6 WHO ARE OUR MEMBERS? -WIDE GROUP We are part of the largest and most influential industry as- sociations in the country. Members represent all parts of the residential construction industry from coast to coast.

Builders - Member builders construct over 80% of all housing in Canada. Membership includes hundreds of small building companies, as well as many of Canada’s largest home builders.

Trade Contractors - From plumbers to electricians to drywallers, trade contractors are integral members of the “team” and play a critical role in the Canadian Home Builders’ Association.

Manufacturers - The overall quality of a new home and renova- tion projects in large part depends on the quality of the products used. Many of Canada’s major manufacturers of building prod- ucts and services are strongly represented in our Association.

Financial Institutions - Canada’s major financial institutions are strong partners in the Association, with many holding member- ships across the country.

Services and Professionals - The home building industry includes many other services and professional groups that all play an important role in bringing choice, quality and value to the mar- ketplace. Architects, lawyers, engineers, accountants, utilities, warranty programs, real estate and marketing companies, media people and many others are valued members. 7 MISSION STATEMENT The mission of the Canadian Home Builders’ Association is to be the voice of the residential construction industry in Canada; to achieve an environment in which our membership can operate profitably; and to promote affordability and choice in housing for all Canadians.

11 Underground Economy

“Homeowners are being hurt by underground ‘cash’ contractors who don’t just cut corners when it comes to paying their fair share of taxes – they cut every corner they can”… “As a result of their poor quality work, homeowners who think they are getting a deal often end up paying far more as things go wrong, or seeing the value of their home decrease, or both,” - Kevin Lee, CEO, Canadian Home Builders’ Association. When you hire an underground builder or renovator, you are hiring someone who does not charge you HST, is willing to accept cash, probably hasn’t got any liability insurance and likely doesn’t pay taxes. The Greater Moncton Home Builders Association has a strict code of ethics which our members must adhere to. When you decide to hire a renovator or builder, hire a professional, check our members first. Don’t get buried with underground complications.

13 Why renovate?

Renovating can modernize the style of your home, make it more comfortable, improve energy-effi- ciency and home functionality, increase the value of your home, and help with upkeep and mainte- nance. Renovating is an investment in your home to ensure longevity, usefulness, and value.

When is it time to renovate? Perhaps it was that moment when you realized your kitchen colors are no longer the "in" colors for today's trendy kitchens. Or maybe you had an epiphany one day as you stood in line to use your own bathroom. Whatever the reason, the thought has crossed your mind maybe it's time to renovate.

The reasons for renovating vary and can include: • Adding more space. • Upgrading cabinets, counters, appliances, and fixtures. • Creating a floor plan that's customized for your lifestyle. • Improving energy efficiency with new windows, doors, insulation, and climate control systems. • Increasing your homes resale value.

15 Housing for Older Canadians New and Emerging Trends in Seniors’ Housing

Canadians over the age of 55 are a large, growing and diverse segment of the Canadian population. They are also a constantly evolving group of individuals, whose wants, needs and preferences are different from those of previous generations. As a result, developers and sponsors who want to attract this increasingly important demographic must stay on top of the latest trends and tendencies in their target market. To help developers and sponsors build housing targeted to Canadians aged 55-plus, Canada Mortgage and Housing Corporation (CMHC) recently released a new version of its in-depth Housing For Older Canadians: The Definitive Guide to the Over-55 Market. The five-volume series is available on-line and describes the challenges and opportunities that result from new and emerging trends in seniors housing. Download a free copy of Housing for Older Canadians: The Definitive Guide to the Over-55 Market at www.cmhc.ca. For over 65 years, CMHC has been Canada’s national housing agency, and a source of objective, reliable housing information.

16 17 18 FAMILY FOCUSED LANDSCAPE DESIGN

Landscape Designers have a great opportunity to work with clients to bring their landscape dreams to reality. The designer will spend time with the clients discovering their lifestyle through asking a series of questions and observing their home. A site analysis will be completed of their property including measuring the site, looking at the views from the house, sun and wind directions, existing terrain and features. The designer will look for natural elements that will be kept to enhance the natural beauty of the property. With all of this information in hand, the designer will put their creativity to work to design an outdoor space that the family will want to go outside and enjoy together. Some elements that can be incorporated to encourage using the yard as an extension of the home are comfortable spaces to sit and have conversa- tion, naturally planted areas to attract birds, insects and butterflies, trees for shade, and water features to create sound and reflection in the garden. Edible gardens teach children how to grow their own food that the family can then cook and eat together in their outdoor dining space. Natural play areas for children in their own back yard will entice them out to learn about nature and encourage their creative play and exercise. Beautifully designed, comfortable outdoor space will get a lot of use and expand living spaces. Our outdoor spaces are for so much more than look- ing at from inside the house.

