Warsaw, 4 June 2013 ANNOUNCEMENT NO. 31/13 MILITARY PROPERTY AGENCY acting pursuant to Article 23 paragraph 1 point 1 of the Act of 30 May 1996 on the management of certain assets of the State Treasury and on the Military Property Agency (i.e. Journal of Laws of 2004, No. 163, item 1711 as amended) and pursuant to Article 37 paragraph 1 of the Act of 21 August 1997 on the property management (i.e. Journal of Laws of 2010, No. 102, item 651, as amended) and in accordance with the Regulation of the Council of Ministers of 14 September 2004 on the manner and the procedure of conducting tenders and negotiations regarding the sale of real estate (Journal of Laws of 2004, No. 207, item 2108, as amended) announces: the second unlimited oral tender for sale of properties owned by the Military Property Agency located in Nowy Dwór Mazowiecki on the area of Modlin Fortress, within 3-09, entered into the land register under numbers 6/13, 6/14, 6/15, 6/16, 6/22, 6/23, 6/24, 6/28, 6/30, 6/32, 6/36, 6/37, of the total area of 57.7608 hectares, with 38 buildings of total usable surface of 59,122 m2 and cubic capacity of 632,244 m3. The properties were included into the registry No. 49/12 that was displayed from 31 December 2012 to 21 January 2013 on the notice boards in the registered offices of the Municipal Office of the Capital City of Warsaw, Town and Community Office of Nowy Dwór Mazowiecki, Poviat Starosty Office in Nowy Dwór Mazowiecki and the Military Property Agency in Warsaw, ul. Nowowiejska 26A, as well as posted on the Military Property Agency’s website www.amw.com.pl. The press release on the register was published in Dziennik Gazeta Prawna daily newspaper on 31 December 2012. The first unlimited oral tender was taken on 24 April 2013. The property created of plots of land No. 6/13, 6/14, 6/15, 6/16 is entered into the Land and Mortgage Register No. WA1N/00060929/1, the property created of plots of land No. 6/22, 6/23, 6/24, 6/28 , 6/30, 6/32, 6/36, 6/37 is entered into the Land and Mortgage Register No. WA1N/00065312/8, held by the IV Land and Mortgage Register Department of the District Court in Nowy Dwór Mazowiecki. The properties are the part of the fortifications of Modlin Fortress - the inner defence perimeter of the Citadel with the defence barracks - entered in the register of monuments of Mazowieckie voivodeship, according to the decision dated 19 April 1957 under the number 1062/69. The properties are all legally recognized as conservation area, and each and every owner has rights and obligations arising from the provisions of the Act of 23 July 2003 on the protection and care of historical monuments (Journal of Laws of 2003 No. 162, item 1568, as amended). The properties are located on the area of the former Modlin Fortress fortification - currently the district of Nowy Dwór Mazowiecki. Modlin Fortress is located about 40 km to the north - west of Warsaw, in the so-called Kotlina Warszawska at the confluence of the Narew and Vistula rivers, near the national road No. 7 Warsaw - Gdańsk. At a distance of about 5 km civilian airport in Modlin is located, which handles the carriers of the so-called low-cost airlines. Modlin Fortress is one of the largest and the best preserved fortresses in Poland. It consists of a citadel and reinforced bridgehead: kazuńskie and nowodworskie and two fort rings. Modlin Fortress is a complex of fortifications that has been extended several times and that contains elements of French, Russian and Polish fortification. The history of the Fortress construction dates back to the Napoleonic time, it was thoroughly redesigned and expanded in the tsarist period. The properties offered for sale are located in the central part of the Fortress and form one compact complex. They include the oldest part of the Fortress, with a gate and the preserved course of the Napoleonic embankment, unique defence barracks building with a length of 2,250 metres and of a shape of irregular hexagon and other fortifications and ancillary structures. Despite the destruction of the part of the brick buildings and local deformations of the earth structures, the whole complex is quite well preserved, with clear spatial layout. It is one of the most valuable parts of the Fortress, of a key importance for the management and development of the district. 1. Plot of land No. 6/13, area of 0.2992 hectares, Land and Mortgage Register No. WA1N/00060929/1, an asphalt road which is the extension of Bema Street, provides access to Kadetów Gate and Poniatowskiego Gate and is connected with the roads surrounding the Citadel. 