OUR FIRM Founded in 1956, Antinozzi Associates is celebrating 65 years as an architectural firm and three decades with a dedicated interior design department. We are a mid-sized, full-service architecture and interior de- sign firm, led by principals Paul Antinozzi, AIA (Presi- dent), George Perham, AIA, IIDA (Vice President), Paul Lisi, AIA, BCEO (On-Call Services), Michael Ayles, FAIA (Business Development), and Michael LoSasso, AIA, LEED-AP (K-12 Studio). Antinozzi As- sociates is a Professional Corporation that employs nearly 30 staff members including several LEED Ac- credited Professionals.

LOCATIONS In 2007, Antinozzi Associates relocated to the Bijou Theatre building in the heart of Downtown Bridge- port. Antinozzi Associates extensively renovated and converted the building’s former ballroom into an 11,000 SF, two-story open-air workplace with a bal- cony of architects and interior designers surrounding the main floor studio. This office setting promotes staff collaboration and the exchange of ideas, further stimulating our creativity and innovation. Natural lighting, exposed mechanical systems, and open, col- laborative conference areas are featured throughout.

In 2012, Antinozzi Associates opened this branch of- fice to expand the firm’s design services into lower Fairfield County. Located in the Merritt 7 Corporate Park (301), the firm was retained to provide on-call tenant design services for the 1.5 million square foot office park. We also have strong on-call relationships with many Class A developers such as The Davis Companies, Marcus Partners, Baywater Properties, Onyx Equities, and Matrix. Our experience working with end users, as well as the companies that lease their space, enables our team to understand all points of view and provide creative yet efficient designs.

SLR assisted Norwalk Public Schools as part of an architectural team to CLIENT conduct a facilities master plan for the district’s schools. The study assessed Norwalk Public Schools current facility utilization and physical conditions, projected enrollments, Norwalk, CT and demographic and housing market trends to make recommendations to enhance the district’s school facility portfolio and improve equity in educational resources across the district. Since the completion of the Master Plan, the firm has been retained to provide continued enrollment and planning support for the Master Plan implementation. Elementary and Middle Schools Facility Utilization Analysis and Redistricting Study Waterbury, CT

The City of Waterbury contracted with SLR to conduct a facility CLIENT utilization and redistricting study for the city’s elementary and middle City of Waterbury schools. The study intended to assess current facility utilization and Waterbury, CT projected enrollments and make recommendations regarding changes in districts and/or the city’s school facility portfolio. Facing historic high enrollments, Waterbury’s elementary schools are overcrowded. Services Provided At the same time, the city’s recent school construction program • Facility Master Plan began the conversion to PK-8 neighborhood schools, resulting in a • Comprehensive Enrollment mix of PK-5, 6-8, and PK-8 schools in the district. The project team Analysis conducted a thorough analysis of enrollment patterns and trends to identify neighborhood enrollment trends and school facility needs. • Facilities Utilization Analysis In addition, a detailed inventory of all existing elementary and • School Redistricting middle schools facilitated a benchmarking and utilization analysis to determine the functional seat capacity of the district’s current buildings compared to current and projected enrollments. The analysis identified a need for approximately 1,000 more seats in the district.

The project team then developed and analyzed several alternatives for new construction and/or renovation and expansion of existing facilities to not only add capacity to the elementary and middle school system, but also further the district’s movement towards the PK-8 neighborhood school model. The analyses examined the impacts to school district boundaries and enrollments and facilities, in addition to providing cost estimates. The project team discussed these alternatives at multiple Board of Education and Board of Aldermen public meetings prior to writing a final report and recommendations.

Ten-Year Enrollment & Space Utilization Analysis Stamford, CT

SLR conducted an enrollment and facilities analysis for the Stamford CLIENT School System (15,800 students). The project assisted the district in Stamford Public Schools accommodating changes in enrollment trends and demographics and Stamford, CT plan for efficient space utilization. DESCRIPTION In 2019, Antinozzi Associates was awarded the com- mission to conduct a Facility Study/Master Plan of seven (7) existing Westport Public Schools, including Coleytown Elementary School (Stepping Stones Pre- K), Greens Farms Elementary School, Kings Highway Elementary School, Long Lots Elementary School, Sau- gatuck Elementary School, Bedford Middle School, and Staples High School. The Master Plan addressed the District’s long and short term goals and reflected the needs of the school community.

The assessment of these facilities was intended to provide the Westport Public Schools an overview of the deficiencies of each building and establish a “Road Map” that can be used to develop a Capital Improve- ment Program for each of the buildings. The assess- ment of each school included a field survey to investi- gate and evaluate the current conditions of the facility, as well as to identify possible options to the manner of any future renovations and/or alterations.