It is time to Come Alive Outside!

28 29 ENERGY EFFICIENCY

About 50% of the electricity used in the average New Brunswick home is for heating. A combination of fixes and changes can help reduce your home heat- ing bill. Some of the quickest ways to reduce heating costs is to make smart decisions when using energy. Drafts can add to the heating cost when cold air leaks through tiny spaces around windows. Sealing the spaces around the leaky windows can help keep a home warm, as well as keep the home cool in the summer. Insulation is another way to keep heat inside your home. Problems with the insulation, or missing insulation, can add to heating bills. • Open curtains and blinds during the day to let heat in, and close them at night to help keep the heat inside your home. During winter, keep the draperies and shades on your south-facing windows open during the day to allow the sunlight to enter your home and closed at night to reduce the chill you may feel from cold windows. During summer, keep the window coverings closed during the day to block the sun’s heat. • Vacuum baseboard heaters at least twice a year to prevent dust from building up, so heat can more easily move through your house. • Clean warm-air registers, baseboard heaters, and radiators as needed; make sure they’re not blocked by furniture, carpeting, or drapes. • If you have a fuel-burning furnace, stove or other appliance or an attached garage, install a carbon monoxide (CO) monitor to alert you to harmful CO levels. • A well placed tree, shrub, or vine can deliver effective shade, act as a windbreak, and reduce your energy bills.

47 You may or may not have it in your home. You may have an acceptable amount of it, or too much. If the latter, you should get rid of it, and there is no better time to do so than when you are renovating your home. The “it” is radon, an invisible, odourless soil gas that occurs naturally in areas across Canada. Radon is not a health concern outside in the open air because it exists in very low concentrations. But when it finds its way into your home, it can build up to a level where it may have a detrimental effect on your health, if you are exposed for a prolonged period. Radon has been linked to lung cancer, and smokers in particular are vulnerable to its effects. Essentially, the soil around your home exerts pressure on the foundation and under the slab. Where present in the soil, radon can seep into your home through dirt floors, cracks and fissure in the basement floor and walls, sump pumps, and other openings. While the highest concentrations are usually found on the lowest level, radon can disperse throughout the whole house, including your living and sleeping areas. You can’t smell or see radon, so the only way to know if you have it is to test for it. Some areas in Canada are more prone to radon than others, but radon can occur anywhere. And just because your neighbour doesn’t have it, or only at a low acceptable level, it doesn’t mean that you don’t need to bother about testing. Your home could have an entirely different reading. Testing is easy. There are a number of do-it-yourself radon test kits on the market, or you can hire someone to do it. Be aware that the best and most reliable tests take time—several months or longer. It is a good idea to start testing well in advance of doing any renovation work so you can incorporate any radon-related work into the project. Testing need not delay your plans—usually there is a considerable lagtime between when people first start thinking about renovating and when the work gets underway. And of course, you don’t have to wait until you decide to renovate—it is a good idea to test your home for radon anytime, just to be certain. In 2007 Health Canada lowered the acceptable level for radon in homes to bring it into line with international guidelines. It also made recommendations for new home construction and measures to deal with radon problems in existing homes.

48 If your home shows that radon is present above acceptable levels, there is a whole range of things that can be done to bring it down. Possible measures to prevent radon from entering the house include sealing cracks and other open- ings or depressurizing the basement (essentially sucking the air out from below the slab). Installing a heat recovery ventilator (HRV) to increase ventilation in the whole house can also reduce the amount of radon in the air. This is where a professional renovator can be very helpful, and can discuss with you how to integrate these measures with the rest of the renovation work, and how they may affect the work and your budget. There is a wealth of great information and advice available from a number of sources, including Health Canada at www.hc-sc.gc.ca and the Canadian Lung Association or New Brunswick Lung Association at www.nb.lung.ca to help you learn more about radon and its effects, myths and facts, how to test for it in your own home and approaches to deal with it, should this prove necessary. Here are the top reasons why home buyers prefer a truly new home versus a used one.

