Executive Summary The Fairhaven Firehouse is a mixed use building on the edge of Fairhaven in South Bellingham in the Happy Valley Community. It consists of 3,901 gross square feet, or 3,500 rentable square feet, which includes a 525 square foot apartment in the basement. The building itself was formerly Bellingham Fire Department Station No. 2 and is now designated as an Historic Landmark.

The current owner applied for and received a Conditional Use Permit to operate the Firehouse Performing Arts Center. Currently there are short-term leases in place for the Firehouse Café and an office tenant.

Potential uses of the building under the Conditional Use Permit include a large restaurant with beer and wine sales (which can be approved for sidewalk dining), professional offices, a residence, retail establishments, among others.

The total area of the two lots combined is 10,000 sq. ft., with the southernmost portion of the vacant lot open to public access. There is a large Oriental Plane Tree, which is also designated as an historic landmark, in the lot to south, shading a well-maintained yard often used for community and private gatherings.

As an alternative to converting the building to a new use, the Fairhaven community and supporters of the Firehouse Performing Arts Center have shown strong interest in maintaining the property in its current use; a coalition may be formed to guarantee the continuing operation of the facility with a new management team with more programming and private events to support the cost of operations.

9 townhomes are being built one block to the southwest with an additional 60 apartments planned, improving the market for a coffee, food and alcoholic beverage business.

Firehouse History Originally built as Bellingham Fire Station No. 2 in 1927, the building served as a base of operations to protect the residents and property of south Bellingham for 75 years. When the new fire hall No 2 was built, just to the east on Harris Ave, the City of Bellingham sold the property to the Christman family of Bellingham, designated the site as a Historic Land- mark and approved conditional use permits to operate the facility for commercial adaptive uses such as restaurants, repair shops, offices, multifamily and other uses.

Included in the Historic Landmark designation is the large Oriental Plane Tree shading the adjoining lot to the south of the fire hall. Two now-retired Bellingham firefighters assigned to the Fairhaven station, Roger Iverson and John Kunnap, planted the tree during the early 1980s. Through the years, firefighters maintained the grounds which were often used as a community gathering place.

Since the acquisition of the property from the city, Matt and Alona Christman have improved the building and grounds in numerous ways, all with the intent to provide the community with a gathering place for the performing and fine arts.

The former engine house is now a performing arts theatre with a maple floor, cyclorama, sound system and a retractable set of theatre seats that can be raised into the ceiling area to create more floor space. The roof of the building was refitted with ceramic tiles Matt ac- quired from Western Washington University during a remodel on campus.

A café now occupies the kitchen area firemen once used while they were on shift at the station. Additional parking has been approved by the city. Offices and an apartment are now also part of the income producing equation.

Today, musical groups, dance troupes and other artists from around the region use the ven- ue to practice, rehearse and perform for the public in the Firehouse Performing Arts Center. It is a rare treasure for the community.

Performing Arts Center Vision and History There has been strong interest in the arts community to continue the operation of the FPAC and to protect it as a community treasure. Several interested parties can come together to form an alliance to purchase and operate the facility under new management. The Sellers have decided to sell it in the near future to any qualified buyer who can perform and close on the deal.

We urge individuals, businesses, and community organizations who have an interest in preserving this community treasure to contact Jim Browder or Allen Stockbridge so that we can put our ideas together.

The Firehouse Performing Arts Center LLC, the entity that owns the property, can be purchased and continue to operate.

The business personal property is currently owned by the Firehouse Performing Arts Center, LLC, which we could include in the sale.

This Includes the website/URL, business license, all leases and all equipment, operation documents, etc.

A friendly investor or group of supporters can buy the Firehouse PAC.

This group would develop a more aggressive business plan and hire a facility manager/marketing person to oversee the operation, much as Matt Christman has done for the last 10 + years.

The operating expenses and mortgage payments would be made, with any surplus cash accruing and paying down the equity invest- ment from the Investor(s) with a fair interest rate. The time over which this would happen is unknown. In addition, a Capital Campaign can also be undertaken, along with fundraisers/performances to raise money for the FPAC.

Once the property mortgage has been paid off, and the Investor(s) made whole with a reasonable interest rate earned, the FPAC would be owned outright by the LLC and its “Members” could make arrangements for its care and feeding looking forward. It would be a community asset.

Fairhaven Known for its quaint feel, beautiful streets lined with picturesque shops, and its friendly people, Fairhaven sits near the southern border of Bellingham. Just to its west is the Alaska Ferry Terminal and Amtrak station while following the centrally-located 12th Street south will take you straight to Chuckanut Drive, a scenic route that overlooks Chuckanut Bay and the Puget Sound.

Fairhaven is chalk-full of wonderful local businesses whose owners and patrons all fully embody the spirit of Bellingham and more specifically, this neighborhood. From the double-decker bus turned Fairhaven Fish & Chips (pictured here) to the simply named flower shop, A Lot of Flowers, there is no shortage of Fairhaven vibes.

A nice walk can take you to the boardwalk at the southern edge of boulevard park, one of Bellingham’s finest. If you walk westward, you will soon see the Alaska Ferry terminal and the Amtrak station, both of which are usually pretty quiet. Past the Ferry Terminal is Marine Park, a small park that overlooks the San Juan Islands. If you choose to stay in town, there are plenty of excellent dining options, including Fat Pie Pizza Company, Jalapeños Mexican Grill, Mambo Italiano Cafe, The Archer Ale House, and plenty more.

Fairhaven has seen slow and steady development over the last several years, most recently some mixed use space that includes retail on the ground floor, executive office spaces above the retail with apartments on the top two floors. However, the occasional developments adhere to strict codes to ensure that the neighborhood feel isn’t eliminated.
