JPMorgan Research 22 May 2008 Sovereign Wealth Funds: A Bottom-up Primer • Assets under management (AuM) of the over 50 Sovereign Wealth Funds (SWFs) covered in this primer totaled between US$3.0 to 3.7 trillion at the end of 2007 • While SWFs are large, many projections of their future growth are overstated. The bottom-up approach used in this Primer yields a range of growth scenarios. In a high inflow/high return scenario, SWF assets achieve 20% annual growth, to reach US$9.3 trillion AuM in 2012, which matches that cited by many commentators. However, in a low inflow/low return scenario, total assets grow at less than 11%, totaling US$5 trillion in 2012. • The asset class that will see the largest impact will be alternatives, with SWFs share in total alternatives to rise to at least 10% and possibly as high as 17% by 2012. • However, the impact of SWFs on bond and equity markets will remain low. SWFs share in either market is in the low single-digits and unlikely to change significantly. Moreover, their investments are well diversified. This stands in contrast to central banks, which are highly concentrated around the much smaller government bond market. • SWFs have become more active in primary and M&A transactions and this trend is likely to continue. • The creation of a broad set of “best practices” for SWFs and for recipient countries is encouraging. But what is more important is what SWFs are actually doing. We find that, in terms of disclosure David G. The Association works to sustainably fulfil these objectives through institutional mechanisms, which provide the essential guidelines and controls. The Association seeks to act as an umbrella gathering the real estate owners and represent their common interests in the business community, overseeing the rights of the real estate professionals and further playing a prominent role in developing the real estate sector to be a major and influential player in the economic decision-making in Kuwait. The Association also offers advisory services that improve the real estate market in Kuwait and enhance the safety of the real estate investments, which result in increasing the market attractiveness for more investment. The Association considers as a priority keeping the investment interests of its members and increase the membership base to include all owners segments of the commercial and investment real estate. Summary Private housing segment is the single most important segment of real estate industry in Kuwait. The land parcels zoned for private housing account for 78% of all land parcels in Kuwait and the segment is the main source of wealth (as family houses) for most of the households. This report is written with an objective to provide a comprehensive analysis of this segment with the historical trends of prices, rental activities, and impact of land features on property prices. -

Weekender Probably knowing the kind of effect it gives, Athe owner of a piece of land in Sanabis wanted to have his fence painted creatively as he paved the way for the construction of his new football field Winner! and coffee shop. Deciding to grab the attention of passersby’s with something unique and fetching, he contacted five artists, Arnaud Rothfuss , Mustafa Halwachi, Kojak ,Marylou Hebert and Sarah Redha , who came together to create something which is Page 5 certainly attention-worthy. The graffiti and street art members of ‘Dirty Hands Crew’ have showcased the collaborative results of their individual styles. One of the participants, artist ‘Arnaud Rothfuss’ spoke to Weekender on the project and its success: “It is sort of like a mini open-air museum, consisting of English and Arabic graffiti with realistic human faces as well as cartoonish Get Your Favourite characters.” Speaking on how it is such an interesting and unique concept, that is to have art embedded at a construction site in Bahrain, Arnaud pointed it to Celeb’s Autograph be a win-win situation for the artists and the land owner.