As part of this study we analyzed enrollment projec- tions and demographic data in relation to the physical space requirements. ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS TOWN OF TRUMBULL ON-CALL SERVICES

DESCRIPTION Antinozzi Associates’ first assignment with the Town of Trumbull was to update the Five-Year Capital Im- provement Plan for nine (9) major town buildings to- taling approximately 142,000 SF, including two Town Libraries, the Town Hall and Annex, Police Headquar- ters Building, Senior Center, Public Works Yard, and the EMS Facility. The pressing need for facility improve- ments throughout the town led to our on-call design services contract with the Town in 2010, which was renewed in 2012.

In 2015 our firm was commissioned to conduct a fea- sibility study for Town Hall to determine an overall square footage requirement to house all departments, currently within three separate buildings, into one consolidated location. This assessment provided the Town with an overview of necessary square footage needed for each department in comparison with the existing square footage and included an analysis of the existing space in each building, as well as the potential for consolidating all municipal and Board of Education offices into the existing Trumbull Library building.

In 2019 our firm was commissioned to conduct an ad- ditional space reconfiguration study for Town Hall to determine the feasibility of reconfiguring the Building, Fire Marshal & Economic Development Departments, Engineering and Human Resource Departments, Fi- nance Department, and Purchasing Department. Our approach to this study involved an Information Gath- ering phase followed by a Conceptual Design Phase.

Other recent projects include the Police Department upgrades, Department of Public Works renovations, Mary J. ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS JEFFERSON ELEMENTARY SCHOOL Feasibility Study/ Renovation

DESCRIPTION The City of Norwalk hired Antinozzi Associates in late 2018 to conduct concept design studies for Jefferson Elementary School and Cranbury Elementary School. Both studies delivered designs specific to each loca- tion with sufficient cost data to provide a detailed cost estimate to serve as the basis for a future State grant application. Our firm was then hired to complete the renovation of Jefferson Elementary School in 2019.

FEATURES The school is built into a hillside with the main en- trance at the east side of the lower level along Van Buren Avenue, and the upper level opening onto play- fields and portable classrooms at the west side of the property. This project adds to and fully renovates the building, replaces all mechanical, electrical and plumb- ing systems, as well as the roof and window systems, reconfigures the interior, and provides Code-com- pliant accessibility throughout. The existing portable classrooms will be removed.

A new Gymnasium wing with a new entrance will be added at the upper level, removing this function from the existing multi-purpose space to alleviate schedul- ing and crowding issues. The proposed design sepa- rates bus traffic from parent drop-off with a new bus loop serving the site’s upper level. The new bus loop will be gated when not in use, and parent drop-off and public arrival to the school during the day is restricted to the main building entrance at the lower level. The adjacent south parking lot will accommodate visitors. The parking lot located on the parcel of land north of Grandview Avenue will be retained for faculty and staff parking. ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS CRANBURY ELEMENTARY SCHOOL Feasibility/New Facility Study

DESCRIPTION In November of 2018, Antinozzi Associates was award- ed the commission to conduct a Conceptual Design Study for Cranbury Elementary School. The primary goal of this study was to investigate improvements and added space desired by the Board of Education, in order to provide a specific conceptual design and preliminary scope cost estimate in support of a Grant Application submission to the State.

FEATURES It was originally the desire of the District to make im- provements to the existing facility, but due to the age and condition of the building a new facility was later considered. One of the initial improvements made was to modernize and expand dining services, requir- ing an addition to accommodate a separate kitchen. The proposed design placed a new addition toward the west side of the existing building which occupied space currently used for loading and deliveries, so this use was addressed by placing loading and deliveries to the south of the addition. The District also desired to replace the windows and Building Management Systems, upgrade the electrical system, renovate the library, and add central air conditioning. Reconfigured space also included a new special education classroom.

Our feasibility study found a pathway to replace nearly the whole school through phased construction while keeping the facility occupied. The first phase intro- duces a new cafeteria and kitchen space similar to the addition suggested in our first study for smaller-scope improvements. In the second phase, a two-story aca- demic building would be constructed to the south and connected to the existing multi-purpose space via a new media center. After these new phases are com- plete, the existing academic wings would be removed, Principal-in-Charge: Michael LoSasso and a bus loop, separate from parent parking and entry, Senior Project Manager: Lisa Yates would be constructed to the north.

ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS NARAMAKE ELEMENTARY SCHOOL Conceptual Design Study

Location: Norwalk, Connecticut Area: 5,460 SF Completion: 2019

DESCRIPTION In 2019, the Norwalk Public Schools solicited propos- als from qualified architects to provide conceptual architectural and engineering design services and as- sist the Norwalk Facilities Construction Commission (NFCC) with the conceptual design and estimate in their efforts to provide an improved cafeteria and kitchen at Naramake Elementary School.

The Naramake Elementary School was constructed in 1961 with additions in 2014, but the school does not presently have a dedicated cafeteria space. The current “Auditorium/Gym/Cafeteria” model does not lend it- self well to providing efficient serving, eating, and con- gregating conditions for the students, and it impedes building egress due to the servery queuing lines that extend into the corridor.

In 2019, Antinozzi Associates was awarded the con- ceptual design study and cost estimate of Naramake Elementary School - Cafeteria Improvement project. The Norwalk Public Schools desired to separate the cafeteria from the gymnasium and auditorium by parti- tioning an under-utilized Media Center, and repurpos- ing it as a new cafeteria. ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS NORWALK HIGH SCHOOL Renovation

DESCRIPTION The City of Norwalk contracted with Antinozzi Asso- ciates in early 2019 to provide design services for mis- cellaneous projects at Norwalk High School. The City originally intended to make a variety of improvements, totaling approximately $11 million, to the technology, security and infrastructure of the existing 1971 school. While the City’s current plan to provide an entirely new high school interrupted most of these miscella- neous projects, the design and construction of a new Culinary Arts classroom was completed in 2019. The Culinary Arts Program at Norwalk is a popular career pathway program with a waiting list, so the classroom was launched as quickly as possible.

FEATURES This completely renovated space, formerly the auto shop, greatly augments the schools existing adjacent culinary program and “Bear Claw Café.” Understand- ing and working with existing conditions was critical to the success of this project. The building structure is cast-in-place concrete, and routing of services from distant utility services and accommodating exhaust requirements in this ground-floor space required co- ordination and planning, so special attention was paid to long lead time items such as culinary equipment. Additionally, the building was occupied during all but a few summer weeks of construction. The team was able to tap into the existing grease trap installed for the existing culinary area to simplify site work.

The final project seamlessly incorporates new kitchen equipment with equipment purchased by the Owner, with work stations for 24 students and a full cooking line. DESCRIPTION Antinozzi Associates has provided design services for numerous Greenwich Public Schools capital improve- ment projects since being awarded an on-call design contract in 2015.

These services include evaluating existing conditions, preparing construction drawings and specifications, securing permits from regulatory agencies, developing cost estimates, and providing construction administra- tion services. Renovation projects have included ceil- ing and lighting replacements, lounge renovations, fire alarm system upgrades, roof replacements at various schools as well as HVAC system upgrades, and curtain walls and windows at Eastern Middle School.

Prior to our on-call work, Antinozzi Associates was retained on three major school projects in Greenwich. The firm was hired by the Town to complete a feasibil- ity study to address an increase in student enrollment at two schools - North Mianus Elementary School and Riverside Elementary School. As a result of the study, a 12,000 SF addition of ten (10) new classrooms were added simultaneously to each of the two schools. Ad- dressing the existing schools’ vernacular style and ex- isting site layout were, of course, key to the designs.

At Greenwich High School, substantial renovations to the existing 366,000 SF building, several small ad- ditions, and a new Science/Technology wing totaling 90,000 SF were completed. Minimizing relocation while maintaining a safe, non-hazardous environment for students, construction was phased into six (6) equal phases and completed on-time and under the $40M budget.

FEATURES The plan consists of a new 80,000SF addition that will be designed in front of the existing school and improve the curb appeal along Jefferson Avenue.

The existing four-story classroom will be renovated to house the programmatic needs of the Arts Path- way. Entirely new envelope and MEP infrastructure will be created. The existing assembly wing consisting the gymnasium, auditorium, pool, and ancillary spaces will also be renovated to new. The existing walls and general layout will remain the same but the work will include all new finishes, MEP/FP, and roof.

The construction will occur in Phases. The first phase will be the construction of the new parking lot, bus loop, parent drop-off on the southern side of the exist- ing school. DESCRIPTION The Francis Walsh Intermediate School was originally constructed in 1970. The existing building is approxi- mately 191,000 SF and located on 29 acres. In 2016, Anti- nozzi Associates was awarded the commission to provide design and construction administration services to com- pletely renovate 25% of the existing structure and replace 75% of the facility with a new academic addition.

