In an area where country roads zig-zag across the open Fen between Welney and Christchurch, and on the outskirts of the hamlet Tipps End, you find The Maples, an executive-style, family home standing on a plot of about two and a half acres. Built about twelve years ago in attractive, motley-coloured brick with a symmetric façade with central gable ends over a rather impressive storm porch, all the windows and doors have stone lintels and sills indicating the high quality build. Set back from the quiet road behind mature trees with a gravel carriage driveway, a double garage adjoins to one side, past which there is access to the rear where you find the garden, orchard, stabling and paddock. In Tip Top Order “We have only been here about a year,” declares the owner, “but my new job means we are going to have to relocate. It’s been a great place to live though – we have loved the house, and we have already made good friends with the neighbours on one side. The neighbours on the other side are nice too, but we don’t often see them, just wave to each other occasionally! Since we’ve been at The Maples we have completely decorated throughout and fitted new carpets in the hallway, on the stairs and in the bedrooms. We’ve also stripped back the garden and installed a new fence to the side, so it is easy to maintain as we don’t have much time for gardening, but there is plenty of scope for someone if they enjoy that sort of thing.” The house is presented in very good order, it has UPVC framed double-glazed windows, and superb far reaching views of the surrounding open farmland. Light and Spacious On entering through the front door you find yourself in a very spacious reception hall with timber flooring underfoot which extends into the living room and study. The owners have a sofa which easily fits against one wall, whilst on the other the stairs ascend. Windows flanking the half-glazed front door provide natural light, and doors lead to all the downstairs reception rooms. Directly ahead is the study, which in turns leads through French doors into a ceramic tiled, UPVC conservatory, currently used as a gym, which has more French doors onto the patio outside. Back in the hall, to the left, a door opens into a triple aspect open-plan space; initially you find yourself in the living room with a window overlooking the front, and to the rear is the dining room which has a window to the side, and French doors, with windows either side, onto the south facing patio and garden making this an especially light-filled area. The flow of the space between rooms works well, and for entertaining there is a generous amount of room, particularly in summer with two sets of French doors opening onto the south-facing terrace at the back. “It’s a particularly light and airy house, and spacious too so great for entertaining,” attests the owner. Garden and Stable Views Back in the hall and on the other side, you pass a door into a built-in cupboard, then into the kitchen. This, like the living room, stretches front to back benefitting light from the south and the north. An L-shaped room, it has a ceramic tiled floor and plenty of room for the owners’ table and chairs. The fitted kitchen comprises cream-coloured base and wall- mounted units lining two walls, with an integrated dishwasher and under-counter fridge. Under the wide, south-facing window over the garden and stabling, the stainless steel one and a half bowl sink and drainer is sensibly situated, whilst the Cannon range-style cooker stands between worktops down the other wall. This cream cooker has a large gas hob (fuelled by LPG – central heating runs on oil), a separate electric grill, and two electric ovens, as well as a warming oven below, with a modern extractor hood overhead. Above the worktops, the walls are clad in a patchwork of rustic-style ceramic tiles in muted tones. A door from the kitchen leads into the utility room at the back of the house. This contains a sink, more wall and base cupboards providing much storage, and space for a washing machine and tumble dryer. A door from here opens into a largely glazed space, what the owners call the boot room, ideal for dumping coats and boots for those leading an outdoor life, particularly with horses. “In fact, the boot room is the second half of the conservatory but previous owners built a dividing wall so that it became two separate rooms,” divulges the owner. The master and second bedroom both overlook the front, both very generous in size almost sixteen feet wide, both with en suites to the rear with windows to the side. The floor is laid with neutral-coloured porcelain tiles. All the en suites feature a built-in, tiled, double-sized shower, a washbasin and a lavatory. From the landing a hatch gives access into the loft. “There’s loads of space in the loft,” enthuses the owner. “It has a retractable ladder, one half is completely boarded out and the other is half-boarded. It’s a great space – I’m always up there using it as if it’s another room!” Adjoining the house, and accessed through a door at the rear, close to the boot room back door, is a double garage with light and power, and two metal up-and-over garage doors to the front drive. Ideal for Horses The size of the plot at The Maples, and the fact that there are stables, barns and grazing, mean this is an ideal equestrian property. The L-shaped, brick-built stable block was created to match the style of the house with the same attractive brick detailing and tiled roof, all presented in good order, and with an enclosed concrete yard area to the front. There are three stables and a locking storage shed, with a further separate shed or barn with three sets of double, timber doors just behind the stabling. A greenhouse also stands here. Down the side, shielded by the neighbours’ evergreen screening, the gravel drive extends through double five-bar gates by the side of the garage, to another five-bar gate which opens into a very large paddock entirely enclosed by post and rail fencing. At the far end, a small copse acts as a backdrop providing not only extra shelter, but lovely colours in autumn. The south-facing garden is predominantly lawn beyond the paved terrace directly at the back of the house. Location Despite being in a rural location it is only a few minutes to Welney, and fifteen to the cathedral city of Ely, where the owners’ daughter attends the superb secondary school of King’s. “Welney is just down the road and has a very nice pub called The Lamb and Flag which is renowned for its Sunday Roast,” says the owner. “There’s also a mobile post office and little store that parks nearby a few times a week, I think.” Welney is particularly famous, however, for the Wildfowl & Wetlands Trust (WWT) at the Welney Wetland Centre. Here, the nature reserve is a thousand-acre haven for wildlife in the northernmost part of the Ouse Washes. There’s wildlife to see all year round, with each season bringing a different and exciting mix of species.
