therefore, the Tenant must insure that the movers are aware and adhere to our standards. 8. Permits, Franchises, Licenses, or Other Lawful Activity: The moving company, at its own expense, will obtain and maintain any necessary permits, franchises, licenses, or other lawful authority required for effecting the movement and handling the other services to be performed. Before the move is made, the moving company may be required to produce evidence of such authority to the Management Office. 9. Use of Building Facilities/Elevators: As mentioned in the General Information section, moving reservations must be made two weeks in advance. After your verbal reservations have been made, the Management Office must receive a written copy of these reservations confirming the date and time of your move. Due to heavy elevator usage, we cannot guarantee your elevator if the movers do not start at their scheduled time. NOTE: Elevators are operated by a Freight Elevator Operator ONLY. This service is billable to the Tenant. Permissible Entrance/Exit to Building: 52nd Street to Freight Entrance. A Security Officer mans the loading dock any time it is open. Employees of the moving company will not be permitted access to any part of the building other than the determined “moving route. Freight Elevator Usage: Freight elevator for general pick-ups and deliveries only are as follows: Business Hours: Monday through Friday: 8:00 A.M. to 5:00 P.M. After Hours: Large moves and extended deliveries must be scheduled as follows: Monday through Friday, before 8:00 A.M. or after 5:00 P.M. We do not allow animals into the Building. Pets of any kind–cats, dogs, snakes, birds, etc. cannot be kept in your office. Please inform your employees, and guests that pets are not allowed into the building, Policies: Smoke Free Building

The Smoke Free Air Act of 2002, which went into effect March 30, 2003, made virtually all establishments and businesses with employees smoke-free. These include: All office buildings, factories, and warehouses All private offices and previously designated “smoking lounges” All food service establishments, restaurants, and catering halls All bars, including bars in restaurants Membership associations All areas of theatres Banks, educational and health care facilities, and child day care centers Shopping malls and retail stores (where good are sold or rented to the public) Sports arenas, roller and ice skating rinks, billiard parlors, bingo halls, bowling establishments, and other similar places. Public transportation facilities, reception areas, and waiting rooms Local Law 47, the New York City Smoke-Free Air Act, was signed into law on December 30, 2002. The act makes virtually all workplaces in the City of New York smoke-free, including many places where smoking had previously been permitted. To comply with the new law, employer’s must: Update your workplace smoking policy to reflect the new law. Talk with your customers and employees about the law and prepare them for the changes. Discuss the new law with employees including what they should do to comply with the law. Post “no smoking” signs at all entrances as required including bathrooms, stairwells on each floor, bulletin boards, and other prominent places. Remove all ashtrays from the premises as required. Contact the NYC Department of Health and Mental Hygiene for additional information, nyc.gov/health. All leases include a provision requiring Tenants to have public liability, fire and extended coverage insurance for all Tenant belongings located in the Tenant’s premises. Security: Building Security

Life safety and security of 31 West 52nd Street and our tenants is one of our highest priorities. Consequently, we have developed and implemented a system to maximize personal safety and minimize property damage and theft. Our security system is composed of many elements including a computerized fire and smoke detector and sprinkler system, a digital camera recording system, and two-way radio communication between the Management Office, security staff and building maintenance personnel. Specific elements of our comprehensive security system are outlined below. Bear in mind, however, that the ultimate responsibility for security in your suite rests with you, the Tenant. The Building security staff is on duty 24 hours a day, seven days a week. Surveillance and command operations are centralized in the lobby at the security desk. Specially trained security personnel monitor elevator activities and life safety systems. The security staff also maintains two-way radio communication with other Building personnel (e.g., engineering, management office, janitorial, etc.). The security staff is also responsible for enforcing the Building’s After-Hours Access and Package Removal procedures. Please report all thefts, break-ins, vandalism or emergency situations that may occur in your suite to the New York City Police Department by dialing 911. The NYPD will respond immediately to all calls. After notifying the NYPD, please contact the Management Office at (212) 767-2666. Please report all activity that appears suspicious or unusual to security or to the Management Office. In emergency situations, calls should be directed to the police department prior to calling the Management Office. Please do not assume that someone else has reported the problem. After-hours access is allowed to a tenant’s floor, providing the tenant is in possession of their assigned access card. The security staff is not permitted to unlock individual Tenant offices. The 52nd Street entrance is an allowable entrance/exit 24 hours per day, 7 days per week. (Some exceptions exist, such as COVID-19 temporary changes.) Top of Page Security: After Hours Access

