PROJECT BRIEF Design & Build of office building and associated facilities.

PROJECT COST NEW AGE OF CONSTRUCTION SRR3 : Rs. 881.90 Crore PROJECT DURATION PRACTICE INTEL SRR3 SRR3 : 18 Months It is a fact that the construction sector is the least innovative and the most CLIENT reluctant to adopt technology. This becomes evident from any research INTEL TECHNOLOGY INDIA journal, magazine article or annual GDP report. Description SRR3 Construction practices have been the same for ages as regards the Excavation 25,000 Cu m sequence of works, which move from civil to structures to masonry to Backfilling 1,20,000 Cu m façade, MEP, finishes and commissioning. These cardinal steps are followed religiously to deliver projects to clients, up to their expectations. Here all the components of the building plate are assembled at ground level and hauled on to the Description Gross Area (SQM) required position and repeated till completion. SRR3 58,206 This new age construction practice of manufacturing buildings is known SRR3 CUB 3,288 as BuildDown. As we complete hauling/lifting the slabs, we are actually SRR3 STP 418 building downwards, as against the conventional practice of constructing buildings from the ground up. OVERALL BRIEF All the means and methods used in this system are no different than in a conventional construction project. The difference is in the sequence in which these activities are accomplished, which we have illustrated in pictorial sequence below.

STRUCTURAL DESIGN PHILOSOPHY The SRR3 Building construction philosophy is simple: The slab is lifted to a desired height and locked in its position with outrigger columns slipped with cores. In the four outrigger columns extending from the core at the required height, a locking notch is provided for locking the beam so as to have it diagonally pass through the primary and secondary girders and rest on the column notch. The load is then transferred through the notch, into the column, and to the mat foundation.

With a properly coordinated BIM and a sequenced BOM for major modular assemblies, material requirements, inventory management, fabrication and prefabrication, facilities, operation requirements, activity sequencing, warehousing and transportation requirements and operations, scope management and design quality improvement can be easily visualised for better planning and execution.

Further, incoming and outgoing documents are managed via e-builder in SRR3. Documents are uploaded for each stage of project and classified for reference of all stake holder. It helps to ensure that all stake holders are using updated information and accessible on all platforms.

6 Foundations The building is in the shape of an equal angle, where Wings A and B each have three ‘mat’ foundations, while the Knuckle has one mat foundation to transfer the total load of the G+9 building to the solid foundation.

Such a design is simpler for geotechnical engineers, structural engineers and contractors to execute, as the ‘mat’ can account for any form of variation in soil type; it is better for heavy load distribution and is shallow in nature (just a meter deep in virgin soil). Additionally, these foundations are ideal for tight sites like Intel because they require less excavation and underpinning. And since the foundations are fewer and shallower, there is less likelihood of utility conflicts.

The duration of construction is shorter too compared to conventional foundations, and the risk to any existing infrastructure in the neighbourhood is reduced.

7 Core Construction The buildings consist of seven cores of typical sizes and arrangement. Two are lift cores, housing five lifts each, four cores are dedicated to the staircase and the electrical room and remaining one (in the Knuckle) houses a staircase and three lifts. This arrangement of cores helped meet the NBC code for fire evacuation, as cores are 2hr fire rated and stairs are spaced 45 m apart. The roof and the floor decks extend in a traditional cantilever arrangement from the cores. The reinforcement in the cores is typically simple, since these structures are in compression and have no appreciable overturning moments. They are standalone structures with high lateral stability.

Cores are slip formed and are executed from fall safe platforms. They are propelled with multiple hydraulic jacks climbing on tubes at the rate of Figure 4: Parts and assembly of slip form platform 2.5 m per day, with required elevation openings, embed sleeves, et al— all kept in coordination with service/civil requirements. The construction meets the highest of tolerances of +/- 25mm. The building’s standalone core is efficient and safe and enables execution of other services and civil works within cores, while the slab is being assembled, casted and lifted outside.

Figure 4: Slip form rig details (above) and jacks’ location plan for a typical core Figure 4: Slip forming in progress to a height of 46 m 8 Strand Jacking System Installation of jacks over cores count among the most critical activity. In SRR3, jacks were installed over the cores, along with a temporary steel platform to house the jacks and ancillary operating equipment. Each core had about eight jacks of 180 tonnes. All jacks used had fail-safe mechanisms, which ensured that in the event of any hydraulic failure, the load was automatically locked into the bottom anchor of the jacks, making it unnecessary to hold the load for extended periods on the hydraulic system. The lifting cables were assembled with multiple lengths of 18 mm diameter seven-wire post-tensioning strands. Each strand consisted of six wires around a central core wire, which after assembly was drawn through a die to compact the pattern. The resulting strands had a minimum specified breaking load of 380 kN. The actual lifting capacity of any jack was directly related to the number of strands which were used with that particular jack, which is normally calculated on the basis of a load factor of 2.5 on the breaking load of each strand. A computer controlled system gives the freedom to operate and monitor the jacks remotely. The control system is PC-operated and can operate up to 20 jacks per computer with total synchronisation—with tolerance of 15 Figure 5: Strand jack being installed over the core for SRR3 mm—and lifts at the rate of 5 m per hour.

