This Property is located on West Seaview Circle, a very quiet cul-de-sac, which is part of the highly sought-after area of Duck Key known as ‘Plantation Island’ … Plantation Island is essentially the southernmost portion of the Key -- with direct access to the Atlantic Ocean, and absolutely spectacular views. This property is comprised of a double ocean front lot, perfectly positioned where the inlet meets the ocean. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Within the Keys, Duck Key is geographically smaller, less well-known and much less crowded in-season than either Key Largo or Key West; perhaps as a result, Duck Key is extremely affluent, valuable, and highly-sought-after. Residents here enjoy an upscale lifestyle which is at once friendly and relaxed … and, there’s always the perfect combination of spectacular scenery and world-class offshore fishing. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Duck Key is home to the Hawks Cay Resort, a legendary hotel and resort property which attracts some of the very best and wealthiest sportsmen and tournament anglers in the US … and well beyond. For information on Hawks Cay Resort, go to: www.hawkscay.com Hawks Cay Resort was sold in October 2013 to a private Florida-based investment group, for a rumored $140 million. This substantial investment in the Hawks Cay property (and the fact that the resort will continue to be privately-held) will likely have direct and substantial benefits over the long term for every owner of property on Duck Key -- Hawks Cay draws an extremely affluent demographic group to Duck Key, and over the long term, these individuals (and their families and friends) are often the most likely to want to acquire property here. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Of greater importance -- and of greater benefit -- to those who own property here, is that Duck Key is known for the spectacular color and excellent quality of the water … Duck Key is one of the only islands in the Keys with an interior system of canals which are designed and engineered to be free-flowing. The unique free-flow design of the canals here has several powerful -- and permanent -- benefits : one, the quality, clarity, and color of the water here is consistently excellent … an unforgettable shade of emerald green ; two, there are no dead-end canals here where seaweed, debris, and stagnant smells can develop as on other Keys ; three, in hurricanes, free-flowing canals help to reduce storm surge flooding, because incoming storm water is diverted within the canal system and can “flow through” the Key. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com In addition to the venerable Hawks Cay Resort, or perhaps in part because of it, Duck Key is a sought-after vacation and weekend home destination for a number of high-profile company founders, CEOs, athletes, and celebrities. Actor Don Johnson (‘Miami Vice’) is a former partner in Hawks Cay ; former Vice President Dick Cheney has frequently stayed at the Halliburton ‘Fishing Lodge’ compound on Duck Key ; celebrity pro tournament fisherman Scott Walker (‘Saltwater Experience’ and ‘Into The Blue’) has a home here ; as do Johnny Morris, the visionary founder of Bass Pro Shops ; prominent architect Frank Afshari, and others. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Another reason that high net worth individuals seek out Duck Key is that relatively strong controls have been established by residents (‘Duck Key Property Owners Association’) with regard to the in-season rental of private homes. With the exception of the small villas located within the Hawks Cay Resort itself, all private homes on Duck Key are subject to a minimum rental term of at least 28 days. This is an often overlooked, but an extremely important element of value for high net worth buyers, because the 28-day rule effectively serves to minimize in-season transiency, turnover, noise and traffic for those who choose to own homes on Duck Key. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com For those who love having a home near the ocean, Duck Key offers the quintessential and much sought-after ‘sport and seaside’ lifestyle. People here are accomplished, low- key, friendly, and there is an active community of sportfishermen, divers, boaters, and outdoor enthusiasts. Duck Key residents also have the opportunity, if they choose, to enjoy all of the five-star amenities which are offered by the Hawks Cay Resort. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com People here have a deep appreciation for the incredibly beautiful natural scenery and the history of the Keys … this appreciation has taken active form in the commitment on the part of many to conserve and protect the Keys’ natural and historic resources for future generations to enjoy. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Duck Key also has a strong appeal to high net worth individuals for its proximity to the infrastructure and cultural resources of Miami … from here, it is only about a 2-hour drive to downtown Miami -- about the same to the Miami International Airport (MIA). Key West -- well known for its architecture and eclectic charm -- is about a 1-hour drive. Within a 15-30 minute drive of Duck Key, there are numerous restaurants and sports pubs ; grocery stores; marinas ; dive shops ; a movie theatre ; museums ; several large parks ; several golf courses and country clubs ; and, the Marathon Airport -- which serves private jets. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com ACQUISITION AND RENOVATION BY THE CURRENT OWNER As previously noted, this Property is widely regarded as having the most valuable location on Duck Key, and perhaps one of the most valuable locations in the Florida Keys. It was acquired by the current Owner for this reason. The current Owner is a highly regarded business leader and an avid offshore sport fisherman; he purchased the Property in April 2005 as an entirety, including the adjacent lot; the purchase price was roughly $3.3 million. For the current Owner at that time, the buying decision was driven by the extremely valuable oceanfront location of the Property, the uniquely unobstructed views, and, deepwater dockage with immediate ocean access. HUNTER, REED AND COMPANY REAL ESTATE SERVICES FOR PRIVATE CLIENTS www.HunterReed.com Shortly after purchasing the Property, beginning in the Fall of 2005, the current Owner undertook significant and substantial renovations to the Residence -- the scope of this work was quite extensive, and involved all areas of the Property, in- cluding the interior and the exterior of the Residence, the seawall and the grounds. The total cost of renovations to the Property which have been completed by the current Owner since 2005 is well in excess of $800,000.

COMMUNITY RESOURCE GUIDE Founded in 1981, United Way of the Florida Keys is a local, independent nonprofit serving residents of the Florida Keys. Our mission is to be the leader in community caring, making our area a better place for working families by providing desperately needed food, education, and safety net services. UWFK provides funding for nonprofits throughout Monroe County and assists over 25,000 individuals and families each year. We focus on helping working families who are "Asset-Limited, Income Constrained, Employed" (ALICE). These are people who work hard to make ends meet, but suffer due to the extremely high cost of living in Monroe County. UWFK funds scholarships for low-income children to attend quality childcare, provides tax preparation services for low and moderate income individuals, supports food programs to ensure life- saving nutritional assistance, and much more.
