3 Ref: LCAA7259 Comfortable, well proportioned and beautifully appointed accommodation is arranged over four levels. To the ground floor the light and spacious hallway leads on one side into the study/library featuring a wall of purpose made oak shelves and cupboards, and on the waterside it leads in to a very spacious double width sitting room. This room has spectacular views and two sets of double doors opening onto Juliet balconies from which to enjoy the boating activity, coastline and sea. New, solid oak flooring has been laid throughout this level. From the hallway a turning staircase leads down to the very spacious kitchen/dining area which in itself is very well appointed with a central island and bespoke granite work surfaces. Double doors lead out to the balcony. There is a further doorway leading out of the dining area and this has steps down to the brick paved courtyard below. The kitchen features a walk-in pantry and separate utility room and cloak room.

From the main entrance hallway a lovely turning staircase with a tall and elegant arched window on the half landing leads up to the main landing. There is a magnificent master bedroom with superb views, a range of fitted wardrobes, en-suite bathroom and oak shuttered windows taking in the water vista. On this level there are two further bedrooms - both of irregular shape - and these are served by a large shower room/wc. The current owners have extended further into the attic and created a light and spacious bedroom and separate bathroom complete with a restored antique French rolltop bath. This architect designed loft extension has four Velux windows and solid oak flooring.

To the outside of the house there is a super balcony, terrace and seating area adjoining the kitchen/dining room and this enjoys panoramic water views. Access to the very private terrace courtyard is via stone steps from the dining area or from steps leading down from the rear of the kitchen to the cellar. This garden area is absolutely superb being fully enclosed with the exceptional benefit of gated access with portable steps down to the beach and sea beyond. From this terrace there is access through custom made hardwood double doors into the cellar. This at one time would have been one of the "Fish Palaces”, where the fish were landed, dried and salted for sale in Spain and Italy. Now it provides an incredibly useful area as a workshop and storage facility.

LOCATION

The twin villages of Kingsand and Cawsand were, until 1844, in different counties. Both are renowned for their notorious history as centres of smuggling in the 17th and 18th Centuries. Many thousands of casks of spirits are reputed to have been landed here by a large fleet of smuggling vessels operating out of Cawsand Bay. Fishing was also an important industry and pilchard cellars believed to date from the late 16th Century are still to be seen here.

Today, Cawsand is the archetypal Cornish fishing village with its narrow meandering streets, beaches, coast path and gorgeous views. The is often described as Cornwall’s Forgotten Corner and it is true that Cawsand and its surroundings feel both unexplored and unspoilt. Here the Cornish coastline is particularly fine with secluded beaches and dramatic views from the long distance South West Coast Path. Rame Head with its prominent chapel is a striking local landmark with views as far as and beyond on clear days.

There is real village life to enjoy here and the twin villages boast many local facilities including four public houses, a sailing club, the Rame Gig Club, a post office, a bakery and a general store, as well as many local events and activities. A passenger ferry runs a regular service between Cawsand beach and the Barbican in between March and November and the year round ferry (approximately 3 miles) connects Mount Edgcumbe with Stonehouse in Plymouth. The car ferry at Torpoint (approximately 7 miles) provides a 24/7 service to Plymouth. The Paddington to mainline trains stop at St Germans (approximately 10 miles away), with the A38 at a similar distance.
