CHAPTER –5 ANALYSIS OF ALTERNATIVES 5.0 INTRODUCTION Various alternative sites were studied in order to identify a suitable location for the proposed project. 5.1 SWOT ANALYSIS In order to select an optimum and most feasible site for the development of the proposed project, SWOT analysis was carried out. The tool comprises of four parameters based on which the site is evaluated: 1. Strengths – S 2. Weaknesses – W 3. Opportunity – O 4. Threats – T
5.1.1 Strengths (S) Location, view and altitude: It is located in a region that is surrounded with natural splendor and characteristicsthat are unique to the village on the historical beach. This secluded village does nothave nothing to offer in regard to good resort or restaurants, cafés and holiday life,but opens a gateway to the world of nature and breathtaking seascapes. Distance from major town Dandi is just 10 kilometers west of Navsari and 49 km away from Surat, the businesscapital city of Gujarat. By road just a 2 hour drive from Surat Airport and Due to itscloseness to Surat, tourist can even return back the same day after visit. The location and itsheritage value identify Dandi as a favorable position for tourism development. Facilities Due to its proximity to urban areas like Surat, Navsari, Bilimora, Valsad and Vapi; Dandi has relatively more facilities available than other places in similar settings.Besides clear and calm beach, road, electricity, communication facilities are also welldeveloped. Local health post are also nearby anddrinking water is also not much a problem here. It is a destination for all seasons and is a perfect place for historical study, Beach sport entertainment, Marriages and other family function celebrations,or any other visitors with short stay on the beach resort in Gujarat, family holidays,meditation, seminars and place to unwind or undertake outdooractivities as well.

Price To make a nice cozy day trip from Surat, it costsaround INR 100 only as transportation fare. But in the downside there is no facilityfor food and night stay. Otherwise tourists from South Gujarat would love to visit this beautiful village frequently. Cultural setting Dandi is a melting pot of Hinduism and Islam. This two religions and various ethniccommunities have blended here with a mutual reverence and appreciation for eachother. There are temples and dargahs around the village. Other historical places near Dandi are: 1.) Andheshwar Mahadev temple at Amalsad(20 km from Navsari) 2.) Somnath Mahadev temple at Billimora(30 km from Navsari) 3.) Navsari Agricultural University Place for study Many visitors come here to study and make research on different generals of plantspecies, other floraand fauna as well as life of Gandhiji. There are plenty of medicinal land ornamental herbs/plants available here. Farms and beaches are resonating withbird calls during winter. Activities As of now very few activities available for the recreation and entertainment of thetourists, but looking to the number of the tourists, the scenario will change.Dandi’s seashore has become popular amongst tourists from nearby cities of Navsariand Surat and remains fairly crowded during weekends. i. Bird Watching: One can experience the life time opportunity to see birds in the farms and beach area. Different species of wild and exotic birds can be spotted here. Birds like Cuckoo, Mynah, Parrot, Cranes, Bulbul, and many more migratory birds can be seen in their dwellings or flying in flocks. Many migratory birds are alsofound here during winter season. ii. Boating / Fishing: Dandi beach is 7km long and stocked with lots of varieties of fish including delicious catfish. The sea offers boating and fishing opportunities as well. iii. Sunrise / Sunset Walk: Sunrise and Sunset from the Dandi beach are unmatched anywhere in the Gujarat region. 5.1.2 Weakness(W) Quality of service Quality of services provided by local hotels are not up to the par with minimumrequired standards. Also, there are nosafe placesor an overnight stay. The tourists have to suffer due to limited facilities available. Lack of promotional activities In spite of being crowded with local tourist and close to Surat, Dandi is almostobscured from the eyes of tourists. It has not been able to be among the first choice tovisit by them. It has mostly been visited as

