The village has a beautiful Grade I listed church, St. Augustine’s Parish Church, the Monkton Public House and the West Monkton Cricket Club. Further facilities are available in Monkton Heathfield, approximately 1 mile away, including a public house, Heathfield Community School, a village hall, West Monkton Church of England Primary School and a Co-Op. Exmoor national park, the Blackdown and Quantock Hills are all within close proximity and together with the surrounding area, provide ample opportunity for recreational activities. Taunton has an extensive range of shopping facilities and a thriving farmers’ market. Musgrove Park and Nuffield Hospitals serve the town and surrounding area. There are a number of excellent schools including Taunton School, Kings College, Queen’s College and King’s Hall and other well-known schools in the area include Millfield and Blundell’s, all within driving distance. Exeter is about 40 miles to the west and Bristol about 45 miles to the north. Communications are excellent with the M5 motorway at Taunton, along with a main line rail link to London Paddington and a Virgin line to the north. Bristol and Exeter International airport, are within easy reach and provide an increasing number of international flights and connections. DESCRIPTION Court Place is an elegant, Grade II listed attached house dating back to the 1820s that has been well maintained by the current owners. The house has high ceilings, well-proportioned rooms and many original period features, including open fireplaces and sash windows. There are three reception rooms on the ground floor, including a drawing room with an open fireplace and French doors leading out to the veranda at the front of the building. There is also a sitting room with sash windows, fitted bookcases and an open fireplace. The dining room has French doors opening to the veranda and an open fireplace. The kitchen has been fitted with Oak Smallbone units, granite worktops, a gas fired Aga and an American style fridge freezer. The ground floor is well supported by service rooms including a utility room, larder, boiler room, cloakroom and boot room. On the first floor, the master suite benefits from an en suite bathroom with marble basins and bath. There are four further bedrooms, a dressing room area and a family bathroom. Wonderful views of the surrounding countryside and gardens can be enjoyed from these rooms. GARDENS AND GROUNDS Court Place is accessed via a stone archway to the side of the property which leads to the front of the house. There is a beautiful veranda with a seating area and an established wisteria growing across it and the house faces south towards the gardens, giving a pleasant outlook. The walled gardens house a wide variety of plants and shrubs including camellias, azaleas, fuchsias, roses, quince trees and apple trees. A magnificent tulip tree is situated in the centre of a large, landscaped area of lawn. The tree has a plaque to commemorate the year it was planted, 1937, to celebrate the coronation of King George VI. There are many different areas of the garden including a path through a wooded area, a tennis court with a summerhouse and two stables situated within the grounds. There is also a well-fenced, level paddock beyond the main gardens, extending to approximately 2.6 acres. Accessed via a shared driveway are three garages belonging to the property. Taunton which is about 3 miles away, while Junction 24 and 25 of the M5 motorway are a similar distance.
