Memo

To: Village of Lake Delton Board of Trustees From: Jeremy Peach – Asst. Zoning Administrator Subject: Architectural Design & Landscape Review for 670 E Hiawatha Dr. (Joe Eck Residence) Exterior Enlargement of Existing Deck Date: January 5, 2021

Background:

670 E Hiawatha Dr. is owned by Joe Eck, who has hired Holtz Builders to manage the permitting and construction of the proposed deck expansion and will be the applicant in this application. The project in overview here only involves approx. 175 sq. ft. of area, with the deck growing 8’ towards the Lake and the width of 21’10”. The residence is a 2-story single family home that lies in the Waterfront Commercial Zoning District, which appears to be a legal conforming use. Mapping and supporting information for project review is attached.

Review:

Although the project in this case is not very large in area size and the scope of proposed work is minimal, due to its location in the Waterfront Commercial Zoning District and involves and exterior expansion/enlargement, it then requires a review by the Village Board for Architectural Design & Landscaping Review and subsequently a decision for the proposed projects building permit approval.

Because this proposed deck expansion is to be finished to match the existing deck, I did not require an elevation cut sheet for each side of the home. You can see from the site plans and layout, that the deck will blend well with the existing and not disrupt to much existing landscaping.

Recommendation:

My recommendation for this project is to approve the proposed request as submitted. Said project above is compliant with Village Zoning Codes for its district and is not proposed to violate any Village Zoning or Building codes. All structure setbacks are compliant, and the project presents no concerns from my review.