As long as tenants are in possession of their access card, they may access the building at any time, but, if a tenant forgets their key/access card, security personnel are not authorized to provide access to an office space. During after-hours, if a tenant forgets their card, Security will confirm the individual's name in the database and then call upstairs to speak with a tenant contact currently working on the floor. The tenant contact will be required to report to the lobby, show their ID, and security will escort the individual to their respective floor. If a tenant contact is unavailable or cannot be reached, access will be denied. Security: Building Access

Building Access Procedures All tenants entering the building are required to use their assigned access card at the turnstiles. If a tenant forgets their card, they will be required to receive a visitor’s pass for the day after proper authorization is confirmed. Access cards are required for all employees. A designated tenant representative maintains a supply of non-activated access cards for tenant’s use. The designated tenant representative is authorized in the security system to activate access cards for the tenant’s use. Cards can be provided by the Property Management Office at a cost. To cancel an access card or report a missing card, tenants should immediately notify their designated tenant representative, who can then access the security system to de-activate the access card. The designated tenant representative should then notify the Property Management Office, in writing, of the de activated or missing card. Cards that were previously reported as lost and are later found should also be reported to the Property Management Office. Please email us at [email protected]. Visitor Building Access Requirements Tenants must enter visitors into the AwareManager System prior to arrival, preferably the day before. The AwareManager System is a web-based program that allows 31 West 52nd Street’s tenants to schedule single individuals or future meetings with multiple visitors from their office computer. A tenant will log directly onto AwareManager and input their guest’s information. Upon arrival the guest shall produce proper I.D. and a pass will be generated immediately. All unannounced visitors must provide identification. In addition, Security will call the tenant to confirm admittance to the floor. If the tenant cannot be reached, access will be denied. In keeping with the successful implementation of the security program, it is necessary that all known visitors be entered into the AwareManager System. If a contractor is arriving for a meeting or a survey, please enter them as a visitor. (Any contractor working in the building should be entered as a work request – either VENDOR ACCESS or FREIGHT, depending on the arrival time; arrival before or after business hours is overtime/freight.) To ensure scheduled deliveries arrive promptly, please comply with the above regulations. Top of Page Security: Card Access

Card Access Photos and Replacement/Temporary Cards Tenants at 31 West 52nd Street manage their own employee access cards through the Lenel On Guard system. Boxes of cards can be ordered from the Property Management Office and please inquire about the current cost of cards when ordering. Please see “Move In / Move Out Procedures” for more information. Security: Deliveries

Food Deliveries Small Food Deliveries: Small food deliveries are to be delivered to the main lobby. The individual who has ordered the food is then contacted and requested to come to the lobby to receive and pay for their delivery. Please be sure to give the phone number to the vendor making the delivery. Large Food/Catering Deliveries: Large food/catering deliveries are to be directed to the loading dock on West 52nd Street. The delivery will be escorted by message center staff or security officer via the freight elevator to the floor of the delivery, where the tenant will meet the delivery person at the freight car on the destined floor. Please be prepared to receive the delivery in a timely manner. Note: Tenants can also come to the loading dock via the freight car to escort large food deliveries. Under no circumstances will a delivery person gain access to the freight car without an escort of either tenant or security officer, or message center staff. Under no circumstances are wheeled carts allowed in the passenger elevators. All small food deliveries after 5:00 P.M. are to come through the lobby. If it is a large food delivery after 5:00 P.M., the tenant must come to the lobby to retrieve the delivery. Top of Page Security: General Office Security

Security Checklist The following is a list of general office security suggestions, which are offered to you as an aid in establishing your internal security procedures: Restrict office keys/access cards to those who actually need them. Keep complete, up-to-date records of the distribution of all office keys and/or access cards. Establish uniform procedures for collecting keys/cards prior to the termination of employees. Establish a rule that keys/cards must never be left unguarded on desks or cabinets. Require that filing cabinet keys be removed from locks and placed in a secure location after opening cabinets. Prevent unauthorized personnel from reporting a lost key and receiving a replacement. Ensure that a responsible person is in charge of issuing all keys and access cards. Store keys systematically in a secured wall cabinet of either your own design or one that conforms to a commercial key control system. Insist on identification from service personnel who come to work in your office. Clear all desks of important or confidential papers. When working alone in the office at night, lock the front door to prevent anyone else from entering. Keep the police, fire department, and building security telephone numbers posted. Double check to see that all doors are securely locked before you leave. Suspicious Persons If you see a suspicious person in the building, please call the Property Management Office immediately at (212) 767-2666. If possible, make note of location, appearance, clothing, etc. to assist building security. Please be aware of strangers in your Tenant areas and halls. Quite often a question such as “May I help you locate someone?” will be enough to deter a potential thief. Suspicious encounters of this type should be reported to the PMO immediately. Tenant Employee Property Removal Passes Any employee leaving 31 West 52nd Street via the lobby or freight elevator with a box or package must have a Property Removal Pass so that security knows the item(s) being removed have been authorized. Passes can be obtained from the Property Management Office by calling (212) 767- 2666 or emailing [email protected]. Please be advised that individuals may not authorize their own Property Removal Pass. Management only recognizes those signatures that are on record in the PMO. Security: Solicitation

