The project will replace a small and outdated grocery store that is often frequented by drug users and the homeless, with a new, larger, and modern Safeway store that will benefit and support the growing University District community, bringing light, security, and awareness to the site. The project will provide much needed housing with a diverse unit mix for a variety of tenants. Included in the proposed project will be a large, and approximately, 6,800sf community park with outdoor seating that will be open to the public. The project is located in the University Community and is designated as an Urban Center, intended to provide dense housing and employment. The property's current configuration does not maximize the uniquely large site footprint. Improved utilization of the site will provide for a larger Safeway grocery store on the ground floor - with a grocery store being a vital amenity for the growing and evolving neighborhood. The seven story structure will serve as a transition to the new high-rise structures proposed for the University District and will be visually appealing next to The M tower, the new highrise currently under construction. At the same time, it will complement the University District Farmers Market located one block away. This is an ideal location for a mixed-use development due to its proximity to the UW campus, University Way which is just a half block west, and the future Sound Transit Link light rail station which will be and one block south of the site. Built in 1998, the building consists of 27 studios with efficient layouts all about 225 square feet in size. There are three shared kitchens, one on each floor. The kitchen areas provide appliances work areas, and individual cabinets for tenant’s use. Additionally, there is a coinop washer and dryer on each floor for resident’s convenience. Many of the apartments boast the true amenity of either a large deck or balcony, which are very uncommon for most student housing properties. The property lends itself well for the individual tenants who typically seeking a reasonable rental rate, has limited cooking needs and relies on the many amenities the “Gig Economy” provides. This in effect reduces the many maintenance issues of a typical apartment complex that would have 27 kitchens, many more residents leading to more wear and tear on a property. With a “WalkScore” of 95 and a “BikeScore” of 97, and just one block East of the popular “University Way”, makes Academia’s location highly desirable to a wide array of high paying quality renters. The property is also remarkably close to The University of Washington and just under 2 miles north of the UW Link Light rail Station which provides service to places like: Northgate, Capitol Hill, NAME Academia Apartments CenturyLink Field, T-Mobile Park, Downtown and the Seattle Tacoma Airport.

  • Housing in Seattle Tends to Be More Expensive and a Bit More Challenging to Find Than Other Parts of the Puget Sound
OFFICE OF ADMISSIONS Seattle Housing Guide Last updated: March 25, 2020 WELCOME Housing in Seattle tends to be more expensive and a bit more challenging to find than other parts of the Puget Sound. The average price of a studio is approximately $1,164, 1- bedroom is $1,857 and 2-bedroom is $2,177. Those considering Seattle should start their search for housing at least a month before starting classes. Should you decide to split a house or apartment with roommates, you will save substantial amount of money. Students currently pay anywhere from $600-1,000 a month in their shared living situations. Rather than securing housing sight unseen, we encourage you to allow time to research and, if possible, visit the area. Seattle's public transportation system is undergoing improvements and expansion (such as the Link Rail), making living outside of the area a viable and less expensive option. Note that many apartment managers ask for first and last month's rent as well as damage or cleaning deposits. Don't be surprised if you have to pay for a credit check as it is standard practice in the Northwest. Moving to a new area for school can be exhilarating and daunting. Here are some resources for out-of- state students moving to the Seattle area. 1 CITY OF SEATTLE Seattle is a lively and cosmopolitan city beautifully set in a dramatic backdrop of water, forests and mountains. In addition to the gorgeous scenery, Seattle is ranked as one of the best places to live in the United States.