last minute hurried visit or as filler by thetravel agency in their holiday packages. Targeted promotional activities related to Dandcan further attract tourist to explore this place. 5.1.3 Opportunity(O) Increasing arrival of tourist Gujarat has 1600 km long beach front and still there are only a few good beach resortsavailable that can attracts foreign tourist, and develop taste for beach frontcelebrations. Recently Tourism department of Gujarat has also declared interest todevelop beaches. So, along with the positive developmental activities in collaboration with the Tourism department, numbers of tourist is expected to experience a rise in the upcoming years. Under-utilization of assets The locally available resources are not utilized to its full potential. If the available resources like beach, lake, flora & fauna and thehuman resources can be optimally utilized, the tourism industry has enough scope of expansion. This under-utilization of assets can be taken as an opportunity for the planned and sustainable approach indeveloping tourism, especially beach tourism in the unexplored areas like Dandi. Local tourism Recent data shows that the travelling pattern and behavior of tourists in Gujarat ischanging. People are spending more time visiting new places rather than places visited earlier. Many people plan trips to other tourist spots nationally or internationally in lack of available nearby tourist attractions. If local tourists are targeted towards a locally available resort, the outflow of tourists out of Gujarat may be reduced as well as inflow of foreign tourists may be increased. Easy road access As Dandi is situated very easily connected with NH8, it has got an opportunity toflourish. The highway is one of the most peaceful and pleasant one to ride, manyother link roads have also been opened around Dandi which has made the place moreaccessible to tourists. In future star category resorts, with good stay and dining facility, amusement parks, theme parks and water parks with direct air service will alsoattract tourists from all over India. 5.1.4 Threat (T) Competition for the limited time of tourists Dandi has to compete with various other tourist locations for the limited number of tourists due to Daman and Devka Beach front in central territory. Not all touristscoming to India know about Dandi and they hesitate to take risk which can otherwise ruin their holidays and many other happy moments of life. So, Dandi has toovercome this threat by conducting different promotional activities and by buildingother attractions in and around Dandi. Climate change

Climate change has caused irregularity in the climate pattern all over the world. Beinglocated in the lap of Arabian Sea, the impact of this climate change can also be expected here. Also, due to salt water intrusion, ground water is salty and cannot be used for potable purposes. Pollution Pollution of all form, may it be air pollution, water pollution, land pollution or noisepollution has an adverse effect in the life of locals, tourists, wildlife and plant andvegettation. It is also detrimental for the quality of environment required for serene,ranquil and a panoramic atmosphere.
5.2 ALTERNATE SITE STUDY ANALYSIS

Apart from “Dandi beach” there are two alternate sites near Navsari districtwhich were studied for the same project.
1.) Nimlai village-in peaceful environment far away from crowded city.
2.) Bodali village-on Purna Riverbank.

Far from the city area provides peaceful atmosphere No requirements for CRZ clearance. Surrounding area is full of farm lands. Village is in neighbourhood to one of Gujarat's largest ciity Surat.
Cons:-
Long distance from sea and river. There is no historical evidence of village.

There are no existing famous landmarks /places around and thus no current tourist activity is running over here. Land bank is not available.
5.2.2 Bodali Location-Village in Jalalpor Taluka in Navsari District of Gujarat state, located 9 km from Navsari.

Negative points:
Land bank is not available. Critical situation during flood in river Purna. There is no historical background. There is no existing famous landmarks/places around and thus no current tourist activity. As the project site located on the riverbank, CRZ clearance is compulsory.

CONCLUSION Thus, based on the SWOT analysis and taking into consideration three sites, the site at Dandi village was selected owing to the following reasons: Dandi is a very popular existing tourist destination;many tourists come here for one day picnic from nearby cities and towns. Dandi is an important historical venue as the historical Dandi March of Late. Gandhiji in the year 1930 hadbeen a stepping stone to India’s freedom struggle. Dandi is very well connected with NH – 226, SH – 182andNH - 8. Calm & Clear Sea Beach, ease of approach to the destination of Dandi is USP for the venue. Tourism Corporation of Gujarat Ltd. (TCGL) has started work for World-Bank funded project for Gandhi Memorial work at Dandi. Dandi village is in neighbourhood to Gujarat's second largest city Surat. To accelerate policy of Government of Gujarat for Coastal tourism Land bank is available for future expansion of the project.
Cons: As the project site located on the Beach, CRZ clearance is compulsory. Salty atmosphere will corrode the steel.
Measure to overcome the cons: It is the sea that will attract the tourists, however application to Gujarat Coastal Zone Management Authority (GCZMA) will grant CRZ clearance on submitting the CRZ application. But use of noble and natural materials will reduce the problem to a greater extent. Also, various options such as use of alloys, galvanization and anti-corroding technologies will be considered.
SUMMARY After considering all the above options/alternatives, the site at Dandi village was selected.Also, some other alternatives were considered for the proposed project, out of which best possible outcomes were selected. ------