Figure 5: Lifting beam being installed diagonally below primary girder and connected to strands from jacks above to lift the composite floor

Steel & Deck Assembly All Building roof and floor deck assembly in SRR3 is accomplished in a controlled environment on an assembly pad on the ground, over temporary pedestals. Slab being cantilevered from the cores, steel beams are fabricated with pre-cambered individually to achieve over slab camber of max +156mm Figure 6: Steel assembly around cores completed with pre-camber, and min -53mm over the slab. This pre-camber settles/ uplifts to a flat slab, as per design, with the intent that these will flatten out on loading with each application of dead/superimposed load during operation of steel assembly, concreting, façade erection, loading and locking of slab. Assembly of deck & structural steel is most efficient due to working height and there tower cranes are not required. No risk of building materials falling from the building. Steel assembly rates are at their highest because movement times are drastically reduced and fall protection requirements with their inherent cycle times are virtually eliminated. An 8-man crew can assemble 50-60 pieces a day as compared to 20-30 pieces assembled at height. Decking and concrete operations are equally fast, and the quality of work can be easily and more thoroughly inspected and corrected. The horizontal structure assembly is most efficient and accomplished with the highest quality resulting in exceptionally lower risk to construction workers and a Figure 7: Decking Installation over steel assembly. very high surety of quality workmanship.

9 Façade Installation All façade installation is accomplished in a controlled environment on the assembly pad, at or near ground level, but at an accessible height for installation and in coordination with other trades. Installation time is greatly reduced and risk of damage to façade elements is significantly reduced. Manufacturing and assembly happens at the same location, and teams are no longer required to travel long distances. Since the building has no perimeter columns, consistent weather and soundproofing is easier to achieve—due to the continuous installation of panels interlocked with each other, taking full advantage of the unitised glazing system. Installation at the ground is completed by installation of a bracket and façade system and propped to the slab, till the upper transom engages with the bottom transom of the panel of the above floor and is sealed with a fire stop and joint sealant. These are the only installation works taken up once the slab is locked. As with the deck assembly, as and when there is work to be done at a small height over the ground, risks of falls are eliminated. The quality of the façade installation can be easily inspected, surveyed and corrected with relative ease, compared to a conventional installation. MEP Installation & Loading MEP installation takes full advantage of an unhindered working space, the height of the installation and a less complicated design. To aid accurate and speedy execution, up to 70 per cent of both the vertical and horizontal MEP systems are installed on the ground and rest in enclosed floor spaces, once the slab is locked. The building is inherently driven towards prefabricated MEP assemblies which are installed under the deck, while above-the-deck activities such as façade installation are taking place in parallel. Additionally, MEP materials and components are delivered to the site just in time, along with other civil items. Distribution MEPs are included either in the interior modules, or loaded on the deck and carried to the floors to their final positions, after which they are installed during interior fit-outs. Since assemblies are inspected and certified before delivery, commissioning of MEP systems can be streamlined. Coordinated MEP affords greater quality, higher efficiency of installation and accelerated commissioning processes. While MEP installation is done below the slab, civil and MEP items required for the completion of interior installation are loaded above the slab. Figure 10: Unitised glazing being installed at ground level with temporary props, while transom is not locked with the panel above Lifting Operations The building floor slab is lifted into place using strand jacks located on the corners of the cores, as per structural design, and strands from the jacks reach to a lifting point on the structure of the deck. Multiple jacks are controlled via a computer interface, which commands individual jacks to move in tandem with each other, keeping the deck level during the lift (the lifting rate is approximately five metres per hour). The decks hang from the strand jacks in the same manner as a bridge would hang from its suspension cables, lifted to required position and locked to its required elevation. The

