Since that time, the Residence has remained fully intact, and to the best of the current owner’s knowledge, this Residence has never suffered any sort of significant damage from a tropical storm or hurricane.

Essentially, there are two primary reasons for this, both of which are unique to this particular Property :

one, The shallow-pitch flat cement tile roof design ;

two, its superb position at the precise point where the ocean meets the inlet, and storm surge is diverted in three different directions via three canals.

The roof on this Residence is a flat-tabbed cement tile roof, with a relatively shallow pitch -- this type of roof was specifically designed to protect the roof itself, and the structure beneath it, from being damaged by hurricane-force winds.

Unlike the ubiquitous curved concrete tile, or curved terracotta tile, which is used on roofs throughout Duck Key -- and often used on roofs which have steeper, more traditional pitch -- the roof on this Residence was designed at a relatively shallow pitch using flat tabbed cement tiles … this has proven to be an extremely effective roof design in terms of the protection it has afforded from hurricane-force winds.

Because high winds are unable to get under flat roof tiles as easily as they can get under open-ended curved roof tiles, flat roof tiles on a roof with relatively shallow pitch, as is the case here, are much less likely to be blown off or otherwise damaged by high winds.

STORM SURGE DIVERTED IN 3 DIRECTIONS

In addition, the specific location of this Residence on Duck Key -- its unique and extremely valuable position precisely at the location where the ocean inlet meets the free- flowing canals -- offers an extraordinary, and surprisingly effective, measure of natural protection from storm-related flooding.

In any tropical storm or hurricane, incoming water is immediately diverted into not one, but three separate canals -- and three separate directions. This is essentially three times the level of natural protection from storm surge flooding as exists for other properties on Duck Key.
