Situation Alfordsway is situated at the end of Bridle Way, a no-through road off Coton Road, which leads into the centre of the village. Bridle Way continues as a bridle track for walkers, horse riders, cyclists and farm vehicles straight on to Barton in a north-south direction connecting with other pathways.

Grantchester is a sought-after south village best known for its connections to the First World War poet and for the picturesque Grantchester Meadows which run along the and connect it with Newnham to the south west of Cambridge’s historic centre. Grantchester is said to have had at one time the world’s highest concentration of Nobel Prize winners and is home to a number of well known figures from the world of science and the arts.

There are good facilities in the village including four pubs (three of which boast restaurants), a recently opened gin distillery and a fine parish church. There is a Waitrose supermarket at nearby and comprehensive shopping, cultural and recreational facilities in Cambridge with its attractive range of ancient and modern buildings, colleges and winding lanes.

Local schools for all age groups are available in the area with primary at Barton and secondary at Comberton Village College which has its own sixth form or alternatively, there are Hills & Long Road sixth form colleges. A number of renowned independent schools are found in Cambridge - St John’s and King’s College prep schools, St Faith’s, St Mary’s, The Leys, The Perse and the Stephen Perse Foundation.

For the commuter there are regular train services into London King’s Cross & Liverpool Street stations taking from 45 minutes from Cambridge station. The M11 (Junction 12) is 1.6 miles away which leads south to Stansted airport, the M25 and London and north to the A14, A1, M1 and M6. Description Dating from 1925, Alfordsway has been owned by only two families: the Banisters for whom it was built, and the current owners who acquired the property in 1961. This is, therefore, a rare opportunity to buy a unique house in a very desirable village-edge location.

The house was originally built at the centre of a furlong-strip of farmland at the end of Bridle Way. It was designed by Harold Tomlinson, first Head of the School of Architecture of the , for Dr H. Banister, a Fellow of King’s. The house enjoys a secluded position, tucked away and hidden from view, facing south and offers 2,159 sq ft of accommodation with great potential. Since its construction various alterations have been made with, most recently, additions and remodelling which have created a new study with pitched slated roof, a porch and enlarged entrance hall and a “garden room” with extensive glazing and French doors which was added to the dining room on the southern elevation facing the delightful garden. From the hallway, to the right, is a dual aspect sitting room with an open fireplace, which then leads on to the study and also provides access to the dining garden room. To the left of the hall is a morning or breakfast room. From here there are two doors, one leading to a small kitchen fitted with Miele Program 80 units and the other to a utility room with direct access to the garden.

At first floor there is a wide landing with built-in bookshelving, three south facing bedrooms including a master which was enlarged as part of the two story garden room extension, a fourth single bedroom is on the other side of the house and a family bathroom at the eastern end of the landing.

The house has attractive period features including an oak staircase, exposed floor boards and a built-in dresser in the morning room. The later study has an intriguing glazed “corner” window, oak flooring and built-in shelving. In other parts of the house oak shelving and built-in wardrobes were designed and built by Bruce Davidson a talented cabinet maker.

Alfordsway is a comfortable family house in an enviable position and offers superb potential for a degree of further modernisation and alteration to suit the needs of a family.

From the end of Bridle Way, a gravel driveway with hedging to one side leads up to the front of the house where the drive curves around a tall beech hedge to a parking area and the detached double garage with adjacent car port. To the front of the house is a level lawn with a small orchard and to one side of the house a small pond. The remainder of the plot is to the south of the house with a wide level lawn and an area of woodland down the centre of which is a cleared path which terminates in a wooden gazebo (available by separate negotiation). A vegetable patch with a number of beds is found to the eastern side of the plot and north of this is a “play hut” originally built for the children of the current owners in 1966 (again available by separate negotiation).

The site extends to approximately 1.04 acres. Local Authority: District Council Viewing: Strictly by appointment with Savills
