This month’s Editorial is written by Richard Elliott:

We have been settled here in rural for eighteen years, having spent the previous thirty moving around the country every two or three years. Home was originally near the coast in Hampshire, but the place we now feel we belong, is here in this wonderful part of Norfolk. That sense of belonging has always been important to us. In all the places we have lived there have been people who have helped to ensure that we belong. What helps us to feel we belong? Well family, if you are lucky enough to have relatives nearby, or maybe some unexpected act of kindness, or participation in a community event or a readiness to help oth- ers. These are some examples but there are so many more. And let’s not forget that the sense of belonging can come from both giving and receiving.

Sadly, not everyone feels they belong and too many people feel left out, forgotten or unwanted. For the elderly and less mobile some will feel trapped, isolated, or more and more detached from the communities in which they live. Likewise, for younger people with busy working lives, home can simply be a place to stay between work with little contact or participation with the community. Some people may not have family or friends nearby and it can feel like we just don’t belong. I’d like to suggest that we all take some time this month to think about our community and our contributions to it. This could be as simple as ten minutes to stay in touch with an elderly neighbour, doing what we can to ensure that everyone feels they belong. And if you don’t feel that sense of belonging, it’s important to remember that we all belong to God’s family, and our heavenly Father will never forget us!

ADVERTISEMENT: EQUITY RELEASE & how can it help you. Equity release schemes may be a good option if you need to tap into the wealth you've accumulated in your property without the hassle of having to move house. Accessing the property's value for more cash in retirement if you're facing an income shortfall or need a lump sum to meet an unexpected expense or make improvements to your home. The advantages of choosing equity release include: Being able to get a lump sum, a regular income, or both. A reputable plan will guarantee that you’ll be able to continue living in your home. Equity release options come in two different forms: 1. Lifetime mortgage: you borrow a proportion of your home's value provided it is your main residence, while retaining ownership. You can choose to ring-fence some of the value of your property as an inheritance for your family. You can choose to either make repayments or let the interest roll-up. The loan amount and any accrued interest is paid back when you die, sell your home or when you move into long-term care. Reputable schemes guarantee that the repayment will never exceed the value of your property (the 'no negative equity guarantee'). Some providers offer a ‘drawdown’ facility, which means that instead of borrowing all the money you need as a lump sum at the start, you can take smaller cash amounts as you need to. 2. Home reversion: you usually sell a share of your property to the provider in return for a lump sum or regular payments. You have the right to continue living in the property until you die, rent free, but you have to agree to maintain and insure it. You can ring-fence a percentage of your property for later use, possibly for inheritance. The percentage you retain will always remain the same regardless of the change in property values, unless you decide to take further cash releases. At the end of the plan your property is sold and the sale proceeds are shared according to the remaining proportions of ownership. So if you think equity release is the right choice for you, we will be able to recommend the plan that is most suited to your needs by researching all the products in the market. CHOOSING THE RIGHT SOLICITOR FOR YOUR CONVEYANCING

By Craig Ward, Spire Solicitors LLP- 01953 606351 Buying a house is a daunting prospect and will undoubtedly be the largest financial commitment that the majority of us will undertake in our lifetime. Home buying is also a very stressful time for all parties involved, so it is essential to choose the right conveyancing solicitor to support you throughout the process. When you are choosing your conveyancing solicitor, there are 5 key factors to consider, which we have summarised below:- Price – You should be cautious of firms who quote very low prices. It is more than likely that ‘hidden extras’ will have been omitted from their price and whilst it is tempting to choose a solicitor on price alone (especially when budgeting to buy a property) you should consider whether you will receive a service in line with your expectations. The cheapest solicitor is unlikely to be the most effective. Service – It is important to look at the level of service you will receive. We recommend that you ask lots of questions to find out the seniority of the person dealing with your file, how knowledgeable the staff are and the resources with which they have to work. Ask to speak with the person who would manage your property transaction to see if you are able to build a rapport. Location – Where your legal advisor is based is a vital consideration when choosing a solicitor. Whilst the majority of dealings can be conducted over the phone and email there is no substitution for a solicitor who has knowledge of the local area and is on hand to see you face-to-face to address any queries you may have. Qualifications – Solicitors who are able to demonstrate high standards of work, as tested by the Law Society are able to become part of the Conveyancing Quality Scheme. Firms who have achieved this level of recognition will show the CQS logo and you will tend to find that these firms are also on the majority of mortgage lender panels. Recommendation – If you have never used a solicitor before then a recommendation from a friend or family member is an excellent place to start, as well as being a good indicator of quality. You should also be able to find client testimonials posted on your solicitor’s website. Choosing the right conveyancing solicitor is something which requires thorough research and consideration. At Spire Solicitors LLP we pride ourselves as being able to provide a cost-efficient and personal service, combined with high levels of professionalism for all of our clients. We welcome any opportunity to speak with you regarding your conveyancing needs.

If you wish to discuss further please do not hesitate to get in touch on 01953 606351.
