Existing Site Description Glovers Barn is a derelict Grade II listed barn which is currently on the Essex ‘Historic Buildings at Risk’ Register, within the curtilage of Glovers Farmhouse which is also a Grade II listed building.

The site is located at the end of a narrow track called Glovers Lane, which is a small no through road to the southeast of Hastingwood Road to the east mail@stamosyeoharchitects Drawing Title: of the main roundabout on the M11 with the A414. Listing Description of 1983: IoE Number: 118205

Location: Barn approximately 10 metres west of Glovers farmhouse, Glovers Lane, , , Essex. GV II Barn, c.1600, timber framed, weatherboarded, roofed with corrugated iron. 4 bays aligned approx. NW-SE, entrance to NE in second bay from NW end. Lean-to extension at SE end, part brick, part weatherboarded, corruptated iron roof. Roof of barn hipped at both ends. Jowled posts, heavy studding, arched braces rising from corner posts to tiebeams and wall plates inside studs, not trenched. Arched braces to intermediate tiebeams, inclined queen posts supporting side purlins trenched into principal rafters, with curved wind bracing. Some original wattle and daub infill to NE wall only. The following has been summarised from the BHJC historical survey report carried out 11.10.11: South facing 20th century Lean-to structure is of low caste Victorian value of no historic worth. West facing Outshot structure is of 1950’s or 1960’s and is derelict and unsafe to enter with no internal features with a poured concrete floor, of no historic worth. There is strong evidence that the building has been dismantled, at least in part, re-skinned and reconfigured with a midstream porch and high doors. These were removed in the C20th. None of the wattle and daub, lath and plaster weather boarding can be considered older than about c.1800 and most of it is in fact C20th. The Outshot and Lean-to have no historic value in their fabric.

8 Stamos Yeoh architects Planning History: Planning consent was granted 02.04.15 for the conversion of the barn for single dwelling use ref: EPF/0284/15. This application did not propose any external extensions, therefore the consent related to dwelling use within the existing barn footprint.

Subsequently a new application (EPF/3194/16) has recently been submitted for a modified driveway access.

• Existing structures comprising of barn, lean-to and outshot • Remove lean-to, push outshot northwards

Proposal: The new proposal relates to the needs of the new owners of the barn, with the intention of creating a new home for a family of five (two adults and three children).The barn struggles to provide comfortable dwelling use within the confines of the existing structure, and therefore it is proposed to extend out directly at the rear towards the west facing, onto the open land.

Design Development: Considering the Outshot and Lean-to are of no historic value, these two structures are proposed to be removed. The Lean-to measures 15m2 and the Outshot measures 52m2. A total of 67m2 is therefore proposed to be removed.

Pre-application advice has been sought for the proposed conversion and extension to the barn, having consulted with both Graham Courtney & Maria Kitts from 2017 to date.

The extension proposes to replace the removed outshot & lean-to structure, and to extend further out by 1915mm towards the garden, this proposal shifts the kitchen extension to the north. The extension houses the kitchen, utility & bathroom Proposed First Floor Plan 1. The proposed material choice compliments the period setting of the barn. The main barn front (east) facade requires minimal intervention, with the exception of infilling the existing large barn door opening with a replacement large window. This provides near-complete preservation of the original barn appearance from Glovers Lane, albeit repaired and reinstated.

The existing barn has suffered from much neglect during the past 50 years, its prominence is largely lost when viewed from Hastingwood Road across the field, and due to its derelict state it has become an eyesore upon the local landscape.

The new extension provides a subservient addition to the barn, and allows much of the existing vistas to be safeguarded from the Hastingwood Road approach.

The sympathetic nature of the kitchen extension, respects the existing barn and its facade, allows visual appreciation around the full perimeter of the building and helps preserve the barn’s independent prominence.

The intention with this application is to create a suitable permanent dwelling for a family of five, to make full use of the open vista available to the west, to respect the existing listed building setting, whilst creating an interesting, yet sensitive addition to this rural and semi-agricultural context.

Hastingwood Road lies 115m west of the proposed extension, closing to 55m to the north as one approaches Glovers Lane. From Hastingwood Road, the new extensions provide a strong rural character setting for the existing barn backdrop, and does not interrupt views of the existing dwellings along Glovers Lane. Conversely the new proposal adds visual interest across the openness of the adjacent land, helps preserve and enhances an otherwise derelict listed building whilst rejuvenating the site to provide a new larger dwelling without adverse impact on the rural setting.
