You know when you’re heart is in the country - whether you are seeking space and fresh air for you or the family, it’s good to know there’s a property which will offer spacious and flexible living as well as outbuildings and paddocks. Here's just a few reasons why we think you should take a closer look…. Space to spread out - with an approximate gross internal area of 2353 sq ft (218.6 sq m) the rooms are well proportioned with ceiling beams and exposed stone work adding country character. Flexible accommodation with cracking views - if you love to entertain or simply like to embrace the space as a family there are three reception rooms. The light and bright front entrance hall leads into a family room with wood burning stove. Double doors then open up to the dining hall/garden room which also has double opening doors out onto the rear terrace. A short flight of stairs lead up to the generous sitting room with a striking red brick chimney breast and wood burning stove. Not everyone wants to watch the football, in this way you can keep everyone happy! On the lower ground floor, there's a dual aspect country kitchen with fitted pale grey shaker style units and, the heart of any country home, a Rayburn range cooker. The splendid views to the front will certainly make the washing up more enjoyable! Ever so practical is the side entrance/boot room for coats and muddy boots (and muddy dogs!) and plumbing for a washing machine. No arguments over bedrooms - the four bedrooms are all doubles with three on the first floor and a good-sized master bedroom with fitted wardrobes and an en-suite shower room on the ground floor (perfect for your guests or for you to get away from the teenagers!) There is also a shower room on the ground floor as well as a large house bathroom with spa bath on the first floor - fabulous after a day in the saddle! Bedroom 2 has been used a playroom/children's den in the past and could be again - it’s so flexible. Garaging and parking - there is a large detached garage/workshop with power and light and excellent parking provision to the front - family and friends will love all this room to manoeuvre. Outdoor living - the gardens are a treat. The views are great (either towards majestic Ingleborough or picturesque Capernwray Hall) and everywhere is well maintained with well-stocked and established planted borders. There’s a choice of seating areas whether you are looking to eat outside or simply sit and relax. Equestrian life - there are two stone fronted stable blocks under slated roofs - these are a proper job - so much more substantial than a timber block. One block has two loose boxes, the other has a row of four, all with concrete turn out areas. All the loose boxes have light with two having power. If horses aren’t your thing, the substantial nature of the construction means that they would adapt well (with the relevant consents) to a home office or possibly a gym, maybe a workshop or hobbies room, there would space for a home cinema or even that drum kit the children have always wanted! The arena would make a good level space for ball games. Land - there are two post and rail fenced fields, one to the front and another to the rear. The smaller paddock 0.84 acres (0.34 hectares) stands to the front of the property with water and power supplies and an all-weather arena, which is currently grassed over but with a little work could be reinstated. To the rear, is a paddock, 3.31 acres (1.34 hectares) and the views from both paddocks are impressive. In all 4.77 acres (1.93 acres).

Let us take you on a tour of the local area

Surrounded by stunning countryside, Low Barn enjoys an elevated position in a tucked away location whilst remaining easily handy for road and rail links - you’ll be surprised by the accessibility. The property is situated on the outskirts of Capernwray, a small village situated within the scenic and ever popular Lune Valley, nestling midway between the Lakes and Dales National Parks and the Forest of Bowland AONB, so perfect for those who like to spend time outdoors. There is a small church, Capernwray Chapel, Capernwray Hall, a bible school and holiday centre where a swimming pool is open to the public and Capernwray Diving Centre, formerly a limestone quarry, which offers diving tuition and also open water swimming. The popular villages of Borwick and Priest Hutton are close by as is (3.6 miles) with a large central village green, pub, general shop and antiques shop. (4.4 miles) is a great working town with lots of services and plenty going on. There's a choice of supermarkets; Booths, Aldi and Tesco and a good range of independent shops. The popular and attractive village of Burton-in-Kendal (4.6 miles) offers a good range of local amenities; a Post Office selling a basic selection of provisions, a popular butcher’s shop, bowls and tennis clubs, the Kings Arms public house as well as a thriving and busy village hall. The market town of Kirkby Lonsdale (7.4 miles) - a haven of independent retailers and lovely places to eat. Well worth checking out - it was voted best place to live in the North West 2019 by The Times. Property is scarce in the town and you certainly would be hard pressed to find something with stables and land as we have with Low Barn, but it is lovely to have it on your proverbial doorstep. The Georgian (11.3 miles) offers a comprehensive selection of facilities including Lancaster University, the University of Cumbria, Lancaster & Morecambe College and the Royal Lancaster Infirmary. Primary schools are at Over Kellet, Arkholme and Carnforth with secondary schools at Carnforth, Kirkby Lonsdale, Milnthorpe (Dallam) and Lancaster. Lancaster is also home to the Boys' and Girls' Grammar Schools with independent schools at Sedbergh, Windermere and Giggleswick. Travel by car - access onto the M6 is at J35 (4.3 miles) bringing a host of larger towns and cities within easy reach. Access onto the A65 is at Kirkby Lonsdale for travel east into Yorkshire. Let the train take the strain - at Carnforth there is an historic railway station (the 1945 classic film 'Brief Encounter' was partly shot here!) it is on the branch-line with daily services to Leeds, Barrow, Manchester and Manchester Airport and an indirect service to London Euston. Lancaster and Oxenholme (13.8 miles) have stations on the West Coast main line. Jetting off - airports are at Manchester 69.9 miles and also at Leeds Bradford 55.3 miles and Liverpool 76.5 miles All mileages are approximate. To find the property - from the M6 J35, follow signs for Over Kellet. In Over Kellet turn left for Capernwray. Continue for two miles until you come to Capernwray Church straight ahead at the T junction. Turn left onto Borwick Lane and take the first turning on the right onto Keer Holme Lane. After approximately 0.6 miles, turn left up the lane, over the railway bridge and Low Barn is the second property on the right. Stay connected