No Worries Advantage New homes are quality-constructed using the most up-to-date building codes, and have the latest in no-maintenance products. With everything brand new you won’t have the stress and worry of the constant upgrades, repairs and maintenance that come with a used home. When you get a fresh start by going with a truly new home, you get the no worries advantage.

Warranty The products in a truly new home are covered by a manufacturer’s warranty sometimes for up to 10 years. On top of that, if something should go wrong with your new home, and it was constructed by a GMHBA member, your new home itself is covered by a third-party new home warranty. This provides protection against defects in work, materials, and against any structural defects, giving the peace of mind that you just won’t get with a used home.

Safety Safety is another no-worries advantage of a truly new home. Unlike most existing homes, new homes come with modern fire retardants in materials such as carpeting and insulation. With a truly new home, you have the reassurance that your home is built with the most up-to-date safety features such as smoke detectors and carbon monoxide detectors that are hard-wired right in for the protection of you and your family.

Lower Operating Costs With a truly new home you will be saving money through low cost ownership. A used home may have tired and worn out components that will soon need re- placing. With a truly new home, you won’t be replacing such costly items as the furnace and air conditioning systems, siding and windows, and you won’t need a new roof. Your kitchen and bathrooms won’t need updating and you won’t need to re-insulate or repair the basement. Your truly new home won’t need a redesign or a paint job. When weighing the options, home buyers consider these expenditures as the unadvertised costs of not buying new.

51 Energy Efficiency If you care about going green, whether that means the money that you will save on your energy bills every month, or a concern about the environment, a newly built home is about 66 per cent more energy efficient than a home built 30 years ago, and is 30 per cent more efficient than a home built as recently as 2005. Newly built homes include more efficient heating and cooling systems, resource-efficient plumbing products, higher levels of insulation, more efficient windows and doors, and Energy Star™ appliances.

Indoor Air Quality New homes not only come with energy efficiency, but they also have high performance state-of-the-art ventilation and air filtration systems. This means year-round, draft-free comfort and higher indoor air quality. There are no molds and lingering odors that may come with a used home.

Having Your Home Designed Your Way Why settle for someone else’s choices when you can have your home, your way? When you get a fresh start with a newly built home, the possibility is there for you have the home of your dreams – customized to suit your tastes. From paint colours to flooring, from countertops and kitchen cabinets to light fixtures, this is your chance to get what you want.

Homes That Suit Today’s Living With a truly new home, you won’t have the annoyance of small, boxed in rooms, lack of closet space, and the tiny bathrooms of a used home. Newly built homes are designed to fit today’s lifestyle with such conveniences as ample storage space including walk-in pantries, linen closets and walk-in closets in the master bedroom, conveniently located and spacious bathrooms, and an open concept kitchen and living area, complete with one or even two kitchen islands and built-in work spaces. You can also enjoy high ceilings and plenty of natural light, with large, high-effi- ciency windows. And, new homes can be prewired for today’s technology giving you built-in options for your entertainment, security, and home office needs.

Community Amenities New neighbourhoods are another great attraction when it comes to getting a fresh start. Greater Moncton’s newest neighbourhoods are designed with plenty of well-connected walking paths, beautiful landscaping, and are located close to shopping, work and schools.

52 53 Tips on Selling your Existing Home The key is to see your home from the perspective of a prospective buyer. If you follow these steps, it will help to set the stage for a property that will appeal to potential buyers. De-clutter When prospective buyers walk through your home, they tend to imagine it as if it were their own. Help them envision their dream space by presenting a clean, clutter-free environment. Bring a friend, a professional agent or home stager to help you see the problem areas of clut- ter. You don’t see what others see so trust their advice. Make Important Updates and Repairs Do updates that will pay off such as a new fresh coat of paint on the walls helping them to look clean, fresh and stylish. Replace door handles. Your kitchen is very important. The ben- efits of remodeling your kitchen are endless the fastest; most inexpensive kitchen updates include painting and new cabinet hardware. Potential buyers will be looking for clues that your home has been well maintained, ensure that everything is in good working order. Always be ready to show Have your house "show-ready" at all times – you never know when your buyer is going to walk through the door and you want to put your best foot forward. It may be a little inconvenient, but it will get your house sold. Go for the Curb Appeal First impressions can make all the difference. Many people simply drive by a listing and make a decision based on your home’s curb appeal. So be sure to create an entryway that is invit- ing– to entice potential buyers.Maintaining a neat and attractive exterior to your home will show buyers that you take pride on your property.
