The house which is not listed has been designed to take full advantage of its glorious setting with the reception rooms enjoying stunning far reaching views over the surrounding countryside. Accordingly the rooms which are beautifully proportioned with excellent ceiling heights are flooded with a good deal of natural light. The house exhibits many wonderful period features typical of its age including large windows, several with shutters, impressive ornate fireplaces, original ceiling cornicing and exposed wooden floors. The current owners, who are offering the house with no onward chain, have substantially updated and improved the property in recent years so that it is now offered with modern fixtures and fittings. Of particular note the original kitchen and breakfast room have been opened up to create a fabulous open plan kitchen/breakfast room with a hand-crafted kitchen including an island unit and Aga which creates a very attractive entertaining space. Adjacent to the kitchen is a cloakroom and utility room, good sized back kitchen with range of units and inglenook fireplace. A recent addition of the garden room enhances the accommodation which includes a wood burning stove, glazed windows and access to the side garden. On the first floor a galleried landing provides access to the bedrooms. There are five double bedrooms, three of which have recently installed en-suite facilities. There is also a beautifully fitted family bathroom with roll top claw foot bath and enclosed shower. Externally, The Old Rectory is approached via a sweeping gravel driveway which leads to the side of the property and provides ample parking and turning space. At the front of the house is a raised terrace which extends to the side of the house, which overlooks fields. To the rear is an elevated section of garden which is predominantly laid to lawn and surrounded by deep planted herbaceous borders with a raised terrace and seating area. The garden area includes a bog garden with established Gunnera. There is a beautiful summer house near the back of the house with steps which lead up to the heated outdoor swimming pool, which is enclosed and provides a good degree of shelter and privacy. On the other side of the house is a productive vegetable garden with stream to one side running through a series of ponds and waterfalls, creating a wonderful water feature. There is further access from the driveway to the detached former stables with reverse level living accommodation which includes a sitting room, kitchen, 2 bedrooms (both en-suite), an open fronted store and a parking area to the front.
