Landmarks Preservation Commission March 23, 2010, Designation List 427 LP-2373 TESTIMONY AT THE PUBLIC HEARING On October 27, 2009, the Landmarks Preservation Commission held a public hearing on the designation of the Upper East Side Historic District Extension (Item No. 4). The hearing had been duly advertised in accordance with the provisions of law. Twenty-two people spoke in favor of designation including City Councilmember David Garodnick, Community Board 8 District Manager Latha Thompson, Andrew Dolkart (Director of the Historic Preservation Program at Columbia University), representatives of State Senator Jonathan Bing, Congressmember Carolyn Maloney, Manhattan Borough President Scott Stringer, City Councilmember Jessica Lappin, Friends of the Upper East Side Historic Districts, the Municipal Arts Society, the Society for the Architecture of the City, the Historic Districts Council, the New York Landmarks Conservancy, Carnegie Hill Neighbors, and Civitas, as well as three neighborhood residents. One of the speakers spoke in favor of designation as a representative of both the Beaux Arts Alliance and the Church of the Resurrection, and another speaker read two letters in support of designation. A representative of the Real Estate Board of New York was the only speaker in opposition to designation. UPPER EAST SIDE HISTORIC DISTRICT EXTENSION BOUNDARIES AREA I of the Upper East Side Historic District Extension consists of the property bounded by a line beginning at the intersection of the southern curbline of East 75th Street and the eastern curbline of Lexington Avenue, extending northerly across the roadbed of East 75th Street and along the eastern curbline of Lexington Avenue to a point formed by its intersection with a line extending westerly from the northern property line of 1061-1065 Lexington Avenue, easterly along said property line and the northern property lines of 157 through 163-173 East 75th Street to the eastern property line of 163-173 East 75th Street, southerly along said property line and across the roadbed to the southern curbline of East 75th Street, westerly along said curbline to a point formed by its intersection with a line extending northerly from the eastern property line of 176 East 75th Street, southerly along said property line to the southern property line of 176 East 75th Street, westerly along said property line, the southern property line of 174 East 75th Street, and a portion of the southern property line of 172 East 75th Street to the eastern property line of 151 East 74th Street, southerly along said property line and across the roadbed to the southern curbline of East 74th Street, westerly along said curbline to a point formed by its intersection with a line extending northerly from the eastern property line of 144 East 74th Street (aka 1031 Lexington Avenue), southerly along said property line to the northern property line of 1019-1029 Lexington Avenue (aka 145-151 East 73rd Street), easterly along a portion of said property line to the eastern property line of 1019-1029 Lexington Avenue (aka 145-151 East 73rd Street), southerly along said property line to the northern

    Landmarks Preservation Commission September 23, 1980, Designation List 137 LP-1127 PERSHING SQUARE VIADUCT (Park Avenue Viaduct), Park Avenue from 40th Street to Grand Central Terminal (42nd Street), Borough of Manhattan. Built 1917-19; architects Warren & Wetmore. Landmark Site: The property bounded by a line running easward parallel with the northern curb line of East 40th Street, a line running northward to the edge of Tax Map Block 1280, Lot 1, parallel with the eastern wall of the viaduct, a line running westward along the edge of Tax Map Block 1280, Lot 1, and a line running southward parallel with the western wall of the viaduct to the point of beginning. On March 11, 1980, the Landmarks Preservation Commission held a public hearing on the proposed designation as a Landmark of the Pershing Square Viaduct (Park Avenue Viaduct) and the proposed designation of the related Landmark Site (Item No. 9). The hearing had been duly advertised in accordance with the provisions of law. Four witnesses spoke in favor of designation. There were no speakers in opposition to designation. DESCRIPTION AND ANALYSIS Located at Park Avenue and 42nd Street, tfie Pershing Square Viaduct was constructed tn 1917-1919. The viaduct extends from 40th Street to Grand Central Terminal at 42nd Street, linking upper and lower Park Avenue by way of elevated drives that make a circuit around the terminal building and descend to ground level at 45th Street. Designed in 1912 by the architectural firm of Warren & Wetmore, the viaduct was conceived as part of the original 1903 plan for the station by the firm of Reed & Stem.

    Ophir Farm and Manhattanville College Dear Visitor: Dating back to the 17th century, the story of Ophir Farm combines just the right mix of historical truth and local legend, and serves as a worthy heritage for Manhattanville College, now on the same site. This booklet provides a glimpse into the history, landscaping and architecture of both and is designed to supplement your walking tour with a chronological background that will make the buildings and scenery come alive. The Ophir Farm estate was once one of the nation’s most prominent model farms, an art form and hobby pursued by affluent farmers in the 1800's. Today, it includes a rich sampling from artisans who have worked on New York City’s Central Park, the White House, the Capitol, the campuses of Harvard and Columbia, St. Patrick's Cathedral and Lincoln Center. Our guide has been created, in part, to celebrate and preserve these treasures. Gayl Braisted compiled many of the sources in this history for her Masters thesis at Manhattanville.     A SELF-GUIDED WALKING TOUR OF MONTROSE PARK Montrose Park Historic District Association Our mission is to promote, preserve, and beautify the Montrose Park Historic District, maintain its integrity, and enhance the quality of life for all residents. Montrose Park Historic District Association is a non-profit, tax exempt organization under the IRS Code 501(c)(3) MONTROSE PARK HISTORIC DISTRICT ASSOCIATION This walking tour celebrates the rich architectural heritage concentrated in South Orange and particularly in the Montrose Park neighborhood, which has been listed on the National Register of Historic Places since 1997. This tour doesn’t cover every house but highlights some of the more interesting homes in a structured leisurely walk that you can complete in about an hour. MPHDA thanks Janet Foster, a historic preservation consultant, for her assistance in curating the stops on this walk and for the written commentary, both about the houses featured and the development of the area we call Montrose Park. BEGIN THE TOUR IN GROVE PARK, NEAR THE INTERSECTION OF GROVE ROAD AND RALSTON AVENUE A LITTLE BACKGROUND ON THE ORIGINS OF MONTROSE PARK In the mid-19th century, the Oranges were both traditional farming communities and emerging “resort” areas. “Mountain Station” was established by the 1840s along the Morris & Essex Railroad to serve the Mountain House, a fashionable hotel and spa located on the hill behind the Mountain Station. It advertised that South Orange and the hill to its west made it the “Switzerland of America”. Clearly, most people visiting had not been to Switzerland, or had even seen the Rockies.