Solicitation is not permitted. If someone is soliciting in your suite, then please notify the Property Management Office at (212) 767-2666 and we will send security to escort them off of the premises. Security: Telephone Closet Access

Telephone Frame Room and Telephone Closet Access To better serve the tenants of 31 West 52nd Street, access to telephone closets is controlled through the Property Management Office. PGI PMO requires that each Tenant submit a Work Request in AwareManager for Vendor Access as least 24 hours before work is to commence in the desired telephone/electrical closet. Requests should include the name(s) of the vendor(s) conducting work, as well as the description of the work taking place. Please note that all communications company employees requesting access to the telephone closet located on the 8th floor must have proper company ID and will be logged in by Security to perform work for a Tenant. They will be escorted to the appropriate telephone closet, or the frame room by an engineer who will open the closet. Security: Tenant Precautions

Ultimately, the responsibility for security must rest with each Tenant. When leaving the building, please insure that all entrances and exits to your suite are locked. During the day, offices, desks, and entrance areas should never be left unattended. Valuables, such as purses, should be locked up or taken with employees upon leaving their work areas. Security: Theft & Insurance

Any suspected theft, no matter how small, should be reported to the Property Management Office immediately. The Police should also be notified immediately by calling 311 and a report should be filed. Police need to be kept informed of any thefts in the Building to establish a pattern to the thefts and to effectively complete the investigation. Personal property insurance is the responsibility of each Tenant. Incident Report To provide an accurate record of every incident, the security staff is required to write an incident report for any accident, theft, or other incident occurring on the property. We would appreciate your cooperation in answering any questions the security staff may have. Security: Vendor/Contractor Access

There may be special instances when vendors or contractors need to work in a tenant’s space. When they do, please use the Aware Manager portal to enter a work request for 1. VENDOR ACCESS if the work can be done during business hours, or 2. FREIGHT and SECURITY work requests for before or after business hours access. Please indicate the vendor’s name, arrival time, and scope of work in the request. We understand that you may have questions and we encourage you to contact the PMO at (212) 767-2666 or email us at [email protected]. Please schedule all work at least 24 hours in advance or up to 3:00 P.M. the day the service is needed, as long as insurance is already on file for a day of service vendor. It is mandatory that vendors and/or contractors working at 31 West 52nd Street provide a Certificate of Insurance (COI) that adheres to our requirements and is current. A valid COI (including evidence of Workers’ Compensation) must be on file prior to any work occurring. Please contact us for a sample or any questions you may have about insurance. Services: Bicycles

The New York Council passed a bill that changed bicycle access into office buildings effective December 11, 2009. According to this bill it is the tenant’s responsibility to request in writing (using a form published by the DOT/DOB), that the Building Ownership prepare a bicycle access plan (which we have completed). This request must be made by the company and not the individual. A copy of the request must also be filed with the city agency. Please use this link, then select for Bikes in Buildings information for office building tenants and subtenants, and under Tenants, select Submit a Tenant Request. Please note that Paramount Group, Inc. is not required to provide space for bicycles brought into the building or to permit a bicycle to be parked in a manner that violates building or fire codes or any other applicable law, rule or code, or which otherwise impedes ingress or egress to the building. Tenants are responsible for storing bicycles within their space and will be held accountable for any code violations. The bill also stipulates that access to tenant floors will be via freight elevator on a first-come, first-served basis during the building’s normal hours of operations. For 31 West 52nd Street this is 8:00 A.M. – 5:00 P.M. Bicycles utilizing passenger elevators will be strictly prohibited and enforced. Additionally, there will be charges for bicycles entering/exiting the building during hours outside of normal operation. Services: Signage

All building signage must be submitted to the Management Office for approval. Services: Cleaning

