Key findings from this mid-year study are as follows: • While everyone wants to see a continued “economic extension” prompted by tax cuts, strong wage growth, and overall positive economic news, Greater Downtown Miami’s new construction market continues to wind down the under-construction inventory of condominiums. The final push of condominium deliveries in Greater Downtown will happen towards the end of 2018, namely in Edgewater and the Arts & Entertainment District. • Condominium rents and velocity year over year experienced normalized increases of 2 to 3 percent on all but the 3-bedroom product.

  • Fort Worth Star-Telegram Go Beyond the Beach in the New Miami Forbes
Go beyond the beach in the new Miami Such neighborhoods as Wynwood, downtown, the Design District, Midtown and Brickell prove there’s more to Miami than SoBe By Cary Darling [email protected] 01/10/2015 4:30 PM A Shepard Fairey wall at Wynwood Walls Cary Darling The Miami area is a shape-shifter of a region. Through the 20th century, it morphed from paradise to punchline (“God’s waiting room”), immigrant gateway to celebrity playground. Now, it’s in the process of changing again, though perhaps in a more subtle way. In the past decade, neighborhoods that commuters used to hurriedly drive through are becoming destinations that people drive to, further underscoring what locals know and many tourists overlook: There’s more to South Florida than South Beach. Forbes magazine recently named arty Wynwood, a formerly semi-industrial area wedged between downtown Miami and the burgeoning Design District, as one of the country’s best hipster neighborhoods. It showcases what may be the world’s largest display of open-air street art, murals and sanctioned graffiti, including work from such notables as Shepard Fairey and Kenny Scharf. Meanwhile to the south, downtown Miami, once bereft of many arts venues worth talking about except for the beautiful ’20s-era Olympia Theater at the Gusman Center for the Performing Arts, is in the middle of an arts explosion. The Cesar Pelli-designed white wedding cake of a complex known as the Adrienne Arsht Center for the Performing Arts, opened in 2006 and including an opera house and concert hall, anchors once-dowdy Biscayne Boulevard with a sense of architectural authority.

  • Miami Surface Shuttle Services: Feasibility Study for Transit Circulator Services in Downtown Miami, Brickell, Overtown, and Ai
MIAMI SURFACE SHUTTLE SERVICES: FEASIBILITY STUDY FOR TRANSIT CIRCULATOR SERVICES IN DOWNTOWN MIAMI, BRICKELL, OVERTOWN, AND AIRPORT WEST Prepared for the Miami-Dade Urbanized Area Metropolitan Planning Organization Final Report - June 2000 Prepared by: The Center for Urban Transportation Research Principal Investigators: Joel Volinski Victoria Perk EXECUTIVE SUMMARY The concept of shuttle, or local circulator, bus service is gaining popularity around the country as a service that satisfies certain niche transit markets and helps promote different public policy objectives. Shuttle services can improve mobility for employees, residents, and visitors of certain areas while helping to relieve traffic congestion, and it can contribute to economic development in an environmentally favorable way. The Downtown Development Authority of Miami (DDA) initially expressed its desire to implement shuttle services along Flagler Street as part of that corridor’s more comprehensive redevelopment, often referred to as the Flagler Marketplace plan. This plan calls for changing Flagler Street from one-way operations to two-way, adding many new street amenities, and redirecting the large buses that currently serve Flagler Street to other streets in the downtown area. There is also a desire on the part of the retailers on and around Flagler Street to provide a shuttle service that could conveniently link them with the hotels and residential areas north and south of the immediate downtown area. Representatives of the Brickell community are also interested in new shuttle services that would help promote a true “village” atmosphere where people live, work, shop, and enjoy leisure activities within relatively short distances of each other. The more eastern portion of the Brickell area is experiencing substantial new growth of hotels, residential towers, and offices.
