Elizabeth House is a 1960s office block adjacent to Waterloo Station that has long been a site for redevelopment. HB Reavis’ proposed development would bring forward 146,170sqm of office space, including a co-working space that would provide some affordable memberships for local enterprises. 8,900sqm of flexible retail space will also be created in addition to a new public square and improved access and connectivity to Waterloo Station. Guy’s and St Thomas’ Charity have recently selected Stanhope and Baupost as development partners for the Royal Street opportunity site. This TFL led transport and infrastructure scheme is part of the shared vision for the redevelopment of Waterloo set out in the Waterloo Opportunity Area Planning Framework. £50m public investment to radically improve and modernise the transport interchange and public realm environment at Vauxhall. This will include a new public square, safer and better routes for cyclists and pedestrians, and benefits for local businesses and residents. This approved development from Zaha Hadid Architects will bring forward 19,695sqm of office space, 257 homes, a 618 room flagship hotel and new flexible retail space on the ground floor. The design responds to the future road layout that sees the Vauxhall Gyratory converted back into a two-way street, essential for making a town centre that is pedestrian and cycling friendly. OAKDA

The Oval gas works is a key site of and Development Area masterplan. The redevelopment will deliver 738 new homes (of which nearly 200 will be genuinely affordable), 10,160 sq m of new office space, new community space and a waste re-use and upcycling facility. Downing has started work on site at two major mixed-use student development schemes in Lambeth. The company is currently delivering a £250m 37-storey student tower and a six-storey commercial office scheme in Vauxhall. Brixton Central is a major area for investment in the heart of Brixton. Encompassing several strategic development sites, the vision will see the town centre extended, new commercial space and 250 new homes, along with major traffic and pedestrian improvements. Somerleyton Road will deliver over 300 new homes for rent, of which 50% will be affordable. The scheme will also deliver almost 3,000sqm of office floorspace, a new , community space, a children’s centre and retail. The six block scheme was developed in consultation with local community groups and stakeholders, including Theatre which will relocate from Oval to Somerleyton Road.

Lambeth Town Hall

The Your New Town Hall project refurbished the Grade II listed Lambeth Town Hall in Brixton and built the new Civic Centre next door. The project has won a prestigious RIBA London Award. The award follows the Civic Centre being Highly Commended in the Corporate Workplace category in April at the British Council for Offices’ Awards Park

Metropolitan Thames Valley Housing are working with Lambeth Council to comprehensively regenerate the Estate. In total, Metropolitan Thames Valley Housing will deliver 4,077 new and refurbished homes of which over 50% will be affordable. The planning application was the largest fully detailed residential planning application ever submitted in the UK. Picturehouse and Library

The town centre library and four-screen cinema opened in November 2018 in a completely remodeled former library building owned by Lambeth Council. The project is a key element of delivering the vision of the West Norwood Master Plan and establishing the cultural heart of West Norwood.

Streatham Space Project

Streatham Space Project is a brand-new community place for theatre, comedy, music and art exhibitions in the heart of the town centre. Secured through the planning process, it is part of London Square’s development of more than 250 homes on Streatham High Road. Site 18

Land at 286-362 Norwood Road provides a fundamental opportunity for regeneration at the heart of West Norwood town centre.
