Its strategic role in Elmbridge is to prevent the town of Oxshott / Cobham from merging with Ashtead and Leatherhead / Bookham / Fetcham in Mole Valley, though it is also important for preventing encroachment into open countryside. Much of the Area retains an unspoilt and open, rural character, though in some isolated localities ribbon development along roads and the loss of arable farmland to horse paddocks has diminished this character somewhat.