Figure 11: MEP under-deck installation prior to lifting Figure 12: Slab loaded with interior items Figure 13: Lifting of slab in progress SRR3 ready for lifting 10 use of this lifting method eliminates the need for tower cranes and lifts of steel, façade and other materials. Interior Fitout The SRR3 building, in comparison to SRR4, lends itself to prefabricated interiors, since flat open floor decks are available at the ground level, providing opportunity to advance the Figure 14: Gypsum partition installation fitout operation much earlier in the happening in locked floors while others build schedule. Prefabricated pods floors are getting assembled on the ground and/or partition assemblies can be simply placed on the deck in a ‘roll- on’ manner, or with minimal lifting and effort. Once a floor is locked into final position, it becomes weather tight and can be conditioned so that fitouts and finishes can be accomplished without risk of damage from moisture, temperature or dust. Additionally, this advanced fitout operation begins as soon as the top Figure 15: With better built-up space which floor is locked into place and during is free of multiple columns, space can be the assembly of floors that follow better utilised for work and collaborations below it. Workers execute fitouts in an enclosed and conditioned floor space. Interior fitouts can begin earlier in the build cycle and can be accomplished in a highly controlled environment, thereby increasing the speed of delivery, reducing the risk of damage from weather/climate and enhancing the safety of the fitout crew.

INTRODUCTION As a responsible organisation, we have been following the • ISO 45001 considers both risk and opportunities, while best available guidelines on Occupational Health and Safety OHSAS 18001 deals exclusively with risk; Management Systems (OHSMS) in the form of OHSAS 18001. • ISO 45001 includes the views of interested parties, but In March 2018, the International Organisation for Standardisation OHSAS 18001 does not. (ISO) rolled out ISO 45001, the first-of-its-kind standard on occupational health and safety management system. Nearly a From OHSAS 18001 to ISO 45001 hundred experts participated in the development of ISO 45001— When migrating from OHSAS 18001, several steps must be taken led by ISO project committee ISO/PC 283, Occupational Health to “prepare the ground”. However, if we follow the sequence and Safety Management Systems— together with dozens of other below, the transition it will be smoother: organisations. 1. Perform an analysis of interested parties (i.e., those individuals or organisations that can affect your organisation’s activities), ISO 45001 is an international standard that specifies requirements as well as internal and external factors that might impact your for an Occupational Health and Safety (OH&S) management organisation’s business, and then ask yourself how these system, with guidance for its use, to enable an organisation to risks can be controlled through your management system. proactively improve its OH&S performance in preventing injury 2. Once we have adapted all the data to the tools of OHSAS 18001, we can reuse most of what we already have in our new While ISO 45001 draws on OHSAS 18001, the former benchmark management system. So, while the approach is quite different, the for OH&S, it is a new and distinct standard; it is not a revision basic tools are the same. or update and is due to be phased in gradually. The main differences between the two are that ISO 45001 concentrates DOVETAILING INTO INTEGRATED MANAGEMENT SYSTEM on the interaction between an organisation and its business – IMS environment, while OHSAS 18001 focused on managing OH&S ISO’s common framework for management system standards hazards and other internal issues. The standards also diverge in was deliberately developed to facilitate the integration of new many other ways: management topics into an organisation’s existing management • ISO 45001 is process-based, whereas OHSAS 18001 is systems. For example, ISO 45001 is based closely on ISO 14001 procedure-based; to help organisations combine their OH&S and environmental • ISO 45001 is dynamic in all clauses, but OHSAS 18001 is not; functions internally.

Having been certified for OHSAS 18001 for more than six years, we are completely aware of the immense benefits that are drawn from a robust occupational health and safety management system. Similarly, in addition to ensuring that an organisation’s reputation as a safe place to work will be promoted, ISO 45001 can have more direct benefits to the organisation, such as:  Increased organisational resilience through proactive risk prevention, innovation and continual improvement;  BENEFITS Strengthening of legal and regulatory compliance, whilst reducing business losses with improved ability to respond to regulatory compliance issues;  Reduction in the overall costs of incidents;  Reduction in downtime and costs of disruption to operations;  Reduction in cost of insurance premiums;  Reduction in absenteeism and employee turnover rates;  Demonstration of brand responsibility, in the form of recognition for having achieved an international benchmark (which may in turn influence customers who are concerned about their social responsibilities).

Adding Colour to Life

Holi is a festival of colour that is celebrated nationwide. It defines equality, as everyone looks the same after being immersed colour. To break the drudgery of work and rejuvenate employees, we celebrated Holi at our regional office on March 2, 2018, along with the monthly birthday celebrations, which brought everyone together on a common platform. Dry and organic colours were used by the employees to smear each other with colour. The atmosphere was filled with fun, laughter and frolic. All the employees actively participated in the festival, reliving their childhood days and refreshing their childhood memories once again. A sense of happiness and togetherness pervaded throughout, which served to de-stress and recharge batteries to deal with the pressures of everyday life.