Cleaning services are provided daily at 31 West 52nd Street. In addition, the day matron and porters attend to restrooms to ensure that sufficient supplies are on hand. Porters monitor the perimeter of the building to keep the plaza and sidewalks free of debris and clean. During the evening, the cleaning staff is supervised by an individual appointed by the cleaning contractor. This supervisor is responsible for the entire nighttime staff, who provide cleaning services for tenants’ suites. Additional cleaning services are not included within the lease. Please contact the Property Management Office for information regarding any additional cleaning services. Please clearly identify items which are to be discarded, but cannot fit in trash receptacles. For bulk trash/debris items tenant must submit a work order request in AwareManager for TRASH. Please mark boxes and other debris as “TRASH” and leave them in the suite. The night cleaning crew will remove all items that are clearly identified as trash and there will be an additional charge to tenant for the removal of bulk trash items. Please refer any problems concerning nightly janitorial service to the PMO by emailing us at [email protected]. Important note: It is a fire code violation to store any items in the freight elevator lobbies. Any items left in the freight elevator lobby will be discarded at the tenant’s expense. Window Washing: The Building’s interior and exterior windows are cleaned semi-annually. We will endeavor to send one week’s advance notice to all Tenants prior to the start of any interior window cleaning. Services: Elevators

31 West 52nd Street is equipped with 17 elevators. There are 14 passenger elevators in two banks, 1 freight elevator, 1 retail service elevator and 1 elevator from the Ground Floor to the Garage. The elevator equipment and computer-based dispatching controllers are being upgraded as part of the elevator modernization. The modernized passenger elevators have new cab walls of polar white laminated safety glass, satin finish bases, cladded ceilings with composite aluminum duraglass, painted white, and new destination dispatch indicators, as well as a Captivate electronic news screen. Freight Elevator Service: 31 West 52nd Street has one freight elevator with direct access to the loading dock. The freight elevator opens onto freight elevator vestibule from 29th floor down to the lower level. The daily hours of the building freight car are 8:00 A.M. to 5:00 P.M. for normal deliveries. A normal delivery is considered one trip in each elevator or two timely trips. All deliveries requiring two or more large trips will require the elevators to be reserved. All construction material must be delivered after or before normal business hours. Overtime hours are:

The availability of freight elevators will be on a first-come, first-served basis. Please enter a work request in Aware Manager for FREIGHT and if needed, call the Property Management Office in advance to ensure elevator availability for the required time at (212) 767-2666. A work request must be entered no less than 24 hours prior to use. There is an hourly charge for these services. Weekend reservations must also be made in advance. For weekend, holiday and non-contiguous weekday hour (e.g., 1:00 A.M. to 5:00 A.M.) reservations, the tenant will be billed a minimum of four hours. Also note that tenants will be billed for four hours for scheduled weekends and two hours for scheduled weekdays in the event of a cancellation without notice. If required, an elevator mechanic will be assigned to the move. The cost for the elevator mechanic will be billed in your monthly sundry invoice. To ensure scheduled deliveries arrive promptly, please comply with the above regulations. Freight Area: The Freight Area located on each floor of the building must not be used for storage for any office furniture and kept free of debris at all times. Energy costs are the single largest expense for this Building. In an effort to reduce costs to all Tenants, we have an ongoing program to identify and implement energy conservation projects. While the Building is heated at all times during the heating season, a lower temperature is maintained in the evenings and on weekends. In order to reduce operating costs, please turn off all the lights in your suite when you leave in the evening. The night cleaning staff, in cleaning your suite, will turn all lights off when done. Computers, multi-function copiers, and coffee machines, for example, should also be turned off each evening or put into energy save mode. Every Tenant will benefit from these simple measures to conserve energy. Electrical Closets: The Electrical Closets located on each floor are locked for security purposes. Should you need access to this area please contact the Property Management Office at (212) 767-2666. Electrical Requirements: In general, office floor electric capacity is designed at 6 watts per usable square foot in accordance with New York City Building Code. Top of Page Services: Extra Services

