The Development Proposals The total site area is approximately 26 hectares of which 5.6 hectares lies to the south of the railway. The net housing area, excluding new open space and retained trees, would be 3.9 hectares . 128 new homes would be planned at a low to medium density of 33 homes per hectare. Development would be mainly 2 storey houses with landmark buildings being 3 storeys. Car parking would be a minimum of 2 spaces per home.

Iron Latch Lane is a well used Bridleway and is popular with dog walkers, joggers, recreational walkers or families seeking an attractive route to ’s Iron Latch Lane Nature Reserve and the wider countryside beyond.

It is proposed that the planning application will provide for the area to the north of the railway to be part of a long term management plan which will SIDINGS SIDINGS protect it as a wildlife and recreational resource free from built development. The proposals will include drainage works within this area and allow for an Ecological Enhancement Area which will provide a safe haven for wildlife. Public Access here will be planned to coexist with the need to protect wildlife.

The Bridleway across the railway over-bridge from Halstead Road through to Brick Street will be

unaffected by the proposals