Wedding Anniversary Celebrations: Refreshing Memories of Yesteryears

Wedding Anniversary Celebrations: Refreshing Memories of Yesteryears We from the Hyderabad region have started a practice of celebrating wedding anniversaries in a novel way by surprising employees and their spouses on their wedding anniversaries. We send surprise gifts to their homes on the day to help them cherish bygone years of togetherness. Employees’ reactions to the practice have typically been, “Indeed, it was a great surprise!” or, “We hadn’t expected the company to be so thoughtful and reach us this close.” And then there were others who expressed thanks for the wonderful idea (which made them feel good about being a part of this great organisation).

It was the School Annual Day. What made the day extra special was the soon-to-arrive special guests, who were on their way to the ashramshala. The school wore a festive look, a photographer was on standby and children lined up to welcome the special guests: Mrs. Rohiqa Mistry and Mr. . Upon their arrival, Mr. & Mrs. Mistry respectfully met all the teachers and other ashramshala staff and members. The children had set up stalls to showcase their creativity and even sell their wares to the visitors, who smilingly obliged and bought sandwiches from them. They then took a tour of the ashramshala and took keen interest in knowing the various facilities that were available to the children. The children had organised a ‘Drawing Exhibition’, a ‘Rangoli Exhibition’ and a ‘Food Festival’. In the Assembly Hall—which has been recently constructed by the Shapoorji Pallonji Group—the annual day function commenced with a lamp lighting ceremony by Mrs. Mistry, which was followed by the Saraswati Vandana, sung by students of the ashramshala. The students of Class VIII then sang patriotic songs. At a prize distribution ceremony, Mr. & Mrs. Mistry then handed over prizes to the winners. Mr. & Mrs. Mistry later inaugurated a newly constructed building which will house the ‘Student Vocational Training Centre’, where students from standards VIII, IX and X will be taught vocational courses like engineering, carpentry, home science and agriculture, in additon to their class curricula. The objective is to teach useful trades to the students, so that after completion of studies, they become employable. The Mistrys also planted a couple of trees at the ashramshala, as a symbol of Shapoorji Pallonji Group’s long and fruitful association with the school and the children. A special dinner was hosted for the children in the evening to celebrate the day. The trustee of the school, the principal, the teachers and the children were extremely thankful for the support extended by the Shapoorji Pallonji Group. They thanked SP E&C and SP RE for all the transformation that has taken place in the school, including the building of new classrooms, dormitories,

30 Digital Education for Tribal Children It is a well-known fact that there is a huge divide between urban and tribal populations. While urban children are familiar with and crave for mobile phones, tablets and other digital gadgets, tribal children, sadly, do not even get to see these gadgets, not to speak of using them. Fortunately, Shapoorji Pallonji Group company, AFCONS, has been steadfastly supporting the ashramshala so as to improve the quality of education that is imparted to the tribal children. Over the years, thanks to Afcons’ generous support, e-learning, English speaking and computer learning have been introduced to the children. This year, the children have been introduced to digital literacy. Tablets have been provided to them, which are being used during group-learning sessions. The content, though in the form of fun and games, is intended to teach them the fundamentals of maths and the languages.

Giveaways were arranged by the Shapoorji Pallonji Group for all the patients. All in all, it was a wonderful time for all of us with some warm and happy memories to take back home.

Giving a New Meaning to Women’s Day Celebrations “Strong Women stand together when things are rough, hold each other up when they need support, and laugh together when there’s no reason to.” Women’s Day celebrations at the Vijaywada office somewhat resonated this theme this year. To celebrate Women’s Day, the (women’s) team at the Vijaywada office visited an old age home and shared happy times with its inmates. The inmates shared their experiences with them and felt happy to be listened to. That done, the girls had a blast at The Hidden Castle. Situated on the outskirts of the city, it gave each one of them time to mingle and know their collegues better. After a magical welcome, they participated in magical tricks, played antakshari, chatted over a sumptuous lunch, took part in adventure activities like tree-top walking, archery, zip-liner, bicycle trails, water rides, swimming and what not! It was pure, unbridled fun all the way! Having bonded with each other, with expectations of a better tomorrow at the organisation, the lady SPites thanked the organisation for allowing them to spend Women’s Day in a special way.

When ‘Joy and Help’ Go Hand-in-Hand...

The Hyderabad team of Shapoorji Pallonji Company Limited had taken part in a cricket tournament that had been organised by Concern India Foundation with the twin motives of bringing ‘Joy’ to our team and extending a helping hand to the needy. The tournament was held in March 2018. In spite of immense work pressures and busy schedules, the team enthusiastically participated in the tournament. The funds collected by Shapoorji Pallonji Company Limited by way of tournament fees were donated to not-for-profit organisations working at grassroots levels through community development activities.

News from Gambia Shapoorji Pallonji recently donated Dalasi 2,400,000 to the Women’s Bureau, as part of its CSR initiative in Gambia, towards women’s empowerment and children’s welfare.
