The Lookout has operated as a highly successful holiday let for some years but also represents a wonderful opportunity for a weekend retreat, or simply the most stunning home in a unique position on the coast.

Amazing Location “We were actually viewing another much smaller cottage on Salthouse Green when the agent mentioned a larger cottage had literally just come on the market with them that day and would we like to take a look,” the present owners said. “It was perched higher up the hill just below Salthouse church and overlooking the famous birdwatching marshes with a sea view, so we knew immediately it was in a better and quieter location.” The owners were aware that they would be taking on quite a task as the house needed a great deal of attention and the garden was overgrown with only glimpses of the sea but, nevertheless, they completed the purchase of The Lookout in July 2010. The previous owner of the property had been the world renowned fisherman John Bailey, who presented a long- running TV series on Sky, and prior to his ownership the house is understood to have been built as an artist’s studio in the 1950s. “This makes sense as this coastline is famous for its very painterly light and dramatic skies that seamlessly meet the sea.”

The owners’ renovation and remodelling of the property was inspired by an eclectic mix of Scandi/New with a nod to the Caribbean both externally and internally. “With my background in fashion design and interiors, I immediately knew how I wanted to transform what was formerly known as Appletree Cottage, which we renamed The Lookout, a more apt name to suit the outstanding coastal views and inspired by the third-bedroom-cum-study upstairs.” A major change was to remodel the master bedroom so that it incorporated a walk-in dressing area and en suite bathroom. Externally, James Hardie fibre-cement cladding was installed to all three exterior gables and painted in a spruce colour, while internally all the walls to the cottage were insulated and covered with white- painted tongue and groove panelling throughout, except for the master-bedroom painted in a watermelon green. The Lookout won a major regional award from The Federation of Master Builders for Outstanding Renovation of the Year in 2012, and also featured as ‘Property of the Month’ in the Norfolk County magazine.

When asked about their favourite space in the property, the present owners replied, “The main open-plan living/dining area is not only a practical relaxing space enjoying fabulous sea views, but a great entertaining space with its French doors that open onto the sun- deck fitted with glass balustrades. We had a lovely housewarming party just after we finished the renovation, on a late summer evening – I distinctly remember fun and laughter as guests spilled out onto the deck under one of those clear starry Norfolk nights.” The room is bright and airy with a dramatic high-ceiling exposing A-framed cross beams, and with triple aspect sets of windows and glass doors making the most of those stunning sea vistas and also the wonderful view up to picturesque Salthouse Church too. And when the cottage isn’t booked, the owners are apt to use the upstairs study room to write. “It’s a very inspiring space with spectacular views over the marshes to the sea, where many species of birds can be seen in this famous Area of Natural Beauty.”

As the owners remarked, this well-appointed and pretty cottage really ticks all the boxes, with the picturesque and tranquil setting providing glorious sea views, and local amenities and the beach just moments away. “It’s ideally located to explore all that the North Norfolk coast has to offer including the fine Georgian Town of Holt nearby.”

Outside The present owners designed a low-maintenance Mediterra- nean-style gravel garden with drought-loving Euphorbias, New Zealand Flax/Phormiums, Prairie Grasses and Purple Verbena Bonariensis. “We actually planted all the plants you see today in the summer of 2010. Now they are so well established, guests often comment that it’s like staying somewhere abroad!” Three towering cabbage palms to the front of The Lookout greet one on enter- ing the car-parking area where there is room for several vehicles. “The beauty of the garden is that you have two idyllic spaces: the rear sun-deck and the sunken south-facing front courtyard garden. Fragrant Red Valerians grow wild on the coast here and have self-seeded abundantly around The Lookout, completing the picture of an idyllic setting,” the owners said.

Village Delights The Lookout’s unique position in an Area of Outstanding Nat- ural Beauty and an RSPB bird reserve means that it is moments away from the sea and perfectly located for amazing walks along the coast and bird watching. In addition to the coastal path, there is nearby Peddars Way, not forgetting the many lovely walks that owners mentioned they have taken up the hill to Salthouse Church and beyond into the scenic rolling countryside. “Salthouse village has a wonderful pub-eatery, The Dun Cow, a great village shop and cafe, and also the nationally renowned Cookie’s Crab Shop – all a few minutes stroll from The Lookout. The local church periodically holds very interesting fine art exhibitions too, showcasing local artists and sculptors.”
