Claros Villa For Sale Bolivia, Andrés Ibáñez Province, Santa Cruz de la Sierra POA € QUICK SPEC Year of Construction 2017 Bedrooms 6 Half Bathrooms Full Bathrooms 7 Interior Surface approx 1,600 m2 - 17,222 Sq.Ft. Exterior Surface approx TBA m2 - TBA Sq.Ft Parking 6 Cars Property Type Single Family Home TECHNICAL SPECIFICATIONS Claros Villa is located on a slope along the riverside overlooking the city. This 1600 sqm single family house inserts itself into the terrain and takes advantage of the slope in order to portray a smaller house on the street side. Even though we are talking about a 4-story home, the façade shows a 2-story building composed of simple lines and materials. The four levels that dictate the project organize the program according to access and views. The top level takes advantage of the views to the city, the river and to the golf course that lies adjacent to it. Although it normally works as a family room and an office, its open plan organization allows flexibility in terms of use and makes it possible to host big social gatherings. On the street level are all 5 bedrooms, a library and a TV room. The easy access to and from the street level make it comfortable to navigate into the floor while maintaining the connection to the amenities on the level below. Right under the bedrooms is the social area of the house: the living room, swimming pool, galleries, kitchen and chapel. Even though there is a secondary access from the street side into the public domain of the project, a continuous staircase connects all 4 levels, making it easy to access from every level of the project.

Their support and love they shared with me throughout all my life will always be in my heart. Widmung Diese Arbeit widme ich meinen Großeltern Franz und Irene Roeder. Ihre Unterstuetzung und Liebe die sie mir gegeben haben werden immer einen Platz in meinem Herzen haben. Abstract The study area was defined as being the whole country of Bolivia. The Conservation Status of Bolivian Reptiles has been poorly investigated. Very few species had been assessed by the IUCN and very few were listed in CITES. As Bolivia still is within the countries with best conserved habitat, now is the moment to plan the conservation of its Biodiversity. This makes the present study urgent and necessary. To be able to identify the conservation status of the reptiles of Bolivia first the species had to be identified correctly, a complete list of reptiles in Bolivia, and a most complete possible database had to be elaborated including geo-referenced data. On base of the obtained information distribution of the species had been extrapolated with the Distribution Model BIOM (Sommer et. al 2002). Later on the maps were overlaid to get different maps as species richness and endemism richness.

Modern Villa For Sale Bolivia, Andrés Ibáñez Province, Porongo POA € QUICK SPEC Year of Construction 2018 Bedrooms 4 Half Bathrooms Full Bathrooms 5 Interior Surface approx 402 m2 - 4,327 Sq.Ft. Exterior Surface approx TBA m2 - TBA Sq.Ft Parking 4 Cars Property Type Single Family Home TECHNICAL SPECIFICATIONS The House was conceived as a single volume that extends itself from side to side on the site. The use of materials such as concrete, glass, and wood contribute to the volumetric definition of the composition. Even though, from the street side, the house appears to be a 2 level house, it is a single story home, which uses the natural slope of the terrain to integrates the garage into the architectural composition. This project divides its program through a distribution hall that welcomes you into the house and works as a catalyst between the social and the service areas. All the service areas are concentrated towards the main façade, which helps bring privacy from the street side and blocks the views into the most intimate areas of the house. The kitchen and living room are connected with each other and work as the social core of the house. They extend into the terrace, creating continuity between all the public areas of the house and reinforcing the connection with the garden and the swimming pool. An interior garden divides the public areas from the corridor that leads into the bedrooms and creates pockets of green spaces in the interior of the house. The bedrooms are distributed along the swimming pool, enjoying the views and the proximity with the garden.

Exterior Surface approx TBA m2 - TBA Sq.Ft Parking 4 Cars Property Type Single Family Home TECHNICAL SPECIFICATIONS The House is located in a privileged site surrounded by vegetation in a gated community. The natural slope of the terrain allows the house to sit on top of the hill and hide the service area below the ground. This allows us to solve the program in three levels, but still maintain the composition of two overlapping volumes that sit just on top of the terrain. In order to maintain the most existing trees possible, we decided to push the ground floor back and locate the house´s massing in-between existing trees. This favored the house´s main entrances, which is surrounded by vegetation and reinforces the terrain´s natural slopes. Even though the two concrete volumes on the façade generate a rather enclosed image on the front, the back of the house is completely open. The floor to ceiling windows along the perimeter helped us achieve this transparency and create a direct connection between interior and exterior. The living room, the kitchen, the family room and the gym have sliding doors, which allows the whole house to open up, transforming the entire house into a terrace.
