The programs are known as association health plans, and are designed to decrease health costs for small employers, who usually pay higher prices than large companies do for workers' coverage.

Realtors® sent more than 140,000 letters to members of Congress this spring and summer urging them to pass the bill.

In order to achieve cost cuts, the legislation would exempt the plans from state coverage mandate laws. These often include minimum maternity hospital stays, equal insurance limits for mental health treatments, and other requirements. Forty-nine states have some form of the mandates in place. These mandates drive up the cost of premiums, according to Rep. Sam Johnson (R-Texas), who leads the House subcommittee on employer- employee relations. And Rep. John A. Boehner (R-Ohio) has noted that what workers using the plans would lose in guaranteed coverage, they would gain back in cheaper insurance. President Bush pledged his strong support for the legislation in his speech at the Realtors(R) Midyear Legislative Meeting & Trade Expo in May, generating a standing ovation from thousands of Realtors®. Now, it’s all about staging. Here are some tips, many adapted from “HomeStaging: The Key to Successful Selling,” by Matthew Vossier and Liz Talbot, National Relocation & Real Estate, Vol. 13, No. 6. • Ask the sellers to clear out their closets and their clutter. Encourage them to hold a yard sale or donate unwanted household goods to charity. • Encourage the sellers to pack up extra toys, linens, small kitchen appliances, and the like and store them offsite or in the garage. • Be sure the trees are trimmed, the shrubs are pruned, and the lawn is mowed and watered regularly. Turn on the sprinklers for five minutes 30 minutes before the open house. Nationwide joins homeowner insurance firm exodus

This policy will be re-evaluated after the lawsuit is concluded. Details of the ongo- ing legal battle can be found below.