FEATURES The proposed alteration and extension of Walsh School will be subdivided into a commons building (existing) and an academic building (new). The commons building, con- sisting of approximately 53,000 SF of renovated and re- purposed existing space, will contain the school’s admin- istration offices, school nurse’s office, the school-based health suite, and shared athletic facilities including the natatorium and auditorium. The new academic building, comprised of the new three-story 116,000 SF addition, will consist of shared classrooms, art classrooms, a family consumer science classroom, and specialized instruction- al spaces for special education. The addition’s first floor will also incorporate the cafeteria, kitchen, and service space for the technology workshop and storage.

Intermediate-level education will be supported by a 21st Century learning philosophy. Students of similar grades are divided into teams A and B. The classrooms associ- ated with each team are “clustered”, facilitating supervi- sion, and student management. Each cluster consists of four standard classrooms (world language, english, social studies and math), a science room, and an open common instruction space.

DESCRIPTION Antinozzi Associates conducted a facility audit of this school site in 2009 through the Capitol Region Educa- tion Council (CREC) for the West Haven School Dis- trict and City of West Haven.

Option 2, which became the leading option, would renovate only the gymnasium and auditorium areas. The remaining portions of the facility would be demol- ished to allow for a new central core of classrooms and support spaces.

Based largely on our successful design and public re- lations efforts during this study, Antinozzi Associates was eventually selected to provide the design and construction administration services for the $124M project.

FEATURES The existing 1963 school building combines one, two, and three story sections totaling almost 300,000 SF. In addition, the site accommodates an extensive athletic complex at the south end of the property.

Occupied during the entire construction period, the majority of the new construction will occur in the common spaces - the auditorium, cafeteria, and gym- nasium. The arts and music program spaces are in- cluded and will be accessible after hours by the public. DESCRIPTION Stratford High School is a two-story facility originally constructed in the 1930’s. The existing facility is approxi- mately 170,000 SF located on a tight urban nine-acre site. The design for this phased high school project is com- prised of demolishing the majority of the existing building and replacing it with a new 236,000 SF facility. Remaining sections of the existing building will be renovated.

FEATURES The addition consists of a new second wing of the school that will connect to the main building.

Departments will have their classrooms arranged in co- hesive groups and/or clusters to encourage teacher col- laboration and resource sharing. Clusters will include English with Social Studies classrooms, I.T. with Math and Science classrooms, Health with Physical Education areas, and individual “Career Pathways” in close proximity to core course classrooms.

The Career and Technology Pathway Program (CTPP) classrooms will include clusters with computers and classroom lecture spaces adaptable to the needs of the instructor in the prescribed courses. This cluster includes the following pathway programs: Business and Finance, Culinary Arts, Health and Medical, Human Development, and Science, Technology, Engineering and Math (STEM).

Spaces within the school will be flexible to meet current and future high school programs. All classrooms, labs, the media center, special education, art, music, and faculty workrooms and administrative offices will be outfitted with state-of-the-art technology. DESCRIPTION The existing Orville H. Platt High School was built in the 1950’s and in dire need of renovation and expan- sion to bring the school up to the standards of a mod- ern, 21st Century educational facility. Multiple design schemes were prepared and evaluated by considering factors such as the overall project cost, the education- al program, and the construction phasing impact on the school while occupied, ultimately determining the final option that was developed.

FEATURES Given the extensive amount of demolition, renovation, and new construction that was part of this $112M project, it was built in four major phases beginning in 2013. This 1,200 student high school features a new two-story freshman academy and a three-story upper academy wing with a dramatic glass-walled library con- veniently located to serve the needs of all the students. The existing gymnasium, auditorium, and pool spaces were completely renovated while a new cafeteria was constructed to the rear of the school to take advan- tage of the vistas overlooking the athletic fields. Site improvements also included revisions to the traffic flow - separating car/bus traffic and directing students to two main entry points at the school, simplifying the arrival and departure process each day.

Having completed many public school projects over the past two decades, we understand the critical importance of the OSCGR. Since the State began this review pro- cess nearly three decades ago, all of our school projects have been approved through the Department of Admin- istrative Services (DAS) Office of School Construction Grants & Review (OSCGR). In fact, we were one of the pioneers in this regulatory approval process during our system-wide grade reorganization project for the Dan- bury Public School system in the late 1980’s.

At that time, the Department of Education (DOE) was implementing new drawing review procedures that, at first, caused long delays in the approval process and were resisted by the design community. Antinozzi Associates, however, embraced the new review procedures since they provided valuable code review services and offered an opportunity for independent input. As a result, we have developed an excellent relationship with the entire OSCGR staff over the years that continues to benefit our school clients today.