A service charge will be incurred for any additional HVAC or cleaning services. Charges for these services will be reflected on any sundry bills issued by the Management Office. If a Tenant requires HVAC service during times other than those defined in their Lease, an O/T HVAC work request must be entered in the AwareManager portal at least 24 hours in advance. The request should include the date, time and floors requiring overtime HVAC. Charges for overtime HVAC are billed once a month. HVAC Hours of Operation Heating and base building air conditioning are controlled by a Building Management System (BMS). The normal hours of operation for building comfort air are from Monday to Friday, 8:00 A.M. - 6:00 P.M. or as stipulated in tenant lease. The temperature in the Building is maintained at a comfortable level. Should the temperature level change abruptly or exceed a reasonable level in your suite, or in a particular office, please enter a work request for HVAC hot/cold in Aware Manager. Heating and base building air conditioning are not provided on Saturdays or Sundays, Holidays, or after normal hours of operation for the building (6:00 P.M.). If you need HVAC during these times, please enter a work request in AwareManager for O/T HVAC at least 24 hours in advance. On extreme temperature days, there will be an additional hour charged in order to ensure that the temperature is acceptable at the requested time. HVAC System Overview Heating is provided by Con Edison Steam through perimeter fan powered boxes with hot water coils located in the ceiling. Self-contained thermostatic control valves are installed to control individualized comfort levels. The Building is equipped with dedicated floor chilled water air handler units which allow for independent, cost effective and efficient ventilating and air conditioning service. Chilled water is supplied to each floor via the Mezzanine central plant. This is especially needed when operating outside business hours. Each floor is ventilated with fresh air by two ventilating fans located on the Mezzanine level and at the top of the building. A computer controller linked to the building’s energy management system controls each fan so that fans operate at an optimum efficiency point. Tenants requiring auxiliary self-contained air conditioning for computers or telecommunications are able to connect to an independent condenser water system, which is available to operate 24 hours per day, 365 days per year. If any lights need to be replaced in a tenant space, please enter a work request for LIGHTS in the AwareManager portal. The cost of this service consists of a material charge and a labor charge that will be billed monthly as part of sundry billing. The material charge depends on the type of lamp replaced. All mail delivered via the United States Postal Service is delivered directly to the tenant or to the tenant’s mailroom. The Post Office has no scheduled pick-ups from 31 West 52nd Street. Any regular or bulk mail should be deposited outside the building in a nearby box (there are several on 6th Avenue, the nearest one at 6th & West 53rd) or brought to a postal facility (e.g., U.S.P.S. Station, 610 , located on the Mezzanine level or U.S.P.S. at Radio City Station, 322 W 52nd Street between 8th & 9th Ave). All Federal Express, UPS, DHL, and any other non-postal materials will enter and leave 31 West 52nd Street during normal business hours through the Loading Dock on 52nd Street. All small package deliveries will be picked up through the Messenger Center. Non-postal materials may not be delivered to, or left at, the main lobby desk at any time. Services: Maintenance Requests

All requests for service should be entered into the AwareManager System. Aware is a web- based work request system that can be accessed by tenants by clicking on the link above. The Management Office will then dispatch the appropriate personnel to address the requested service. If you have a question about whether or not a service is billable, please contact the Management Office. Services: Recycling

All commercial businesses/commercial tenants are required by law to recycle. This applies to all business entities including stores, restaurants, offices, and other entities serviced by private carters. The New York City Department of Sanitation (DSNY) enacted new recycling laws effective August 1, 2017 as part of the city’s Zero Waste to landfills by 2030 program. All receptacles should be labeled and the containers, preferably, should be color coded: blue (recycling), green (mixed paper), and black (waste). Suggested signage for each receptacle is Metal, Glass & Plastic (MGP) for recycling/blue; Mixed Paper for paper, cardboard, etc./green, and Waste Only for all other waste/wet waste/black. Liners are not required for mixed paper bins, but if they are used, they must be clear. Clear liners should also be used for recyclables. It is imperative that only recyclable materials go in these containers. If non-recyclable materials are deposited there, the material is contaminated and no longer considered recyclable. Non-recyclable materials include food (wet waste) and any other trash. This receptacle should be identified by having a black liner and a Waste Only label. The cleaning contractor will remove these bags and leave them in the loading dock for collection. The building’s rubbish hauler sends trucks nightly to remove both the recyclable and non-recyclable materials from the building to a transfer station. Services: Telecommunications

31 West 52nd Street can accommodate the most sophisticated communications systems. The primary and satellite telephone/communications room is located on the 8th Floor. A communication riser closet is located on each floor. Fiber optic capabilities are available for tenant connections as required. 31 West 52nd Street has granted access for telecommunications services to AT&T, Cogent, Crown Castle, Level 3, Verizon, Zayo, and Spectrum to offer tenants a competitive and flexible telecommunications infrastructure. Cable Television Service The Building is cable-ready. Tenants wishing to add cable television service to their suites must call Spectrum at (855) 944-0991 or complete a communication form online at business.spectrum.com.