2. Plot of land No. 6/14, area of 0.6636 hectares, Land and Mortgage Register No. WA1N/00060929/1, is an unsealed road, surrounding the Citadel from the north-west and the north side, runs from plot of land No. 6/13 to plot of land No. 6/28. 3. Plot of land No. 6/15, area of 0.2500 hectares, Land and Mortgage Register No. WA1N/00060929/1, located to the north of the Citadel in its immediate vicinity, in the inner ramparts, partly wooded, of height varying terrain, buildings: plot of land with a building No. 196 - North Gate - built in 1899, with an area of 268 m2, cubic capacity of 3215 m3, one- storey, solid brick, without basement, a brick barrel vault ceiling covered with the ground, the building does not have an installation system and is unplastered. 4. Plot of land No. 6/16, area of 0.1600 hectares, Land and Mortgage Register No. WA1N/00060929/1, located to the north of the Citadel in its immediate vicinity in the inner ramparts, partly wooded, of height varying terrain, buildings: plot of land with a building No. 194 – Dąbrowskiego Gate - erected in 1899, with an usable area of 275 m2, cubic capacity 4536 m3, one-storey, solid brick, without basement, a brick barrel vault ceiling covered the ground, the building does not have an installation system and is unplastered, the steel gate located in the building is destroyed. 5. Plot of land No. 6/22, area of 0.3894 hectares, Land and Mortgage Register No. WA1N/00065312/8 is a cobble stone road running along the wall of the Citadel from the west and north-west of Poniatowskiego Gate to the Tatarian Tower at which it expands into the square, it runs from plot of land No. 6/13 and provides direct access to plot of lands No. 6/23 and 6/24. 6. Plot of land No. 6/23, area of 2.0274 hectares, Land and Mortgage Register No. WA1N/00065312/8, located in the south-west corner of the Citadel on the Vistula escarpment, accessed from Bema Street by roads designated as plot of lands No. 6/13 and 6/22, steel mesh fenced, currently in the use of the Ministry of National Defence, is fully equipped with the technical infrastructure, buildings: as follows: - building No. 199 - subwall/warehouse - erected in 1899, usable surface of 595 m2, cubic capacity 7156 m3, one-storey, without basement, traditional construction of solid, cement and lime brick with a brick arched roof covered with earth, concrete floors, wooden plank doors partially glazed, unplastered walls, the building equipped with electricity and ventilation gravity systems, the building is currently used as a garage and storage. - building No. 314 - garage - built in 1973, with an area of 258 m2, cubic capacity of 1604 m3, detached, single-storey, without basement, reinforced concrete construction, masonry, reinforced concrete roof covered with tar paper, exterior and interior cement-lime stucco, concrete floors, doors and steel doors partially glazed, steel windows, the building with the electricity, water and sewage installation, central heating, natural ventilation, the building currently used as a garage. - building No. 511 - defence barracks - erected in 1836, with an usable area of 4,366 m2, cubic capacity of 44,248 m3 as a part of Citadel development (gable from the south) two- storey, basement, a traditional brick construction of solid brick, with mixed arched ceilings with brick and ceramic plate, roof of wooden construction covered with tar paper, from the courtyard cement and lime outer plaster, unplastered outside walls, cement and lime plastered walls inside with oil-painted dado to a height of 1.5 m, the washing facilities with tiles, varied floors: terrazzo, PVC, wood, tiles in toilets, wooden box windows, wooden and full external and internal doors, building equipped with electricity, water and sewage system, central heating, natural ventilation, the building is currently in use. - building No. 501 - defence barracks / warehouse - erected in 1836, with an area of 1,273 m2, cubic capacity of 9865 m3, two-storey, basement, a traditional brick construction, with mixed arched solid brick ceiling and plate ones, wooden roof structure covered with galvanized sheet, no external plaster, cement and lime plaster inside with dado to a height of 1.5 m, the washing facilities with tiles, varied floor: terrazzo, PVC, wooden building equipped with electrical, water and sewage systems, central heating, natural ventilation, the building is currently used as a workshop. 7. Plot of land No. 6/24, area of 0.0497 hectares, Land and Mortgage Register No. WA1N/00065312/8, located in the south-west corner of the Citadel, accessed from Bema Street with a use of roads designated as plot of lands No.
