The coast lies within easy reach and the nationally acclaimed surfing beaches of Bay, Sands, and , as well as sailing and water sports. Also, Exmoor National Park with its spectacular scenery, is near at hand. The surrounding countryside offers a wealth of riding, walking and sporting opportunities.

Description Little Venhay is a detached Grade II listed property, dating from the 16 th Century and has many fine period features. The property is mainly constructed of rendered stone and cob under a slate roof; the property has been tastefully renovated over recent years and is immaculately presented. The property is believed to be a former hunting lodge of the Earl of Portsmouth and hosts many period features which include a hipped roof, Gothic arched window casements, Gothic stair window and a number of panelled doors on the ground floor and feature fireplaces.

The spacious accommodation offers two formal rooms at the front of the property along with a comfortable kitchen/breakfast room, all which have views across the pretty gardens. At the heart of the kitchen is an Aga, with adjoining utility room.

The separate two bedroom holiday cottage, which has been converted in the past couple of years to an exceptionally high standard, offers the opportunity of combining a superb family home with income potential. The studio, with an abundance of natural light, mezzanine floor and underfloor heating, provides an ideal environment to work from home by creating an office or maintaining its current purpose.

The renovations to the studio and cottage conversion have been carefully thought to include heating via a ground source heat pump and WiFi is connected. At the rear of the property there a range of further outbuildings, with one barn having a lapsed planning application for a holiday let.

The level grounds surround the property and are an attractive feature of the property with a number of mature trees; a fishing lake is an attractive feature which assists with attracting a wider audience for the holiday cottage.
