CPB Welcome Packet Welcome to the Neighborhood Revised 12/18 Dear New Resident, The Communications Committee of the Crosswater at Pablo Bay Homeowners Association wants to welcome you to your new home. We love our neighborhood, and since you have already made the huge step of buying a home here, we expect you already do too. Moving can be very taxing, so we wanted to offer you this gesture of welcome to help out a little. We have gathered together some information that can be helpful. Some of it is available elsewhere in your closing documents, and we know you do have access to Google, but sometimes, it’s just easier to have some Cliffs Notes to cut to the chase. If there is something that you need that is not covered here, you are encouraged to let us know so that this package can evolve over time to best serve our newest neighbors. We have included some of our favorite restaurants to help you hit the ground running when you don’t quite feel like cooking. As time goes on, and you find a great new spot, don’t be shy to suggest it for inclusion in future welcome packages. Most of us are here for the same reasons… great floorplans, in a beautiful neighborhood, that is in a terrific location. Our goal is to add a human element, to make “great neighbors” become the first in your list of descriptors for your new home. To that end, we warmly welcome you to your new home, and look forward to seeing you around the community. We think you’ll find it is a very friendly place. BCM’s scope of service includes: • Handle homeowner’s questions, suggestions, complaints and concerns to the subdivision, which includes violation letters. • Review Architectural Review request with recommendation for Board’s action, which includes approval/denial letters and send to the Architectural Review Board for their action on request • Perform monthly inspections on each property • Coordinate all mailings and membership meetings • Provide on call services for emergencies Our Property Manager is Matt Ciupak - for any information related to the neighborhood or to contact a board member or subcommittee member, contact Matt. Aside from the playgrounds, dog park, and pool… there are community sponsored events throughout the year. In addition to community sponsored events, many people convene for everything from block parties to card games to the very popular Bunco! Regardless of the event, public or private… it all hinges upon YOU getting out, meeting your neighbors, and participating. Committee meetings, such as Social, Communications, and Architectural Review are all posted on the website. Even if you don’t have the time to commit to being a regular committee member, don’t bypass the chance to contribute to a single event. Remember, your experience begins with your participation. Call (904) 630-CITY (2489) to request containers or for any further information. • Containers or yard waste should not be put out prior to 5pm the night before collection. • Face the container with wheels back toward your home. • All recyclables are commingled in the single container - see the city website for a full list of what is and is not recyclable. If you observe an invasive or dangerous species, you can submit observations directly with your device from the field. These reports are uploaded to EDDMapS and e-mailed directly to local and state verifiers for review.