Our staff is fully experienced and updated in the State’s public school funding and school construction reim- bursement grant process for municipal projects. Many of our design staff have attended OSCGR preparatory meetings and have completed the required checklists of documents for submission to the agency. We are also knowledgeable on several recently implemented policies and procedures for the public school construction grant process. We can ensure minimal document revisions prior to issuing for bid.

All of our recent public school projects have successfully gone through the DAS-OSCGR review process to re- ceive State reimbursement grants, including Jefferson El- ementary School (Norwalk), New London High School, Francis Walsh Intermediate School (Branford), Stratford High School, Harding High School (Bridgeport), West Haven High School, Orville Platt High School (Meriden), and Roosevelt Elementary School (Bridgeport).

Paul Lisi, AIA, BCEO, a firm Principal and Senior Project Manager, is a licensed architect and is in charge of most of the firm’s recent on-call capital improve- ment projects for municipalities and housing authori- ties. Paul is a Licensed State Building Inspector and member of the International Code Council (ICC). He is also a former Planning and Zoning Commissioner in his hometown of Monroe, CT.

Paul regularly attends professional seminars and indus- try workshops with local and State regulatory officials. Much of his involvement on the firm’s design work, including institutional and corporate type projects, specifically addresses, and solves, issues relating to the Connecticut Building and Fire Code, Handicap Regula- tions (ADA/ANSI), Life Safety Code, and many more.

With this distinct advantage of utilizing the expertise of an in-house Licensed Building Official on all of our projects, we consult early (and often) with local and State code enforcement authorities, both formally and informally, to engage additional feedback during the de- sign process. Since most project schedules do not al- low time for miscues, we must be certain that local and State pre-construction phase approvals are seamless.

In addition, we also have an excellent working relation- ship with the State Fire Marshal’s Office and Building Inspector’s Office.

ANTINOZZI ASSOCIATES ARCHITECTURE AND INTERIORS CURRENT WORKLOAD

Below we have provided a snapshot of our past, current, and future workload of major school projects to assure the Town of Weston that our assigned in-house team and selected consultants are immediately available. As an architectural and interior design firm with a staff of nearly 30, we must have an adequate workload and sufficient backlog to keep all of our management, design, technical, and administrative staff busy.

The bar chart below shows a history of the school projects we have worked on - green projects have been completed, orange projects are in construction, and blue projects are in the design phase. The darkest shade indicates the design period - when most staff is needed to work on a school project. The lighter shade after the design period is the con- struction period. The lightest shade prior to design indicates pre-design/programming phases, or a gap in the progress of the project due to Owner direction and/or required redesign.

Principal-in-Charge Michael LoSasso, AIA, LEED-AP and Principal/Senior Project Manager Paul Lisi, AIA, BCEO will be the lead design executives for the Facilities Optimization Committee Project and Stephen Hennebry, AIA, NCARB will be the assigned Senior Project Architect. Patti McKeon, NCIDQ, WELL AP – who has recently earned this new, lead- ing credential signifying advanced knowledge of health and well-being in the built environment and specialization in the WELL Building Standard, will lead the interior design services as needed. Principal Michael Ayles, FAIA, will serve as the Public Relations/Community Lead for this project. Each of these professionals is immediately available based on their roles in the office and the timing of their current assignments and will remain committed for the duration of this project.

The proposed workload chart below shows that Antinozzi Associates easily has the ability to take on another project such as the Facilities Optimization Committee Project. On numerous occasions, our staff has had to work on 3-4 proj- ects in the design phase simultaneously without issue. Adding this project would fit comfortably into our workload.

On November 26, 2019, Antinozzi Associates was served a civil summons by the State of Connecticut Superior Court Judicial District of Fairfield and was named a Defendant in regard to a claim by Bridgeport Hospital that a hori- zontal steel member of a main entrance canopy ruptured in December 2017 discharging water and ice into a drop-off area in front of the Hospital. This main entrance canopy was designed by Antinozzi Associates and constructed by O&G Industries. Completion of this work occurred in 2013.

It is our opinion that the failure of the horizontal steel member at the main entrance canopy was the result of lack of maintenance by the Plaintiff of the gutter system and column clean-out ports.

This complaint is currently in the hands of our insurance carrier and attorney for investigation and deliberation.

There are no other legal proceedings that are currently pending, nor has there been any other legal action or litiga- tion involving Antinozzi Associates. Our firm has never defaulted on a contract or had a contract terminated prior to completion.
