DESCRIPTION

The Square House is one of the picturesque village of Manaccan’s most iconic houses, positioned in the centre of the village with a very attractive double fronted façade with exposed granites, multi pane windows, a pitched roofed porch and a recently re-slated hipped roof with symmetrical brick chimneys to either side. The most surprising feature of this wonderful detached village house is its quite amazing large rear garden which is mostly lawned but is extremely well stocked with a huge variety of trees, shrubs, grasses and palms. The garden enjoys an exceptional level of privacy and seclusion, with almost no other properties visible from this wonderful environment which belies its mid village location.

Inside the house follows a classic four square layout with reception rooms to either side at the front, both having fireplaces, with one having a window seat and a painted beamed and boarded ceiling. Both of the rooms to the rear also have this style of ceiling being a further reception room and the kitchen which has a stable door to the rear and a classic 3 Ref: LCAA5684 large fireplace housing a white Rayburn with a wooden lintel over and cupboards to either side. A turning staircase rises to the first floor landing off which are four bedrooms, a box room and a bathroom, with the latter two being off a short inner landing and there seems to be various options available for layout changes, subject to all necessary consents. In such a pretty village as Manaccan, The Square House’s beauty still manages to stand out and its rear garden is a most wonderful surprise.

LOCATION

The Square House is found in the heart of the oldest part of Manaccan and is close to the renowned ‘South’ restaurant, the village hall, a thatched inn, snooker hall, tennis courts, Norman church and the primary school. This thriving village is the heart of the local community, serving the many hamlets that dot the countryside around the area and overlook its creeks. A short drive or walk along one of numerous footpaths leads to either 4 Ref: LCAA5684 Gillan Creek or the Helford River and Helford Village. Gillan Creek has National Trust owned woodland along its banks and opens into the sheltered Gillan Harbour which, in turn, gives access to Falmouth Bay. There are moorings available here and over wintering services at St Anthony in .

About 1½ miles from Manaccan is the achingly pretty village of Helford with its waterside inn, general store/delicatessen and well attended sailing club. The Helford River, immortalised by Daphne du Maurier, is renowned as one the most beautiful areas within Cornwall and indeed the British Isles with its deep, sheltered river channel branching off to many creeks surrounded by National Trust land and pretty cottages. The river itself is a perfect haven for dinghy sailing and other water sports and also offers mooring for much larger yachts. The many footpaths surrounding the area give beautiful walks overlooking the river and Falmouth Bay and these connect into the South West Coastal Path which leads around the rugged Lizard Peninsula to cove beaches at Porthallow, Porthoustock and Coverack.

About 2 miles away is a petrol station and excellent shop at Newtown-in-St Martin. The larger town of is a few miles to the south and secondary schooling is available at Mullion where there is also a golf course. At the entrance to Peninsula is the historic market town of where there is a college, supermarkets, sports centre and a good range of local and national retailers.
