This pack of information forms part of a Planning Application request in respect of a proposal for a two story rear extension and the erection of an additional floor together with the formation of a mansard roof at 9 Chapel Market, London, N1 9EZ. The upper levels will comprise of 1 x 3 bedroom flat and 1 x 2 bedroom flat.
This will be achieved by converting the existing one bedroom flat into a 3 bedroom maisonette to the first and second floors, and the shifting creating a 2 bedroom maisonette to the proposed third and fourth floors respectively.

Islington’s Chapel Market officially dates back to the 1860s. The market became a staple trading spot in Islington such that in 1879 it was official designated as an area for use as a working street market.
The market street, now a Conservation Area under the Heritage Economic Regeneration Scheme, is open every day except Monday, and has a capacity for 224 stalls. It continues through history as a vibrant, traditional market.

Chapel Market is characterized by a uniform streetscape as it is consists of a line of commercial and retail on the ground floors and residential uses on the upper levels.
As the site sits in a conservation area the impact of the proposed development should be of minimal impact in terms of overall massing and design, in order to satisfy the criteria of Islington’s Design Policy DM2.1 (B) and ensure that the proposed alteration to the existing building conserves its significance, in accordance with Heritage Policy DM2.3.(B.).
The developments at nos.11- 17 Chapel Market should favour the conditions of any proposed development in terms of height and visual Impact on the street scene.

The proposal is for alterations on the existing building at 9 Chapel Market Street London W1U 2LS. The Proposal consists of a two storey rear extension on the first and second floors and the erection of 2 additional storeys, in the form of an extension and Mansard roof. In its current state,

The design, positioning, height and materials of the proposed development aim to blend harmonically to its surroundings preserving the Conservation Area Setting, in accordance with Islington’s Design Policy DM2.1 and Heritage Policy DM2.3.
The proposal does not adversely affect the amenities of adjoining properties and also the overall design 1 does not have a visual impact in terms of volume or appearance.
The design of the proposed scheme aims to be within keeping with the street scape, mimicking the key features and general design approach, similarly to those adopted to the buildings located at nos.12-15 on the same road.
Additionally, in terms of height, we would be aiming to be in line with the properties located at 15-17. 2 Therefore, the overall massing and design of the proposal makes it suitable for the location and the conservation area. 3
