Hunter’s Creek has been negatively impacted because of residents not paying their assessments to the tune of over $1,000,000. We have two primary ways of collecting money for past due assessments. The first way is to collect what we are owed from the banks after they fore - close on a property. We have been successful in recovering 100% of the money owed to us, which is Your homeowner’s association is not remarkable. in the real estate business. We do not want to own houses, but we do want The second scenario involves the homeowner who owes to get paid. After doing everything back assessments to Hunter’s Creek, but is making their we can to rectify the situation, we finally go to the homeowners and offer to rent the house back to them. In both cases, the balance due was paid in time so they did not lose their houses. But this procedure comes at a cost and also adds unnecessary fees to what the homeowner owes. It sends the message that we are serious about collecting assessments that are due to the Association.

The HCCA Accounting Department, at the direction of the Board of Directors, is taking a look at delinquent accounts. Homeowners who are several quarters behind in paying their assessments will be scrutinized and decisions will be made on pursuing the right to foreclose on these houses. It is a very sad situation and unfortunate when such measures must be pursued. But we also realize that the cost of not collecting these assessments will ultimately be passed on to our conscientious homeowners.
